Welcome to River Haven! Experience the charm and tranquility of riverfront living on this breathtaking 27-acre Estate, just an hour south of Chicago. This luxurious property has a ¼ mile of private riverbank, picturesque views of the Kankakee River, sprawling landscaped grounds lined with oak trees, and unparalleled privacy. For guests seeking to escape the hustle and bustle of daily life and discover a slice of heaven here on earth, look no further for an unforgettable experience.
Booking Request Requirements:
1) Age requirement of 25 years of age to book this listing and a copy of a government issued photo ID must be provided to the host after booking is confirmed.
2) All booking requests must include the following information:
- What brings you to Kankakee?
- Confirm you have read the house rules? (see end of property description for rules)
- Guests' names (first/last) need to be included on the reservation and how many vehicles will be on the property
Property Details:
River Haven Estate features a luxurious home, spanning 4,230 sq ft, with 6 bedrooms (3 king size beds), 3.5 baths, a large kitchen, dining room, 2 family rooms, and executive office. The grand foyer welcomes you with soaring 22 ft. ceilings and a magnificent staircase which add to the home's airy and elevated feel.
Families or groups wanting to gather can enjoy three king size bedrooms (2 with ensuite bathrooms), a bedroom with 2 queen beds, a bedroom with double bed, and a bedroom with a bunk bed (double and twin beds) and sleeper couch with double bed. All bedrooms feature supportive gel memory foam mattresses, soft and firm pillows, remote control ceiling fans, 55” smart TVs (1 bedroom is 43” TV), and black out curtains or shades. The expansive first floor primary suite is a private retreat with a cozy sitting area, secluded courtyard, walk in closet, and stunning ensuite bathroom.
The chef’s kitchen is designed for both culinary enthusiasts and entertainers, featuring an open layout, large granite island, a butler's pantry, a subzero refrigerator/freezer, and second full size fridge/freezer. The kitchen is equipped with all-new, top-of-the-line appliances, including a double oven, kid-safe convection stove top, dishwasher, and microwave. Cabinets are stocked with pots, pans, baking sheets, cooking utensils, serving dishes, and spices. A coffee maker and Keurig machine are stocked for the coffee enthusiasts with ground coffee, K-cups, creamer, and sweeteners.
Families traveling with small children can request a full-size crib and/or Pack N Play with sheets and there are 2 Hatch nightlight/sound machines available. For meals there is a highchair, booster seat, plastic dinnerware, and kid utensils. When it comes to safety, open outlets have covers and several Safety 1st cabinet slide locks are available to be placed by guests as needed.
Outdoors is a comfortable patio set with umbrella that seats up to 10 people and a Weber propane grill. The back patio transitions to an open backyard area framed with trees, and a private shaded playground with swings that can be swapped out based on children’s ages. The northwest corner of the property is a favorite spot with unobstructed views of stunning sunsets, the moon rising, and a sky filled with stars. The property is on the Kankakee River which is great for canoeing, kayaking, paddle boarding, float trips, and fishing.
Property Rules:
1. The property shall not be used for outdoor concerts and outdoor public/semi-public events. The property is for private use only.
2. Property outdoor activities or events are limited to a total of 20 guests and must be approved by host ahead of time. Activities/events must be conducted in a responsible and respectful manner. Disruptive events are not allowed.
3. The house sleeps 14-16 guests with a maximum overnight guest count of 16 and all guests must be listed on the booking. Any additional guests who are visiting the property and not listed on the booking must be approved by the host in advance to be considered an authorized guest. Any unauthorized guests on the property will result in host cancelling the booking.
4. Quiet hours are 10pm to 8am.
5. Vehicles are only allowed on paved or gravel driveway areas and there are plenty of paved and gravel areas (see photo of property map). Vehicles are not allowed to drive or park on the grass. Parking is not allowed on the road or riverbank side of the property at any time.
6. No recreational motorized/electric vehicles (ATV, OTV, bikes, scooters, etc.) are allowed on the property.
7. Dogs are considered with prior approval only, ask your host for information. There is an additional cleaning fee of $200 if approved. If a pet is on property without host approval, there is a $400 charge and booking can be cancelled by host. Service dogs are excluded from this rule and the cleaning fee. While advance notice is not required for a service dog, the host appreciates communication that a dog will be on the property. Per the ADA, a service dog must be under the handler’s control at all times, so a dog left alone at the rental would not meet the ADA criteria for a service dog.
8. No littering.
9. No setting off fireworks or discharging a firearm on the property.
10. No smoking or vaping inside the house, no exceptions, $500 charge if ignored. Smoking outdoors is only permitted 15 feet or more from the house and all remnants of smoking are fully extinguished and disposed of in outdoor trash receptacle.
11. No confetti/glitter allowed anywhere on the property.
12. Do not go onto neighboring properties. A detailed property map with boundaries and explanation of property markers is included in a binder in the house.
Safety Considerations:
1. The property is located on a river and the house is set back from the river. Guests must cross a public road to access the river and property's private riverbank. The property has a man-made pond located near the public road and does not have a physical barrier surrounding it.
2. The property is in a rural area and across the river from a forest preserve. Wildlife and insects in the area may include, but not limited to: deer, geese, hawks, owls, bats, coyotes, possums, skunks, mice, snakes, spiders, wasps, bees, ticks, and mosquitos.
3. Property has smoke detectors and carbon monoxide detectors in all bedrooms.
4. The property has exterior security cameras present, they are located at the front door, back door, driveway area outside of garage doors.
Other Pertinent Property/Home Information:
Property is in an Instacart service area so guests with Instacart can have groceries delivered from local grocery and convenience stores, and even Costco!
The home is on well water which typically means water can be hard, but the home has a water softening system to keep water soft. All water is drinkable but for those who prefer filtered water, there is a faucet in the kitchen with filtered reverse osmosis drinking water.
The home has a large generator so if there is a loss of power, within 20 seconds the generator will start and power the entire home until normal power is restored. The generator runs a weekly test cycle on Tuesdays at 10am for 5 minutes.
Late April – Early November a landscaping crew is onsite one day a week, can be Monday -Thursday depending on weather and work takes place between 8am-5pm. There is a lot of ground to cover on the property, so they are not near the house for long.
As part of a farming community, this property produces grass hay for horses and cows. The paddocks are baled 2-3 times over the summer (late May/early June, early August and potentially mid-October). Exact timeframe is weather dependent, and it takes a tractor a few days to complete all 5 paddocks. This activity is not a significant noise disturbance and cannot be heard from inside the house. One paddock is done at a time, if a paddock has machinery in it, the paddock is off limits to the guests.
On the property are a barn and a shed, both buildings are locked and off limits to guests.
