Summary:
Located in the heart of Avondale, this apt has restaurants, grocery stores, parks, and much more w/n a mile. Our two apt has all you that need to stay comfortably like a local, including full kitchen and an in unit washer/dryer. Nearby neighborhoods include San Marco & Downtown Jacksonville. You're also within 25-35 minutes drive from the following: Mandarin, Orange Park, Nocatee, Jax Beach, Neptune Beach, Ponte Vedra Beach and you're approximately 45 minutes from beautiful St Augustine.
The Space:
The space includes two separate Apartments that are side by side. Each unit includes a full size kitchen with all the cookware and dishes you would need for a long-term stay or cooking at home on a recurring basis. We have a beautiful breakfast nook off the kitchen for taking meals or having a warm cup of coffee in the sunshine to start the day. Off the kitchen is our living room equipped with a Smart TV to access your favorite app subscriptions. The living room also includes additional closet storage and a washer/dryer combination unit for guests to use during their stay. At the rear of the apartment is the master bedroom with King size bed. Relax and unwind in this large bedroom with closet storage available.
Guest Access:
Guests have private access to BOTH entire apartments (unit 1&2). They also have access to the front of the building's dedicated parking spaces with additional street parking available as well. There is a courtyard at the back of the apartment building that is a shared space including additional washer and dryers (coin operated) and lounge furniture.
The Neighborhood:
Guests have private access to the entire apartment (unit 2). They also have access to the front of the building's dedicated parking spaces with additional street parking available as well. There is a courtyard at the back of the apartment building that is a shared space including additional washer and dryers (coin operated) and lounge furniture.
Getting Around:
Jacksonville is a widespread city and most establishments are not within walking distance of the apartment. We recommend traveling by car/vehicle or planning to utilize Uber/Lyft or other driving services while in town.
Other Things to Note:
PLEASE CONTACT US PRIOR TO BOOKING IF YOU WOULD LIKE TO REVIEW RENTAL AGREEMENT. We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in. Kindly refer to the following guidelines regarding fees for extra guests: Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra) 2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra) 3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra) 4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra) 5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra) This house is pet friendly so if you are highly allergic to dogs or cats this home may not be a good fit for you. Our cleaning service is very good but you may notice an occasional dog/cat hair here and there. We charge a pet fee of $40/night / pet that you bring with you. This reduces to $200/week per pet and $400/month per pet for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking. ***If you neglect to inform us ahead of time that you are bringing a pet with you then we reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.*** All guests have access to the common areas of the property (front porch, laundry room, backyard). If another set of guests, our cleaners, or a property notices that there is guest property or trash left out, this will be removed. If we can’t distinguish property from trash, there is a possibility it will be thrown out. If this continues (I.e. you use shared space as personal space and/or throw what appears to be trash there), we reserve the right to ask you to check out early / move to another listing at your cost. We have a minimum 7 day stay requirement for local guests. We rarely make an exception to policy but may elect to do so at our sole discretion. If you are local to Jax and book for less than 7 days we reserve the right to ask you to cancel your reservation. Gatherings/parties of any kind are strictly forbidden at this property. If you host a gathering/party/event at this property we will levy a $1000 fine. Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . I may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday. The following additional charges apply to late check outs/early arrivals, assuming I can offer this at all (I often can’t so please never assume this will be allowed): 1 hr or less early arrival or late departure: $150 1-2 hr early arrival/late departure: $300 2-3 hr early arrival/late departure: $450 3+ hr early arrival/late departure: $600 or the cost of an additional night’s stay, whichever is more These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to. We have a smart thermostat in the apartment and do limit temperatures to the following ranges to reduce our environmental impact. It has an automatic schedule (which in the summer will adjust the temperature up and in the winter down during the day) but we are happy to modify this within the below range on request: Summer - 70 to 85 degrees F Winter - 60 to 75 degrees F If this is outside of your comfort zone then this apartment may not be a good fit for you. ***Smoking is strictly forbidden anywhere on the property - the house, front porch, back deck, or front or back yard*** ***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) We will assess a $500 cleaning fee in addition to the regular cleaning fee*** You are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine. For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.
