Please note that this property is a two-level house, and the "Brighton Guesthouse (Walk to Metro)" listing is for the upper level unit, with its own separate entrance for full privacy.

Guests are required to wait for final confirmation and check-in instructions from the property. Do not arrive at the guesthouse without receiving all necessary check-in details.

THE SPACE
Secluded entire top floor with private entrance, featuring 4 bedrooms and 4 bathrooms. Located in a vibrant yet peaceful residential neighborhood, this thoughtfully designed space offers cozy bedrooms, a mix of attached and detached bathrooms, a fully equipped kitchen, and an inviting dining area. Enjoy a balcony view, plus both reserved and street parking. Additional conveniences include express check-in/check-out, keyless entry, fast WiFi, and cable or Roku TV. Idea for business travelers and casual getaways.

GUEST ACCESS
- 4 bedrooms, 3 attached baths (en-suite, stand showers), and 1 detached bath (external private bath located outside of the room, just a couple of steps down the hall, bathtub).
- 3 Queen beds, 1 Double bed, 1 Double futon, 1 Single cot, and 2 Twin-size air mattresses.
- In each Bedroom: Beddings and linens, flat screen TVs, folding desk and chair, night lamp and stand, luggage rack, storage dresser, shelf, hangers, extension cord, and trash can.
- In each Bathroom: Hair dryer, towel hooks, toilet paper, shampoo & conditioner, body wash, hand soap, tumbler, bathtub or stand shower, bath towels, hand towels, wash cloths, bathroom mat, trash can, toilet brush and plunger.
- In the Kitchen: Dining table and chairs, 4-burner electric range, oven, oven mitts, trivets, baking sheet, refrigerator, microwave, coffee maker, toaster, electric kettle, blender, dish rack, dish soap, sponge, and dish brush, garbage bin and trash bags, laundry hamper, dustpan and brush, all-purpose cleaner and room spray, paper towels and dish cloths, baking sheet, knives and cutting boards, cups and glasses, wine and can openers, colanders, cookware and cooking utensils, placemats, dinnerware, and cutlery sets. Complimentary hot beverages and condiments.
- In the Living room: Full-size sleeper sofa, coffee table, end table and lamp, console table, and counter stools.
- In the Closets: Extra beds (air mattresses and cot), extra blankets, pillows, and bed sheets, irons, iron boards, air mattresses, extra toilet paper, extra towels, extra batteries for electronics, laundry bags, and first aid kit.
- Four (4) reserved parking spots.
- Access to outdoor sittings on the balcony deck.

INTERACTION WITH GUESTS
- We give guests space but are available when needed.
- We encourage our guests to enjoy the freedom and flexibility of self-service lodging. Please note that the guesthouse is not staffed, and there is no front desk or reception to answer phone calls. From the time a reservation is made until the day of arrival, communication will primarily take place via messaging, texting, or email. While phone calls may occasionally be returned, we recommend leaving clear voice messages, as all voicemails are carefully noted. After check-in, guests are welcome to contact us anytime via call, text, or email, and we’ll respond promptly.

OTHER THINGS TO NOTE
- No daily room service is provided. Room will only be cleaned after checking out. Extra room service is provided for an additional charge.
- For liability reasons, only visitors with prior approval from the host may enter the premises. Additional overnight guests must be registered and paid.
- The unit (1,000ft2 or 93m2) currently best serves up to 12 people. Children under 4 years of age stay free of charge in the existing beds. We could work out reasonable pricing for additional guests.
- It’s recommended to use the hairdryers in the bathrooms. Only use the designated and marked outlet in the bedrooms for ironing or hairdryers.
- Each reserved parking spot is spaced to fit a Sedan or Compact. SUV should be fine but probably a bit tight. Please keep this in mind when parking or reserving car rentals. Only four (4) on-site parking spots can be reserved for each booking. Additional cars under the same booking need to find street parking and adhere to the local parking restrictions.
- Per request and if available, we can accommodate early check-ins and late check-outs.
- Noise-free rooms are not guaranteed.
- Guests must climb stairs: A short flight of stairs (6 steps) from the ground entrance to the rooms.
- Exterior security cameras present in public areas only (parking lot and front porch).
- The fireplace in Room #1 is decorative only.

For those seeking an active start to the day or a relaxing afternoon outdoors, Othello Park is just a short stroll away—too close to resist.

GETTING AROUND
- Short walking distance (5-7 minutes) to Othello Light Rail Station and Othello Park.
- 15 minutes drive to downtown Seattle, Bellevue, West Seattle, Renton and Sea-Tac.
- Close to groceries, banks, restaurants, courier services, medical facilities, and on different bus routes.
- Other nearby attractions: Seward Park, Kubota Garden, Lake Washington, Jefferson Park, year-around Rainer Beach warm swimming pool, Columbia City summer farmer's market, oriental King Plaza, organic PCC, New Holly library, and Van Asselt community center.

HOUSE RULES
- ID Verification – Guests must submit a proof of ID electronically to check in. (Note: ID requirement waived for guests with an average rating of 4.5 stars or higher on VRBO or other booking platforms).
- Non-smoking property – No smoking, vaping, e-cigarettes, alcohol, drugs, or marijuana.
- Registered guests only – Only individuals approved by the host may enter the premises.
- Visiting hours: 9:00 AM - 6:00 PM (max visit duration: 4 hours).
- Quiet hours: 10:00 PM - 6:00 AM.
- All ages welcome – Primary booker must be 21+.
- No parties, events, or pets allowed.
- No commercial photography or filming.
- Noise-free rooms cannot be guaranteed.
- No open flames inside or on the premises.
- Room service is available upon request, not daily.
- Not equipped or compliant with accessibility standards.
- Guests and visitors are not considered long-term tenants.
- Basic guest etiquette and respect for the space are expected.
- Outdoor surveillance cameras monitor public areas (parking lot & porch).

Convenient but not great

The house is in a highly convenient location with easy access to transportation, shops, etc, though the neighborhood and property itself are less desirable. The house rents the upstairs and downstairs separately. The first night a man banged on the door for over an hour saying let him in because he booked the rental. Owner finally showed up and man left. The thermostat cannot be adjusted. You must contact the owner anytime you want changes to the temperature. While the owner was responsive to changes it was inconvenient to have to reach out for every temperature change. While this property listing says 4 bathrooms they are tiny. Only one normal size bathroom. The others are the size of a cruise ship as the closets were removed to create bathrooms. No adult can comfortably take showers in them. The walls are extremely thin. You can hear everything through the wall. Some beds/pillows and rooms are better than others. The additional linens and blankets did not all seem to be clean only some.The trash was not taken out and was full upon arrival and never emptied during one week stay. Not sure if that was the reason for the infestation of ants in the kitchen and front porch. There were hundreds of them. We also had to buy our own toilet paper and paper towels for the kitchen. There were no dish rags only two kitchen towels.I would not recommend staying here. The listing made it look much better than what you get and everything provided was bare minimum, if that.
