KITCHEN: Gourmet kitchen, stainless appliances, granite counters, dishwasher, stove/oven, fridge/freezer, 12-cup drip coffee maker, Nespresso, Keurig, electric kettle, microwave, toaster, ice maker, waffle maker, Le Creuset, dishware/flatware for 12, serving dishes, all cooking essentials, full spice rack.
OUTSIDE: Covered decks (front & back), outdoor seating, firepit, garden, creek
GENERAL: Whole-house generator (in case of power outages), city water, free high-speed internet (500 Mbps), central A/C and heating, washer/dryer, iron/ironing board, towels/linens, hairdryers, hangers, starter pack of laundry detergent/dish detergent/toiletries/trash bags/paper towels/toilet paper. Garbage Pickup Tuesdays & Fridays.
PARKING: Driveway-parking of up to 3 cars is allowed. However, RVs, trailers, boats, campers, additional vehicles, commercial vehicles, motorcycles, parking in the street or the use of the garage are prohibited.
ACCESS: Gently sloped roads, all paved and a cul-de-sac turn-around make this home easily accessible year-round. Inside the gated community of the Country Club of Sapphire Valley. Keyless entry and 1 exterior security camera (facing outwards/ front porch, recording video and sound when activated by motion). Stairs required to enter. Backyard has a creek with steep banks. House & yard are not suitable or safe for infants or children. Quiet hours are 10:00 PM to 9 AM.
RESORT AMENITIES: “Sapphire Valley Resort” amenity cards can be purchased on-site at the Sapphire Valley Community Center for $5/day or $25/week per guest. Sapphire Valley Resort is open most of the year (please check). The community gym, pools (1 indoor, 2 outdoor), hot tubs, sauna, running track, basketball and use of the community center do not have any additional fees. All other amenities require varying additional fees and include tennis, pickleball, driving range, golf courses, kayaks, paddleboards, boating, fishing, ziplining, skiing/tubing (Note: The “Country Club of Sapphire Valley” is different from the "Sapphire Valley Resort". "Country Club of Sapphire Valley" is a private club, and its amenities are not accessible to non-members).
THINGS NEAR-BY: 4 Sapphire Valley Resort restaurants (2-3 min drive / 10-15 min walk), Ingles Supermarket (6 min drive), Cashiers downtown, shops & restaurants (8 min drive), Whiteside Brewing Company (8 min drive), Highlands downtown (25 min drive), Bascom Center for the Arts (25 min drive), Highlands Performing Arts Center (25 min drive), Brevard downtown (40 min drive).
OUTDOOR FUN & GOLF: Ski Sapphire Valley (10 min walk), Red Bird Golf Links (10 min walk), Sapphire National Golf Club (3 miles), Twin Falls Trail (7 miles), Panthertown Valley Trail (8 miles), Silver Run Falls (8 miles), Whiteside Mountain Trail (9 miles), Gorges State Park (10 miles), Lake Toxaway (10 miles), Rainbow Falls and Turtleback Trailhead (10 miles), Pisgah National Forest (14 miles) plus many more hikes, trails, waterfalls and parks.
AIRPORTS: Asheville Regional Airport (44 miles/1 hour drive), Greenville-Spartanburg International Airport (76 miles).
HOUSE RULES:
1. Minimum rental period is 4-6 nights (depending on dates), maximum rental period is 14 nights.
2. Minimum age to rent is 30. Photo ID might be required upon booking.
3. Maximum occupancy is 6 overnight guests or 6 daytime guests. Only adults (18+ years) are permitted.
4. Events are not allowed.
5. Only adults (18+ years) are permitted.
6. Quiet hours are 10 PM to 9 AM.
7. Pets are not allowed. Any evidence of pets will result in a $1,000 additional fee, house rules will be considered broken, and the guest will be asked to leave immediately without a refund. The homeowner has severe allergies that require professionally cleaning of all A/C ducts, replacing all air filters, shampooing all rugs and deep cleaning the entire home after an animal was in the home. Please consider another property if you plan to vacation with an animal.
8. Service animals. If you have questions/requests regarding ADA-certified service animals, you must contact us PRIOR to booking or the booking will be considered in violation of house rules. Any service animal showing up unapproved or left in the house or anywhere on the property unattended/unaccompanied, will automatically be in violation of house rules and you will be asked to vacate the property immediately without a refund.
9. Children or infants are not allowed. Only adults (18+ years) are permitted.
10. Smoking of any kind is prohibited on the property. This includes tobacco, marijuana and vaping. Any evidence of smoking will incur a $1,000 additional fee and house rules will be considered broken.
11. Candles inside the house or on the porches are not allowed due to the fire-risk.
12. The use of a BBQ grill or outdoor cooking on the property is not allowed (it attracts bears).
13. Parking: 3 cars maximum and only on driveways. Parking in the garage or on the street is not allowed. Trailers, boats, campers, RVs, motorcycles, ATVs and vehicles with commercial signage are prohibited.
14. The use of the garage is not allowed.
15. Temporary internet outage (these are the mountains) is beyond our control and not a reason for a refund. Temporary power outage generally does not present an issue, since the house has a full-house generator.
16. Purchase of $59 damage insurance ($1500 coverage) at time of booking is required. Cancelling the insurance coverage after booking will cancel the booking.
17. Property may only be used as a short-term vacation rental. Guests are not permitted to use the property as a primary residence, or to add, remove or move furniture, or to make any changes to the property.
18. Check-out time is 10 am (due to same-day guest turn-over).
19. Any violation of these house rules will cause this agreement to be canceled without a refund and the guest will need to vacate the premise immediately.
