Smoking is not allowed ANYWHERE on this property due to fire danger. Violating this policy will result in forfeiture of the full security deposit, $1000 fine, and guests will be liable for the full cost of damage resulting from it.

Cancellation Policy: Reservations can be cancelled for a full refund within 48 hours of booking. After that, reservations can be cancelled up until 7 days prior to check in for a 50% refund. No refunds are given within 7 days of check in date.

Can you say sunsets? Incredible views of Sedona and especially the sunsets. The house is spacious and the owner is responsive. It is an easy drive to everything Sedona has to offer.

House was very comfortable for our group of 10. Getting up to beautiful sunrises in the morning and watching the hot air balloons was a highlight for all of us.

Million dollar views!!!

We really enjoyed our stay at the home. Location was perfect and was spacious for our family. I would highly recommend it and would stay here again.

Views were great. The patio had holes in it and did not look safe to walk on. The bedroom layout was super weird with the best two rooms not fully separated. Old carpet floors. No coffee or other offerings. Way over priced for what we got.

Nicely appointed. Great bedding and soft pillows!! Host responded quickly. Clean. Sound travels through upstairs floor to lower bedrooms, and upstairs bedrooms have no sound privacy between them. Great views!! Location is wonderful.

The views in the listing are not embellished, they are better in person. The home is well thought out and positioned close to all necessities. We enjoyed our stay here and would 100% book again.

Home was beautiful, such a breath taking view from main room. Troy was wonderful and very helpful...This was our first-time to Sedona and we will always have a great memory.

Great Place for Five Friends

Location had incredible views. The wrap around deck provided a pleasant dining option with a variety of singing birds. There was a well stocked kitchen and the host was quick to respond to a dishwasher issue. The 5 bedrooms provided each of us with our own room. The beds were comfortable with good bedding. And the bathrooms had quality towels. All in all, we had a very pleasant experience.

Inside of house was mostly fine. If it were mine I would correct a few things but having ceiling fans in the lower bedrooms would be a priority. I would also get rid of carpeting and if I couldn't afford that, I would get it hallways/eout of entrances to the house as it looks dirty.The patio with the fabulous view that is 10-12 feet above the ground had 2 holes that had old tape around it to let you know that they are there. ....Crazy that they have not fixed this as it truly could be a very very serious situation and will only get worse. I don't know anything about the hot tub as we did not use it.Host communication is not great and they waited until the absolute last minute to give us a code to get in which causes stress because their communication was slow. They did not tell us they like a "shoeless" house so we did not plan for bringing indoor slippers.The property is in a good location, does have amazing views and I don't think the price was bad. The beginning of June was fine and I am glad no one tripped over or got their foot stuck in one of the holes.

Sedona Vacation

The house is in a great location and has a lot of room. The views are amazing and the owner was very responsive. We did have a lot of trouble during our stay. There were a few small problems, like the hot tub being 61 degrees and food being left in the fridge from previous tenants, but we can overlook that. The big problem was the sewer system. We had the toilets backing up from day one. Water was dripping from the basement ceiling and it made a bad smell throughout the house. The owner got someone there in a timely manner to fix it, but the same issue happened again as soon as the plumber left. We were unable to shower, flush or even run water in the sink that day after hiking at the Grand Canyon all day. They did come back the next day and fix the problem, but left backed up sewer water in the shower and tub. We had to go out and buy bleach and cleaner so that we didn't have to stand in it. Hopefully these problems get fixed. If the plumbing was good, we would have really enjoyed our stay.

Our team was on top of the situation immediately, Everything was resolved the following morning. Thank you Stewart and his family for their great communication and patience during an unfortunate situation. Our sincere apologies, ACE Plumbing incorrectly diagnosed the plumbing situation causing what should have been a small hick-up into a major back up. We welcome Stewart and his family back for a pleasant stay as recent guests have had 5 Stars stays since.

BEWARE - Read this before renting.

We experienced many issues. The inexperienced owner gave us check-in instructions for a different property. The home was not cleaned and the hot tub water was not sanitary. We then found out that the hot water had been turned off and the heat was not working. This was the last week of December. We had to meet the heating contractor who told us he had advised the owner to replace the furnace but the owner had not done so. It was difficult to communicate with the owner since he was out of the country with limited reception and he does not have a local property manager. He had his cleaning service stop by one time to try to help with the heat. Also, 3 of the bedrooms are in the basement without windows and are difficult to heat. The owner said he was willing to work with us regarding all the problems but now is not responding. We have found that the owner is not licensed with Sedona to rent this home.

Dear future guests, The review you see above is 100% spiteful and heavily untruthful. 1. We had a family with young children and elderly parents stay at the residence immediately after. They were completely happy and had ZERO ISSUES with the home. They loved the property and sent us a nice note afterwards. 2. Yes, we were visiting family during the holidays, yet fully engaged. We called and paid for an emergency holiday service appointment to address the heating issue. One of the guests staying at the home changed settings on the thermostat causing the furnace to malfunction. This was corrected at our expense and the guests staying immediately after had no heating issues. John and his family were very rude, constantly calling us. During one of the calls John forgot to hang up and we could hear him scheming what else to complain about in order to get refunded. 3. We called our service crew to access our supply closet looking for a replacement thermostat, they were also harassed by John and his family asking for additional supplies while complaining constantly. We will leave this here with high confidence the following reviews will speak for the home and it's wonderful accommodations. Come stay and see for yourself. Sincerely, Troy Le
