Home Layout:

Main Floor: Enter a cozy, sunlit living room, perfect for unwinding by the fireplace after a day of exploring. The fully stocked kitchen, complete with a coffee bar, invites you to prepare homemade meals with ease. A serene king bedroom on this floor offers extra privacy, featuring a comfortable couch, TV, and a unique arcade machine for fun entertainment.

Upstairs: The upper level hosts three well-appointed bedrooms, each with a king bed and a TV. Two full bathrooms, including an en-suite in one of the king bedrooms, provide added convenience for your group.

Lower Level: Here you'll find the fourth king bedroom, equipped with games and a sofa for additional relaxation. This level also features a handy washer and dryer for your laundry needs.

Guest Access:

The entire home is exclusively yours to enjoy. You will have your own private entrance, dedicated parking, and full access to all areas of the property. For your convenience, keyless entry is provided, with your unique code sent before check-in, ensuring an easy and flexible arrival and departure.



The Neighborhood:

You’ll be just a short drive to Oak Park Mall, where you’ll find shopping, dining, and entertainment options galore—from big-name stores to cozy coffee spots.



Need to get around? You're only one block from the 69 Hwy exit, making it super easy to explore the rest of Overland Park and the greater Kansas City area. Whether you're here for a weekend getaway, family trip, or business stay, this location makes it easy to enjoy all the area has to offer—then come home to a calm, cozy space at the end of the day.



Getting Around:

The neighborhood is walkable. Most other areas require a short drive. Uber/Lyft is also very accessible. Easy to get to major roads and highways for day trips, etc. Our home is only minutes away from local attractions.



Other Things to Note:

Local Guests: If you are a local resident, please send us a message before booking. We require prior authorization and pre-approval to host local guests and reserve the right to decline reservations if our pre-screening process is not completed.



Pets: Well-behaved pets are welcome with prior host approval. Please include your pet in your reservation request. A pet fee of $50 per pet, per stay, applies. If you have more than one pet, additional fees must be paid separately. All pets must be pre-approved, and guests are responsible for cleaning up

after their pets. Unauthorized or unreported pets may incur fines up to $500, plus any damages or extra cleaning costs.

HOUSE RULES:

No Smoking Inside, NO PARTIES. No Gatherings. NO UNREGISTERED GUESTS. Please Indicate the exact numbers of the guests staying prior to booking.

Be kind to the neighbors. Do not block their parking spots/driveways. If you BREAK THE NO PARTY RULE, you will be asked to leave and forfeit your rent. We have the right to assess a $2000 if these rules are violated.



Interaction with Guests:

We respect your privacy but are available if you need anything during your stay. We can be reached via the Airbnb app or phone for any questions or assistance.
