Welcome to your ideal retreat! This spacious home offers a luxurious King bed in Bedroom 1, a cozy Queen bed in Bedroom 2, and a living room with a Queen sofa bed and a Twin sofa bed for extra flexibility. Enjoy the smart TV with Netflix and YouTube, high-speed internet, and a roomy living area with comfortable seating.

➤ IMPORTANT NOTE FOR 1 WEEK STAY OR LONGER:
Toilet paper, garbage bags, and basic toiletries will be provided for the guests at the beginning of the stay. It will then be the guest's responsibility to provide for these for the remainder of their stay.
➤ Guests will have access to the entire unit, except for the pantry above and below the kitchen door. Please make yourself at home.
➤There are two designated parking areas: one in the rear with a covered space and the other along the street in front, starting after the loading zone. Parking in any other area is prohibited.

➤ My place does come with heating and A/C, but I can't promise you'll hit that comfy spot if your ideal temp is below 17 or above 25 degrees Celsius. And, you know how it is with short-term rentals – folks are always coming and going. So, I can't guarantee a flawless run all the time because, truth be told, some guests tend to go overboard and push the systems to the point where repairs are needed.
➤ Unfortunately, I can't offer a bag drop-off service. For those arriving early or having a late flight, you can use bagbnb site to find options to drop off your bag for a fee.

1. Please contact me via Airbnb messenger for any questions.
2. Smoking of any kind is strictly prohibited on the property, including the balcony. ($400 fine for smoke odor removal)
3. Please be cautious of noise, especially after 10 pm. Noise complaints are not tolerated and may result in full deposit charges. You may be asked to leave with no refund.
4. No additional guests are allowed in the home past the indicated number on your booking confirmation. This rule is to prevent large gatherings & parties and be fair to guests who do pay the extra fees. Third-party bookings are not allowed.
5. The property must be maintained in good condition with no excessive mess. Extra cleaning costs may apply if necessary so I can effectively prepare for the next guests.
6. Please note that check-out time is by 11 am and keys must be placed as instructed. We can often accommodate late check-outs if we know in advance, but last-minute changes may result in a $25 charge per each additional half-hour stay.
7. All bookings require the ID of the individual booking and the disclosure of the full names of all guests.
8. Lost keys/fob is a $300 fee to reimburse time, parts, labor, and administration involved.
