Guest Access:

Guest will have access to the full home while staying with the exception of a locked closet.

You’re just 10 minutes from downtown Kansas City, where you can enjoy everything from museums and live music to barbecue joints and rooftop bars. Or head 15 minutes south to downtown Overland Park, where you’ll find farmer’s markets, art galleries, and unique shopping destinations.



Whether you’re here for work, a weekend getaway, or a longer stay, you’ll love being in a location that offers the best of both worlds—peaceful surroundings with quick access to everything the metro area has to offer.



Getting Around:

Uber, Lyft or car ride just minutes from many famous sites of Kansas City! If you decide to check out downtown Kansas City you can park and hop on the free StreetCar or rent scooters!



Other Things to Note:

EXTENDED STAY NOTICE: Reservations exceeding 21 nights are subject to an additional $32 damage protection fee for each additional 21 nights of the reservation. Any applicable fees will be billed separately after booking.



IDENTITY VERIFICATION: To confirm your reservation, the primary guest is required to complete a brief identity verification process, including uploading a valid government-issued photo ID. Verification must be completed prior to check-in.



*MINIMUM AGE REQUIREMENT - Guests must be at least 25 years old to book a Cozy in KC property.



*RENTAL AGREEMENT - We require the booking guest to digitally sign a rental agreement outlining all house rules once booking is confirmed.



*PARTIES - All gatherings must be limited to 8, this is monitored and guests violating this rule will be charged a mandatory $700 fine. NO EVENTS OR PARTIES ARE ALLOWED.



*PETS - We do allow pets with host approval. If you are planning on bringing a pet please notify us once you complete your booking. There is a $75 fee for one pet and $125 for two that is collected once the booking is confirmed and paid in full. (Guests are required to pick up after their pet, host provides dog bag stations.) The back yard is fenced and neighborhood is perfect for walking! There is a $500 fine for any unauthorized pets.



*CANCELLATION POLICY - Guests can receive a full refund minus processing fees (approximately 4%) if they cancel up to 5 days before check in. No refund will be provided if cancelling less than 5 days before check in.
