SLEEPING ARRANGEMENTS:
Huckleberry Ridge comfortably sleeps up to 12 guests across 4 well-appointed bedrooms:

Main Level Bedroom: Queen bed with easy access to a full bathroom and the main living spaces.

Upper Level Bedroom 1: King bed with a bright window and peaceful atmosphere.

Upper Level Bedroom 2: One King bed + one single bed—perfect for kids or flexible group arrangements.

Lower Level Bedroom: King bed + single-over-full bunk bed, ideal for a family or group of kids sharing a room.

Lower Level Movie Room: Sectional that can be converted to additional sleeping area

SPACES:
Main Level: Step inside to a warm and inviting open-concept layout featuring a bright living room with large windows and cozy furnishings. The gourmet kitchen is fully stocked and ready for everything from big group meals to quick breakfasts. Highlights include stainless steel appliances, generous counter space, and a dedicated coffee bar for your morning routine.
Gather around the large dining table that seats 10, with an additional table available for larger groups or game nights. Step out onto the expansive deck—complete with a Blackstone flat-top grill, propane BBQ, ski and bike hooks, outdoor dining space, and a private hot tub nestled among the trees.
Also on the main floor is a full bathroom with a tiled walk-in shower, a laundry room with washer, dryer, and iron, and one of the home’s four bedrooms.

Upper Level: The upper level offers a peaceful retreat with two thoughtfully arranged bedrooms and a charming kids’ playroom designed for hours of imaginative fun. It comes fully stocked with books, toys, a chalkboard wall, and a cozy space for quiet reading, creative play, and winding down after a day of outdoor fun. A full bathroom serves this level, complete with modern finishes and fresh towels.

Lower Level: The walkout lower level is an entertainment hub for guests of all ages. Kick back in the movie room with a huge sectional sofa, electric fireplace, and smart TV for streaming your favorite shows and movies.

The adjacent game room is packed with indoor entertainment—featuring Golden Tee and Ms. Pac-Man arcade cabinets, a foosball table, and a full collection of board games for laid-back evenings.

You’ll also find a spacious bedroom on this level, offering plenty of flexibility for families or larger groups. A third full bathroom is conveniently nearby, and doors lead out to a covered lower deck with views of the wooded backyard—perfect for morning coffee or sunset chats.

Enjoy the huge back decks on both upper and lower level. Upper level deck right off the kitchen is a great place to gather and grill. Featuring a 6-seat firepit dining table, Adirondack rocking chairs, propane grill and Blackstone griddle. The lower deck is the true outdoor relaxation spot, with hot tub, outdoor couch and loveseat, television, firepit, and ping pong table.

This thoughtfully designed vacation rental has everything you need for a stress-free and unforgettable stay in Massanutten Resort. From the fully stocked kitchen and entertainment-filled game room to the child-friendly touches like a playroom, pack-n-play, highchair, and baby gate, every detail has been curated for comfort and ease.

Everything you need to make yourself at home is here for you such as fresh linens, towels, toiletries, laundry supplies, paper goods, and coffee so you can settle in and enjoy. All that’s left to do is arrive, unpack, and make lasting memories.


Pets are welcome! Up to 2 well-behaved, potty-trained dogs per reservation. No cats allowed. Please ensure that pets are on a leash at all times while outdoors. Any damage or excessive cleaning due to pets will incur additional fees.

Guest access
Guests have access to the entire home, other than the locked owners' closets.

Parking: Parking is available at the property for 4 cars and 3 SUVs/trucks. Additional parking is available at the ski are located 1.5 miles from the property. Street parking is strictly prohibited and enforced.

Resort Amenities: Massanutten offers a variety of attractions such as the indoor water park, golf course, skiing, tubing, zipline, mini-golf, go-carts, horseback riding, spa, virtual golf, etc. Tickets may be purchased in advance online or at the welcome center. ** Please note some activities may sell out in advance, especially on holidays and weekends. We cannot guarantee access to resort activities and do not offer refunds for nonavailability of attractions.

Seasonal Pool Pass provided for our guests. The community pool is available for guest use and is open Memorial Day- Labor Day.

Check-In/Out: Guests will receive a message 24 hours in advance of reservation date with address and door lock code. Check in is available at 4pm and check out is promptly at 11am to allow cleaning crew access. Early arrivals and late departures may be requested prior to arrival date.

Security Cameras: there is a security camera located at the front and rear of the property for insurance purposes. Cameras are disarmed upon guest check-in.

Wildlife : The home is located in a wooded environment. We mitigate pests as much as possible. There may be insects in/around the property. You may see wildlife to include deer, rabbits, squirrels, snakes, and even bears. Please do not leave doors open, wildlife will enter!

Weather- Please monitor the forecast before traveling. For any cancellations due to weather, we follow our published cancellation policy and do not offer weather-related refunds. Please consider purchasing trip insurance for added protection.

Fires- no open fires are allowed at any time. Propane firepit is available for guest use. Guests are limited to one propane tank for the fire pit. Additional propane will be the responsibility of the guests.

House Rules: All guests have read and will abide by the below house rules. Failure to do so may result in additional fees and/or eviction from the property with no refund.

No parties or events of any type are allowed. Maximum guest capacity is 12. Only guests listed on the reservation are permitted to stay overnight.

No smoking inside the home, only smoking outdoors is permitted. Smoking inside the home will result in a $500 fee.

Noise- The MPOA has designated quiet hours between 10pm - 8am. Please enjoy the outdoor areas and cease all excess noise and turn outdoor lights out by 10pm. Any loud outdoor noise or bright outdoor lights during this time is a violation and may be reported. MPOA security may ask guests to leave the premises for failure to comply.

WAIVER- Guests have read and agree to all policies as published by the hosts and may be held liable for any damages. Hosts reserve the right to remove guests from the property, without refund, in the event of excessive overnight guests, parties, noise, or illegal activity. Guests waive the Hosts of any and all liabilities for injury, illness or other significant events while staying at the property.
