The neutrality of the space warmly welcomes any tired traveler home after a day out on the town. The biggest highlight yet however, may just be its incredible location. Walkable to the 8th avenue area and just a few blocks from the 12th South neighborhood, where you’ll find an abundance of restaurants, shopping, and activities close by. You’ll be blown away by the convenience of this darling rental!

Layout:
The first level is made up of a two car garage, full bathroom and bedroom. On the next level you will find a dining room, living room, and kitchen with a small balcony, laundry room, bedroom and full bath. The third level hosts the master bedroom with full en suite bathroom along with another full bathroom and two small bedrooms.

You will have access to the entire home. We will send you the access code by website messenger with the entry instructions.

Your host will be available daily from 8am-11pm via the booking site or app. For accountability and documentation reasons, please refrain from calling us or contacting us outside of the booking app, except in case of emergency.

Emergencies occurring outside of business hours above will be directed to host emergency line for assistance. If you feel that you are in need of immediate emergency services (police, fire, medical, etc.) please don't hesitate to call these services.

A leafy residential neighborhood known for its bungalow-style homes, 12 South also offers fine-dining restaurants, stylish designer boutiques and stores specializing in vintage guitars and quirky homewares. It's also home to the iconic “I Believe in Nashville” mural, a popular photo op for visitors. Built around an elegant antebellum mansion, Sevier Park has towering trees, picnic shelters and playgrounds.

★ Quick Note:
There is a convenience store immediately around the corner, walk to coffee and fresh pastries, or over to Hattie B's chicken if you are feeling hungry. It is truly a great central location to all that Nashville has to offer.

GUEST RENTAL POLICY

Adults 25+ Please check ALL drawers and cupboards carefully before you depart to ensure you have all of your belongings. We are not responsible for any items left at the property or for the shipping of said items. If an item is left behind and we are able to retrieve it, we have a $75 fee to ship any items back to you.
Check out & damage deposit. We send a departure check list and ask that you follow it and leave the property in a neat and tidy condition. We don’t ask our cleaning team to move large items of furniture around, so we request that you return all furniture to its original location. We don’t like to make claims on the damage deposit but if our cleaning staff has to spend additional time above and beyond their allocated hours, to make the property ready for our next guests, we will charge for the additional time.

Failure of essential and non-essential appliances and facilities Please let us know immediately if there is any equipment that is not operating correctly. We will make every reasonable effort to have repairs made as soon as possible; however, there are limited service contractors in our areas, particularly on evenings or weekends. If a breakdown should occur to fundamental elements such as water systems, plumbing and electrical systems, and major appliances such as stove or refrigerator, every effort will be made to repair or replace, or an appropriate refund will be made for the inconvenience caused. No reduction of rent, rebate, or refund will be issued for a mechanical failure of nonessential appliances including but not limited to dishwasher, washer, dryer, entertainment systems.

Please note: If the police are called or the neighbors complain about the noise level or any other types of privacy disruptions, we are subject to take your deposit on the stay. We absolutely never want to do this, but if a situation calls for it we will.
