Sleeps 10 with private bath for each bedroom and exclusive access to kitchen and living room. Perfect for Seahawks and Mariners fans or Downtown event goers. Stop wasting time in traffic. Please note that this property is a two-level house, and the "Judkins Entire Lower Floor – Close to Downtown" listing refers specifically to the lower-level unit. The upper and lower levels are connected internally by a staircase. While there are no dedicated doors to separate the two floors, a privacy gate is installed at the entrance of each unit. Additionally, each bedroom door has locks on both sides for added security. Guests access the lower-level unit through a shared front door.

Guests are required to wait for final confirmation and check-in instructions from the property. Do not arrive at the guesthouse without receiving all necessary check-in details.

THE SPACE
Entire secluded bottom floor of a shared-entrance duplex featuring 3 bedrooms and 3 bathrooms. Located in a vibrant yet peaceful residential neighborhood, this thoughtfully designed space offers cozy bedrooms, a mix of attached and detached bathrooms, a fully equipped kitchen, and an inviting dining area. Enjoy access to a public sundeck, along with both reserved and street parking. Additional conveniences include in-unit washer/dryer, express check-in/check-out, keyless entry, fast WiFi, and Roku TV. Ideal for business travelers and casual getaways.

IMPORTANT DISCLOSURES - PLEASE READ CAREFULLY:
* This property is a two-level house, and the "Judkins Entire Lower Floor - Close to Downtown" listing refers specifically to the lower-level unit.
* Guests will have exclusive access to the bottom floor, which includes private bedrooms, bathroom, and a full kitchen.
* The front door is shared, but the lower-level unit is separated by a privacy gate (see image for reference: https://www.dropbox.com/scl/fi/38p4r2fet70atwxz0j4ql/JUDL_Privacy-Gate.png?rlkey=3ip3fwxq92hji6gxt5gulnkat&st=rw40tf37&dl=0). The privacy gate is not a door and has only a latch, not a lock. There's a "No Trespassing" sign on the gate.
* Each bedroom door is equipped with locks on both sides for added security and privacy.
* There is no dedicated interior door separating the two levels, but the space is fully partitioned and used independently.
* Guests staying on the upper level do not share any common spaces with the lower level.

GUEST ACCESS
- 3 bedrooms, 1 attached bathroom (en-suite, stand shower), 2 detached bathrooms (external private baths located outside of the room, just a couple of steps down the hall, stand showers).
- In each Bedroom: Beddings and linens, flat screen TVs, folding desk and chair, night lamp and stand, luggage rack, storage dresser, shelf, hangers, extension cord, trash can, iron, and iron board.
- In each Bathroom: Hair dryer, towel hooks, toilet paper, shampoo & conditioner, body wash, hand soap, tumbler, stand shower, bath towels, hand towels, wash cloths, bathroom mat, trash can, toilet brush and plunger.
- In the Kitchen: Dining table and chairs, double induction cooktop, pot holders, trivets, refrigerator, microwave, coffee maker, toaster, electric kettle, blender, dish rack, dish soap, sponge, and dish brush, garbage bin and trash bags, dustpan and brush, all-purpose cleaner and room spray, paper towels and dish cloths, knives and cutting boards, cups and glasses, wine and can openers, colanders, cookware and cooking utensils, placemats, dinnerware, and cutlery sets. Complimentary hot beverages and condiments.
- In the Kitchen Pantry: Extra beds (air mattresses), extra blankets, pillows, and bed sheets, extra toilet paper, extra towels, extra batteries for electronics, laundry hamper, laundry bag, and first aid kit.
- Washer and Dryer. Laundry basket, Laundry detergent and Dryer sheets provided.
- Two (2) reserved parking spots and one (1) unreserved free street parking spot.
- Outdoor sittings on the patio deck up front.

INTERACTION WITH GUESTS
- We give guests space but are available when needed.
- We encourage our guests to enjoy the freedom and flexibility of self-service lodging. Please note that the guesthouse is not staffed, and there is no front desk or reception to answer phone calls. From the time a reservation is made until the day of arrival, communication will primarily take place via messaging, texting, or email. While phone calls may occasionally be returned, we recommend leaving clear voice messages, as all voicemails are carefully noted. After check-in, guests are welcome to contact us anytime via call, text, or email, and we’ll respond promptly.

OTHER THINGS TO NOTE
- No daily room service is provided. Room will only be cleaned after checking out. Extra room service is provided for an additional charge.
- For liability reasons, only visitors with prior approval from the host may enter the premises. Additional overnight guests must be registered and paid.
- The unit (888ft2 or 82m2) currently best serves up to 9 people. Children under 4 years of age stay free of charge in the existing beds. We could work out reasonable pricing for additional guests.
- Each reserved parking spot is spaced to fit a Sedan or Compact. SUV should be fine but probably a bit tight. Please keep this in mind when parking or reserving car rentals. Only two (2) on-site parking spots can be reserved for each booking. Additional cars under the same booking need to find street parking and adhere to the local parking restrictions.
- Per request and if available, we can accommodate early check-ins and late check-outs.
- Noise-free rooms are not guaranteed.
- Guests must climb stairs: A short flight of stairs (5 steps) from the ground to the front door. A long flight of stairs (10 steps) from the front door down to the unit.
- Front yard patio will be shared with other guests.
- Exterior security cameras present in public areas only (parking lot and front porch).

HOUSE RULES
- ID Verification – Guests must submit a proof of ID electronically to check in. (Note: ID requirement waived for guests with an average rating of 4.5 stars or higher on VRBO or other booking platforms).
- Non-smoking property – No smoking, vaping, e-cigarettes, alcohol, drugs, or marijuana.
- Registered guests only – Only individuals approved by the host may enter the premises.
- Visiting hours: 9:00 AM - 6:00 PM (max visit duration: 4 hours).
- Quiet hours: 10:00 PM - 6:00 AM.
- All ages welcome – Primary booker must be 21+.
- No parties, events, or pets allowed.
- No commercial photography or filming.
- Noise-free rooms cannot be guaranteed.
- No open flames inside or on the premises.
- Room service is available upon request, not daily.
- Not equipped or compliant with accessibility standards.
- Guests and visitors are not considered long-term tenants.
- Basic guest etiquette and respect for the space are expected.
- Outdoor surveillance cameras monitor public areas (parking lot & porch).
- Occasional property access may be required for maintenance, safety checks, or cleaning of shared areas (with prior notice).
- Check-in: Anytime after 3:00 PM | Check-out: By 11:00 AM (unless otherwise arranged).

The place was comfortable and clean. Was nice to have attached bathrooms in each bedroom. The owner was super responsive and helpful and accommodating. Was really affordable to split amongst our group.The shared entrance and open connection between the upper and lower units wasn’t favorite - there were other renters below us and they weren’t being overly noisy but the sound of their conversation and the smell of their cooking and perfumes carried into our unit. It didn’t feel like our own private place. And we would have loved a common area with a TV where we could all gather - ended up hanging out in one bedroom when we wanted privacy and hang out time.
