Property has great access to the beach and views from a very nice screened in porch. Gregory was an excellent communicator and promptly dealt with any questions we had. Would definitely rent there again.

Beautiful beach home in a great location . Owner was very helpful with any questions and was very accommodating with an early check in time . Would definitely recommend!!

This cottage is the perfect place for our introverted, beach-loving family to spend beautiful, quality time together. It is remarkably private, with sizable pine trees shielding the screened porch - with stunning views - from neighbors, and it's literally out the door, onto the (dune crossing, walk to the) beach. The kitchen is well-appointed, and the appliances are great; the washer and dryer handled mountains of laundry from busy kids and grandkids during our stay without a hiccup. Having a grill was terrific, too, and the screened-in porch made late-night meals a bug-free dream.Also a bonus: you can walk to a strip with several handy shops in under 10 minutes, which means no driving - just beaching it the whole time you stay. Highly recommend this tucked-away gem on one of the most friendly, family-forward beaches in Delaware. Truly, a special place...

The location is fantastic and literally steps to the private beach. The house is quaint and nicely updated. It is very quiet and relaxing to stay here.

Great beach access

We’ve stayed here 3x and each time have loved our stay. With small children it’s the best access to the beach being right on the path.

Awesome Girls Getaway

We had such an enjoyable time at the beach and the house was perfect. The owner was very helpful and answered all my questions before our trip. Definitely recommend. We can’t wait to go again.

The property is right on the beach. Great screened in porch. The pictures on Vrbo reflect a much nicer accommodations than what we experienced. If you look at the pictures on Vrbo, you’ll see a picture from the back of the house looking towards the screened in porch. No pictures from the front of the property. I think the reason for that is because it is not well maintained. Definitely in need of some Landscaping. In addition, you see a picture of cement driveway. That picture is actually of the neighbors driveway. The driveway is gravel. It’s a very narrow driveway. The kitchen is older, but clean. Both bathrooms had mold in several places in the shower and under the sink rim. The throw rugs in the bathroom needed to be cleaned.There are three pieces of furniture in the living room. A couch, three cushion, which had stains in multiple places. A blue loveseat, which also had stains. In addition, there is a chair. Gold fabric, which was completely faded worn and dirty. The pillows in our two bedrooms, both had stains on them.The owner texted my son and I on Friday afternoon, inquiring about the accommodations. He stated that he had been at the property Thursday. Which would’ve been the night before our check-in. We told him about the above mentioned issues. He went on to say that the place had been professionally cleaned and basically dismissed my concerns. I ended up taking pictures to send to the owner because he kept denying the condition of the house.

The tenant above booked a two-night accommodation starting Friday, October 2, 2026 at our property. On Friday morning I reached out to the tenant to let me know if everything at the property was in order. On Saturday, October 3, 2026 at 11:05 AM the tenant contacted me, expressing his dissatisfaction of the condition of the property. The tenant reported a number of stains to the living room furniture. The tenant also reported seeing stains on a number of pillows. The tenant also reported a mold build up in the shower stall of the upper bath as well as in the shower stall of the lower bath. Later the tenant forwarded me a number of photo images to illustrate his concerns. Regarding stains or other discoloration on the furniture, we steam clean the furniture as part of a Spring clean exercise prior to the start of the season. Our cleaning crew have instructions to spot spray areas where they see soil marks, grease and or stains. However, even with these efforts we recognize that over the course of the season the condition of the furniture can degrade. In these cases we ask tenants to inform us so that we can schedule a steam clean of the furniture. Regarding stains on the pillows, we store spare pillows in the owner closet in case they are needed. Regarding the mold build up in the shower stalls, the oceanfront property is situated in a high humidity area. The bathrooms have exhaust fans rated at 600 cfm. We recommend that tenants keep these fans running to avoid excessive moisture. Our cleaning crew have instructions to spot spray any mold build up with Clorox. However, even with these efforts we recognize that over the course of the season the degree of cleaning can fall short. In these cases we ask tenants to inform us so that we can schedule a power wash of the shower stalls. In his review the tenant states that I "dismissed" his concerns. The tenant also states that I "kept denying the condition of the house". That is not true. We take complaints regarding the condition of the property seriously and take steps to remediate areas where we fall short in a timely manner. Unfortunately, given the timing of the information we received from this particular, we were not able to schedule a follow up by our cleaning crew during the tenant's two-night stay.

Great Stay

The house was excellent, nice and clean. Plenty of beds and rooms for our family. The location is perfect, right on the beach. You can’t beat sitting in that back porch listening to the waves rolling in. Greg was great to work with, very responsive. We’ll be back!

Location, location, location. The host was very accessible by phone to assist with small issues we had with the house upon arrival. The household applicances were adequate, but we had difficulty with the coffee maker and luckily brought a French Press. All in all, everything functioned well, and the location and view you cannot beat.

Modest accommodation but great location

Our group of nine really enjoyed this house. The location is perfect and the screened in porch is one of the best beach house features I’ve encountered. The house wasn’t as clean as I’d like, but it’s pretty typical for the quick turnaround that occurs at most beach rentals.

beautiful week with family

this was perfect for our young family… on the beach so easy back and forth with the babes and toddler. we love the screened in porch and there was plenty of living room. Really appreciated the updated kitchen appliances. looking forward to Summer 2025!!

Excellent location! Excellent accomodation!

We enjoyed our stay and appreciated the house and the porch! Beds, couch and loveseat were comfortable and clean.Kitchen was supplied with good quality items but found it low in number for knives, forks and spoons.I didn’t remember to bring towels & linens… Renato agreement was long ago and I coudn’t find that specification on the VRBO application, which is the easiest way to get to your rental information.Overall, I would recommend this house again!

This property was a lucky find for us. It was wonderful and our host was gracious and a good communicator. The house worked out well for our small crew and all had good nights of sleep in their rooms. The screened in porch was popular and was enjoyed many times by folks just watching sunrises or the beach in general. Beach access couldn't be easier or closer. With Middlesex being a private community, it was a special pleasure going to the beach as it was way less crowded than other beaches. We visited Rehoboth Beach on the way home and it was a packed zoo compared to the peacefulness of Middlesex beach. The kitchen was well stocked with all that we needed which was handy - we did cook (and grill) several times. A quiet, charming, wonderful beach house. We would come back to this house specifically in the future.

Perfect for a quiet beach getaway

Bethany Beach is quieter than many other beach destinations but still a short drive from action Location of property is right next to sand dunes You can see/hear the ocean from the screened deck Comfortable beds Lots of space to spread out and visit This is a smaller older property than many but has numerous renovations and is well maintained There’s some minor issues—driveway is narrow (but we fit a minivan and SUV), a bush juts into the driveway brushing your car Some parts of the house appear to have repairs in process but these are mostly cosmetic (eg on the ceiling what appears to be a new light fixture or something coming) Showers are great (rain type shower head, hot water, good pressure), very nicely equipped kitchen Manager is very responsive and helpful Beach is amazing Numerous restaurants, ice cream, shops within 10 min drive (some within 10 min walk)

We call this the “frat-house” due to the urinal in the main bath and the ping pong table in the basement. The location and screened-in porch are spectacular. The bathrooms seriously need updating however and I do think that beach chairs shouldbe provided. It is family-friendly however and has served us well with toddlers.

Middlesex Beachfront home

Beautiful setting and very well cared for home. Instant hot water with great shower pressure, air co do too I guess works beautifully. Nice big screen porch. Furnishings and some mattresses need to be updated.

Charming Beachfront Cottage

I liked the nostalgic feel of this home. As a longtime former owner of property near the inlet, it reminded me of summers in the area as a child before all the development took over. The screened porch is by far the best feature! My only negative comment would be that I believe the listing says the home has 3 bathrooms, but there are only 2 separate rooms that are bathrooms. One of them has a toilet and a urinal, however, as well as a shower stall separate from the bathtub, so maybe that's where the third bathroom gets counted. To be fair, we could have asked about this beforehand, and I'm sure Greg would have clarified, as he is very diligent about replying to questions. Overall, the property is a GREAT value and the location can't be beat.

The Best little house on the beach!!

Very comfortable cottage that sits in a private community (and beach)!! Very quite and friendly neighborhood! The Home sits on the sand with a ocean view! What more could you ask for!! This is our second year staying at the home, and were all ready looking forward to next year! Very recommended!!! Stay salty 🤙

ocean view for 11

The location is outstanding on a private beach with ocean view. Very workable for 11 people to sleep. Two bathrooms and outdoor shower are useful. I wish the master bedroom had ensuite bathroom., but the owner does describe this as a cottage, so fair enough. The living room furniture is old and doesn't look right considering the interior design. The outdoor grill is really too small for 11 but we managed. The a/c is superb! The art work is interesting and unique to the house. The garden is totally unkempt and the outdoor appearance of the house is shabby, the path is always wet from the roof. I was sol relived to enter the house and find that it is well kept with new floors and an easy to clean kitchen. The living space works really well. We enjoyed the table tennis room, the deck. The selling points for us are the low porch - you feel like you are right in the dunes --and you walk out the back door in your bare feet onto the beach path, and jump on the sand and into the ocean in under a minute. We had a great time. Thank you to the owner who is the best email communicator ever.
