Located in a quiet, country neighborhood just outside Waco,
10 minutes away from Baylor, Magnolia and more! This farmhouse style cottage is fully equipped for a fun family getaway. Fire up the grill and enjoy complimentary s'mores, fireside conversations, and corn hole in the oversized, private backyard. Inside you will find games and toys for all ages with plenty of room to gather with family and friends. Cook your favorite meals in the well equipped kitchen and enjoy your morning coffee on us!

The Space-

Welcome to Sunny Side Cottage! The house offers privacy while being only minutes from 1-35. Parking is limited to the 3 spaces in the driveway and two directly in front of the house.

We can accommodate up to 6 guests and supply linens for the number listed on the reservation. Two bedrooms and two full baths will give you ample room to relax. The master bedroom has a king size bed. The second bedroom contains two twin beds. A queen size blowup mattress is available for more sleeping accommodations

The living room hosts a cozy couch and plenty of chairs for watching those your favorite shows. The hall closet is stocked with a big variety of games and puzzles.

The oversized, private backyard offers the perfect place for the kids to run. Fire up the grill and help yourself to the complimentary s’mores bar. (Roasting sticks are kept inside a kitchen drawer.) Or you can toss bags into our corn hole game or stretch out on our hammock under the big trees. Patio lights stretch across the comp fire area.

We do have a single camera located in the front to alert us of all packages delivered to the house with supplies for guests.

This place was perfect for that we needed. We were moving my daughter into her dorm and this place was close enough to campus but also on a nice quiet area. Enjoyed our stay.

It definitely needed a good cleaning. The hammock outside was covered in tree limbs and the grill was very dirty. The best was so uncomfortable. The shower head was terrible. The fan in the bathrooms are super dusty and need a good cleaning. The cabinets in the kitchen had broken ones. We stay at lots of places and this one wasn’t nothing to write home about.

Clean, cozy, well stocked. Plenty of room for our family of 4. Beds were very comfortable and there wasn't a single thing that we lacked. Kitchen was well stocked with nice items, not half broken stuff left behind like many vacation rentals. As someone who prepares meals during trips that was very much appreciated. Will stay here again on our next visit.

The home was so cute indoors and comfortable. The decor made it so inviting and it included all we could ever need in the kitchen and bedrooms. Plenty of blankets etc. It had extra things like games again both indoor and outdoor that we did not use but nice to have. It is in such close proximity to many popular places including the Homestead Cafe etc. which is what we were there to experience. Definitely recommend.

Such a cute house! Erin was friendly and super quick with her responses. The house was neat and tidy and had a great backyard. 10/10 would recommend. My only suggestion would be to add a dishwasher. Other than that we had a great stay!

I knew that this property was risky for me as it was pretty far out of town (I needed to be near Baylor), but the hostess was gracious to allow me an early check-in. That being said, I have NEVER had such a time trying to get into a VRBO before. I was given a code, but that code did not work. I stood outside in the 100 degree weather trying to get in but to no avail. I reached out to the hostess, but it took her 30 minutes to get back to me. Then she proceeded to give me another code that finally worked. So much for the early check in. While I was outside I was bit by fire ants; that was awful. Once inside I tried to turn on the TV and there was no remote in sight. Again, I had to reach out to the hostess to figure that one out. Seems the previous guest's kids put it in a basket in the bedroom. The hostess blamed this over site on the housekeeper. In my humble opinion, this is a non-negotiable; most of us need to relax in front of the Tv after a long day. That also means, the remote was not cleaned, so I wiped it down myself; details matter to me. I realize that things go wrong, but two humdingers out of the gate is wild. I will say, it was very nice to have ice in the freezer though! Would I go back to this place? No, and not just because of what happened there. I would not return because it is a little too "lived in" for my taste. I hope this does not happen to the next guests and that the housekeeper is a bit more aware during the next cleaning.

Quick overnight trip

We drove up and met our daughter for dinner. Had a short stay. It was perfect for us with 2 bedrooms/2 baths. We appreciate Erin working with our travel plans!

5 stars all around!

This was a great property, perfect for our family trip to Waco. The house is very cute, clean, and comfortable. The neighborhood was quiet and no heavy traffic, only a 10 min drive to downtown Waco. I had a couple time conflicts with booking and Erin was so quick to respond and very accommodating. 5 star experience! Thank you, Erin!

Perfect!

The listing was spot on and everything was fantastic. The house was the perfect size and layout of our family, everything was spotless and cute! I only wish we'd gotten in sooner and stayed more to enjoy it. My kiddos loved that there were toys for them, I loved that I didn't have to make the house spotless before the cleaners came like so many listings. Overall fantastic and we'll stay again if we make the trip again!

Very nice little home

The home was very clean. Little amenities placed in kitchen and bathrooms making this home very cozy. Neighborhood was quiet. We very much enjoyed our girls weekend in Waco. Only note is there is no cancelation policy for refund once booked. I didn't see that info listed anywhere, but I could have overlooked it. But gave 5 stars as this did not apply to us.

Slugs, Snails and Watered Trails into Sunshine

My family had to start our travels earlier than planned in attempt to out drive developing storms.I asked Erin for an earlier check-in and it was granted.Upon entrance, there was a personalized sign to welcome us, which helped me forget my wetness and weary. The location is what my family considers country! For us, that meant a bit of a retreat. The rain brought some crawlers out that had us carefully looking down to stop causing massacres. We preferred to observe but Erin knows the property and provides spray for drastic intervention.The home is lovely for a family retreat. I believe it would work best for a family consisting of a couple and 2 children. Those were not our dynamics but we enjoyed with hearing only a few complaints that were mostly based on personal medical needs.In truth, where Erin lacked was in telling us how much was being provided for comfort!We didn't fully realize until it was time to go.When traveling, certain key items like scissors get forgotten. There were some in the drawer along with, chip clip, can opener, grilling utensils and a fully stocked kitchen that featured a few clutch seasonings. Erin asks that you was your dishes before you leave but also provided disposable plates, cups and utensil for those times when you'd rather not.The fridge had instruction for the property and wifi, however, Erin is very responsive. We were here for Esports and my player said the internet in this location was better than expected. Will return!
