Cleaning Expectations & Fee Transparency
In accordance with the new California short-term rental law (AB 2202), we want to be fully transparent about cleaning responsibilities and fees. We aim to provide a clean, comfortable space for every guest. Our standard cleaning fee covers routine turnover services, including laundry, sanitizing surfaces, and general tidying up.

To help us maintain this standard and avoid additional fees, we kindly ask guests to:

1. Take out all trash and place it in the designated bins
2. Load and run the dishwasher (or hand wash used dishes)
3. Leave used towels in the bathroom or laundry basket
4. (Optional) Strip used beds and leave linens in one place.
5. Report any accidental spills or damages right away.

Extra Cleaning Fees May Apply If:
Sometimes, extra cleaning is required after a stay. To be fully transparent, here are examples of situations where an additional fee may apply:

Excessive trash or mess left throughout property -- $150–$350
Unwashed dishes or cookware left out -- $15–$30
Extremely dirty or stained sheets/towels -- $25–$75 per bedroom
Bleaching required for linens/mattresses -- $50–$100
Carpet/furniture stains -- $50–$150
Biohazard cleanup (e.g., vomit, bodily fluids) -- $100–$250
Unapproved pet messes or excessive hair -- $75–$150
Strong lingering odors (smoke, etc.) -- $550-1000
Outdoor areas left dirty (trash, BBQ mess, etc.) -- $25–$75

We only apply these fees when necessary and always document them with photos and cleaner invoices, if applicable. Thanks for helping us keep our place in great shape for you and future guests!

All Guests:

--->SLEEPING COUNT/VISITORS: We have a maximum amount allowed on the property per our short-term rental permit, being 4 guests for sleeping and 2 additional visitors with approval. Strict quiet time of 9pm to 8am and no hanging out in the outside areas. Children over the age of 5 years are counted as guests.

--->TRASH CANS: For shorter stays of 2 to 3 days, we allow 2-3 bags of trash to be left at the home.

--->RESPECTFUL TO THE NEIGHBORHOOD: Quiet time hours are 10pm to 8am. Thank you!

--->PETS: Pets are strictly not allowed at the home.

--->SMOKING: Strict no smoking property indoors or any of the outdoor areas near the home including driveway or backyard. A $550 deodorizing treatment may be charged for violations.

--->NO PARTIES/EVENTS: Strict no party policy at the home or it this cause an immediate eviction of your group from the home. Neighborhood quiet time must be followed. $1000 party fee if an unauthorized party takes place.

LONGER STAYS: For Longer stays over 10 days there may be a possibility of an additional cleaning charge if a deep clean is needed after checkout.

SMOKING: Absolutely no smoking or vaping in the home. Please use provided ashtrays outside and make sure if smoking near the entrances to close doors. If marijuana is in the home please make sure it is in a closed container as it will still smell and may result in an odor control fee as well. $550 odor control will be charged if not followed.

*NO PARTIES OR EVENTS. IF AN UNAUTHORIZED PARTY TAKES PLACE IT WILL RESULT IN A $1000 PARTY FEE.

TV: Streaming only.

COFFEE: Coffee, tea, and creamer are provided to guests. 10 Pods of coffee & 10 pods of tea are provided. No breakfast.

ADDITIONAL GUESTS OVER SLEEPING LIMIT: Visitors must be approved by the host if over the 5 guest sleeping count. This is to eliminate parties, after 10 pm, visitors to the property will be considered guests and charged $25 per person.

PARKING: Free street parking is available, however, parking can be a struggle at certain times of the day due to it being downtown. Parking is on a first-come, first-served basis and we are not responsible for any parking tickets. Guests are asked to please read the parking signs on the street for trash day, etc.

TRASH CANS: Please be aware that every Wednesday morning is a trash day. If you are booked with us on a Thursday night or Friday morning please expect our cleaning company to arrive Thursday night or Friday morning to roll cans to the street. Please leave the room when parking for our cleaners to pull them down to the street. Thank you!

SORTING TRASH/RECYCLING: Please make sure to sort all trash & recycling or this could result in a $50 fee. Please place all trash and recycling in cans not on the pavement at checkout for cleaners or this could result in fees.

PETS: Please no pets or a $250 fee will be applied.

MAIL: Please no mails sent to our address. This is a vacation rental, not a residential property. If having Amazon packages/ fed ex express sent to this address that is OK just no post office personal mail. If sending packages of any kind *Must ask the host for permission.

PERSONAL PROPERTY LEFT IN HOME: If personal belongings are left on the property, guests have 48 hours to message the host to retrieve them. The host is open to mailing personal property to guests but will have to be compensated for the shipping cost and a $15 fee for time. Communication will have to be in the 48-hour time frame. If not picked up/mailed in 48 hours, items will be donated.

EARLY CHECK-INS/LATE CHECK OUTS: An early check-in or late check-out will depend if we have guests staying the night before or after your reservation. It takes our cleaners from 11am-4pm to deep clean the home for our next guest's arrival. If we are vacant the day before for early check-in, we can do it at no extra cost, and the same for late checkout. For late checkouts, we do not offer them after 12:30pm. If you want to secure a later in-the-afternoon checkout, we encourage guests to book an additional day for late-night flights.

CHECK-OUT INSTRUCTIONS: Cleaners arrive on your day of checkout at 11AM, Please make sure to have everything packed up and check-out instructions finished by then. Check-out information will be sent to guests at 11AM the day before check-out.
