We had a very large group (23) and were concerned about being under one roof for a week. With the short walk to the beach, nice pool, large living area on the third floor and well stocked kitchen with two ovens, two dishwashers, etc. it worked. Everyone had a great time.

We had 9 couples stay here for a friend’s wedding. James was the most responsive rental host I’ve ever worked with. We never had any problems with the property, and as we were preparing for the trip he answered all of our questions within an hour or so of receiving them.The living room/kitchen space is phenomenal. We had 20 people in that room at one point and never felt even a little bit crowded. Location is great, pool was well-maintained. Every appliance worked as expected. Parking situation was 10/10.

The property was just as described! We have a large family and it was a perfect venue for us. The kitchen was the only area that needed some attention. There were only 2 tea towels for a house that can accommodate 32 people. There weren't any hot mitts for the ovens. There weren't enough forks although all other utensils were in great supply. It also listed shampoo was provided but it was just 1 sample size provided. Overall, no complaints just suggestions for the future renters.

We do provide a starter supply of toiletries, but I understand that can go quickly with a larger group. Thanks again for staying with us, and I hope to host you again!

Our guests enjoyed the house and all of the facilities. Management was fairly prompt in responding to any problems that we encountered with the house.

The home has a great setup for large groups- individual bedroom/baths & top floor gathering room/kitchen. Close proximity to beach. Unfortunately, the property management(BookSmart BS) is not checking the home or taking reports feedback seriously. We had intermittent hot water issues all week- would start hot, go to warm, then get cold- we called and BS sent someone with no phone communication who reported available propane and water warm. We explained this was happening with just 1-2 individuals in the shower! In short the issue continued all week, asked to speak to a manager and was told no one on after 5pm- and said they would send another maintenance person in am- by mid week week/ next day, we gave up & never had any calls from a BS manager. Other issues with the home: no pot holders, not enough forks for a home that holds said number of guests, two dish drains for four sinks- food going down drains, no teaspoons/tablespoons, movie theater with no sound coming out of speakers, no rugs or mat near any entrance causing one to slip due to rain/wet feet, top floor screen completely ripped/flapping in air - allowing flies in, various lights with burned out bulbs- none in house to replace. The house looks amazing in the pictures but no one is monitoring the weekly wear and tear of renters- we’ve always used Twiddy for rentals in OBX, and will steer clear of renting from Booksmart- less than helpful with the hot water.
