The space
This home was recently remodeled in the summer of 2023. Brand new kitchen, new furniture and a completely revamped backyard. It was a beautiful home before and now it’s even more spectacular!

Your backyard becomes a personal retreat, adorned with fabulous outdoor seating including a dining area and cozy lounging spots. Unwind on the hammock under the night sky, or enjoy a daytime nap on the daybed. The generously sized salt water pool and inviting spa await your pleasure, and as twilight falls, gather around the outdoor fireplace for shared moments. With a built-in grill and ample green space, you have the perfect setting for yard games and outdoor fun.

The luxurious bedroom accommodations ensure a restful night's sleep. The main bedroom boasts a king-size bed, a private seating area, and sliding doors that open to the backyard oasis. The spa-like ensuite bathroom enhances your relaxation. Guest bedroom 2 offers a king-size bed with a slider opening to the front courtyard and its own private spa-like bathroom. The third guest bedroom features a king-size bed, a desk, and sliders that lead to the backyard. It shares a stunning remodeled bathroom with the fourth guest bedroom, which boasts two queen-size beds and a slider to the backyard. High-end linens and plush pillows promise cozy nights.

The kitchen is fully equipped for your culinary creations, or you can elevate your experience with a Personal Chef. The handmade dining table, seating 10, overlooks the oasis backyard and its mesmerizing mountain views. Gather around the fireplace in the living area for cozy moments with friends and family.

Parking is a breeze with the convenient carport accommodating up to four cars. Laundry facilities are located in the carport, and bikes are provided for your convenience.

Guests are welcome to use the entire home, pool toys and bicycles.
This home offers Apple TV in living room. Use your Neflix, Hulu, Prime etc... accounts to access movies or stream Spectrum for local TV.
Other things to note
This home accommodates guests with allergies therefore pets are not permitted at any time!

Pool: Pool heat is recommended during the months October through May and requires an additional fee. Please let us know at the time the reservation is made if you’d like the pool heated

Holidays and special events such as music festivals, tennis tournaments etc...may be higher rates and require a 4 night minimum

Noise complaints with the city of Palm Springs will be an immediate $500 fee from your deposit.

The City of Palm Springs requires that the responsible party or renter (the GUEST) be 25 years of age or older. The responsible party will need to provide a copy of a government-issued ID in person upon arrival.
In addition, you will need to provide a full roster of all guest names. The City requires that each guest sign the documentation and show proper identification.

The city also requires an in-person meeting at the property within the first 24 hours of residence to discuss rules and regulations, collect signatures, etc.

Vacation rental properties are located in quiet, private neighborhoods and the City of Palm Springs has set forth the “Good Neighbor” policy outlining key factors to keep in mind while in residence. This includes, but is not limited to, the Noise, Responsibility, Parking, Number of Guests and Pets as outlined below. Violations of these policies jeopardize the permit for each house to operate as a rental so it is expected that all guests to the property will respect the investment made in each home and the potential for loss if loss of Permit is to occur. A copy of the Good Neighbor Policy is provided in each house manual per City of Palm Springs regulation.

NOISE
The City of Palm Springs has a strictly enforced sound ordinance. No outdoor music (at all, ever) is permitted during the day or night. People noise (outdoor/pool noise) is permissible during the day (10:00 am – 9:00 pm) but it should be reasonable and measured considering the residential neighborhood location of the home. People noise (outdoor/pool noise) should be non-existent after 10:00 PM.

Any noise complaint(s) made to management may incur additional charges which will be deducted from the security deposit. If ANY fine or citation is issued, all guests will be required to immediately vacate the property, without refund. The responsible party will be responsible for all fines incurred due to any of the guest actions. The city will measure sound complaints with a decibel reader at street level and will cite guest directly.

GUEST RESPONSIBILITY AND CONDUCT
Throughout the stay it is expected that all the property and all of its contents will be properly maintained. Agreement to replace or repair any breakage, damage or loss caused during the stay will be agreed to at time reservation is made. “Normal” wear-and-tear is considered reasonable and exempt from damage inclusion.

Federal, State, Local, Intellectual Property or Trademark laws will not be violated while in residence and using wireless, internet, cable or phone services. The IP address, date and time of violations is traceable and will be documented.

Creating any unlawful disturbance and/or engaging in disorderly conduct at any Palm Springs vacation rental property is prohibited.

OVERNIGHT GUESTS AND DAYTIME VISITORS
The number of guests on property limited and set forth by Palm Springs City law and must be adhered to at all times. Children are counted in the guest headcount unless sleeping in a crib; usually under the age of two.
All overnight guests must be disclosed to management as well as any additional daytime visitors.

PARKING
The City limits the number of cars based on the bedroom count of each home. There cannot be more cars than the city-stated limit at any given time. The cars must be parked in the driveway. Street parking is not permitted.

Old Las Palmas beauty

What a great house with all the amenities. Joan was absolutely fabulous to work with as our concierge!!! We had a couple of minor plumbing issues and they were repaired same day. This is a return gem for sure!!!

Fantastic!

We have stayed at several homes in PS over the years and this was the best! Excellent location, very close to town but also very quiet. We went for a long walk every morning and the neighborhood and the nearby trails were perfect. No need to get in the car. The house was very well stocked with everything we needed, even cooking. Pool was warm, we appreciated the pool toys for the kids. Yard was huge and colorful, very clean and private. Joan was helpful and very friendly and accommodating. The view was amazing, watching the sun come up against the mountains was gorgeous. We will definitely stay here again!

Great home base in Palm Springs

We had a wonderful stay and especially loved the location of this home. It's close to hiking trails, offers gorgeous views of the mountains from seemingly every window, and was in a quiet neighborhood where we could bike almost everywhere we wanted to go. Early check-in was offered without asking. House was exactly as represented! Do bring eye shades if youre sensitive to light; like many mid century homes, this one has upper windows not covered by shades and the bedroom doors have frosted glass, so there's a bit of light coming in from any hallway lights, etc. Not a problem during our stay. Kitchen was very well-stocked. Outdoor area was a true oasis. Thank you so much for a wonderful stay!
