This riverfront home was made for a large group that wants it all: walk into the heated pool, sink into the hot tub at sunset, then race each other to the game room. Catch rocket launch views from the back porch, try some dolphin watching from your lounger, and make a Cocoa Beach trip the whole family replays for years.



ABOUT THIS SPACE

Step inside and the whole house opens toward the water. The open floor plan puts the living room, dining table and kitchen in the middle of the home, with huge glass doors and windows pulling the river view straight into your morning.



The kitchen is built for real cooking: island bar seating, a dishwasher, oven and stove, blender, toaster, a hot water kettle, a Keurig and a French press with a coffee grinder, plus a beverage fridge for the drinks. A farmhouse table and the kitchen bar give the group plenty of places to sit down together. There is a dedicated workspace just off the kitchen if someone needs to answer email before heading out.



Five bedrooms sleep eight comfortably:

- Blue Coral Primary Suite (king): a first-floor retreat with a TV, a chaise lounge, a large sliding glass door to the riverfront, and an en suite with a walk-in rainfall shower.

- Surf Room (king): a TV and surf-inspired decor.

- Tropical Room (king): a TV and tropical decor.

- Palm Room (queen and a single): a TV, a river view, and an adjoining door to the Tropical Room for kids and cousins.

- Coastal Room (queen): a TV and a window seat for early-morning reading.

Two and a half bathrooms keep the morning rush moving, and there is an outdoor shower for rinsing off sand. A washer and dryer are right in the home.



Outside is where the days disappear. The heated pool has a raised spa that spills into it, red Adirondack chairs, sun loungers and a shaded tiki hut for lunch out of the sun. After dark, gather around the fire pit for s'mores while the sunset views fade to stars. The fenced backyard keeps little ones close, and the river is right there for fishing.



Indoors, the game room is packed with an arcade cabinet, foosball, air hockey, ping pong and a game console, so rainy afternoons turn into tournaments. Toys, board games and beach gear mean nobody has to pack a thing: beach chairs, umbrellas and boogie boards are ready by the door, and bikes with helmets wait for rides toward the ocean.

You are on the Banana River in Cocoa Beach, Florida, facing north with open sky for launches, cruise ships heading out to sea, sunrises and sunsets. Drive times below are approximate.

- Cocoa Beach and downtown (restaurants, bars, shops): about 2 miles, roughly 5 minutes

- Cocoa Beach Pier and the surf: roughly 15 minutes

- Ron Jon Surf Shop: roughly 11 minutes

- Cocoa Beach Country Club: public golf on three nine-hole courses, a pro shop, a restaurant and public tennis courts, right nearby

- Thousand Islands kayak tours through the wildlife area: a short drive

- Port Canaveral cruise terminals: roughly 19 minutes

- Jetty Park for beach days and ship watching: roughly 19 minutes

- Kennedy Space Center Visitor Complex: roughly 36 minutes

Launch days are special here. Many guests watch rockets lift off right from the back porch, and the host is known to give a heads up when one is scheduled.

- Large group getaways: five bedrooms and three king beds mean a family reunion or friends trip can share one roof and one big table.

- Family friendly stays: a high chair, a pack n play, children's dinnerware, toys, a fenced backyard and a pool with door alerts make it easier to relax with little ones.

- Space and launch fans: plan the trip around a rocket launch, then add Kennedy Space Center and Port Canaveral.

- Sunset and wildlife lovers: dolphins, manatees and sting rays swim by, and the sky puts on a show twice a day.

- Remote workers who want a long weekend: a dedicated workspace, wifi and a river view for breaks.



GUEST ACCESS

Self check-in with your own custom lock code on the front door, so there is no key hunt. You have the entire property, except a locked closet for supplies and the owner's storage area. All onsite amenities are yours to use, with one exception: the golf cart in the owner's locked storage is not included in the rental. The hot tub is kept at 100 degrees F and is controlled with the SPA button on the house near the pool.



PARKING

Free parking on premises, with room for 5 vehicles in the driveway. Cameras at the front door exterior and over the driveway help keep your vehicles and belongings secure. Please note there is a single step down from the living room to the garage.



HOUSE RULES

- Check-in is after 4:00 PM and check-out is before 10:00 AM.

- Up to 8 guests, with a 2 night minimum stay.

- A rental agreement is required per the city of Cocoa Beach before arrival.

- Exterior cameras cover the front door and driveway. A privacy-compliant decibel sensor measures noise level only and never records sound.

- The home sits near open water. Safety gear is provided, including pool rescue equipment, bike helmets and life vests. Please watch children around the pool and river.

- There is a single step down to the 4th bedroom, and steps are clearly marked.

- Please treat the home like your own and tell us right away if anything needs attention.
