Home comes fully furnished with linens, bath towels and toiletries. Relax in either of our two living spaces. Enjoy the hot tub, shuffleboard, foosball or ping-pong. Home is equipped with 8 TV’s (2 w/ cable, all accessible to streaming services). Property comes with 8 passes to Big Boulder Lake Club included for seasonal access! Big Boulder Mountain entrance is literally walking distance and access to the lake is less than a 1/2 mile down the road. We are the closest development to Big Boulder Mountain. We are close in proximity to several other ski areas, Jim Thorpe, excellent golf courses, Pocono Raceway, fishing, hunting, white-water rafting and much, much more!

Linens/towels for each guest, complimentary toiletries (hand soap, lotion, body wash, shampoo, conditioner, cotton balls, Q-tips) as well as a limited amount of paper towels, toilet paper, laundry detergent, dishwasher tablets, dish soap, sponge, trash bags.

Big Boulder Lake Club: Sandy beach, in-ground adult and kiddie pools, swim-out platform, boat rentals (canoes, kayaks, sailboats), tennis courts, volleyball, basketball, bocce ball. (Open Memorial Day to mid-September). Free for up to 8 guests.

Parking: Driveway (2-3 vehicles), overflow parking available (2 vehicles, first-come first-served with permit which can be borrowed from our welcome book). On-street parking is not allowed.

LAURELWOODS II HOA RULES

Occupancy Rules, Regulations, and Enforcement Procedures- For Reference Purposes

• MAX OCCUPANCY- The property is limited to 2 guests per bedroom plus 4. (For illustrative purposes: (4 Bedroom home X 2 guests= 8) + 2 additional guests= 10 Total Guests permitted)

• PARKING- Parking is strictly enforced and for a majority of the properties, limited to two (qty. 2) vehicles per driveway. No parking on the roadway or on the shoulder is permitted. An overflow parking lot is available however a parking pass (provided by HOMEOWNER) is REQUIRED. Unauthorized vehicles will be towed and subject to a $500 fine. (The overflow parking lot is located at 374 Laurelwood Drive, Lake Harmony, PA). Please note that there are limited properties that can accommodate more than 2 vehicles within the confines of the driveway. To that regard, the number of cars permitted is limited to the number of cars that can fit within the footprint of the driveway. No parking on the mulch or common areas nor infringement of the street is permitted.

• TRASH- All trash must be deposited in a dumpster within the designated DUMPSTER area. (The dumpster area is located at 374 Laurelwood Drive, Lake Harmony, PA). If trash is left outside of the home and/or not properly placed in the designated area, you will be held liable to pay a $500 fine. Bears are EXTREMELY prevalent, and it is for safety measures that trash is properly disposed.

• NOISE- A township noise ordinance goes into effect at 11:00 PM. Violators of this ordinance are subject to a $500 fine and if Kidder Township is summoned, authorities are permitted to take additional actions which may include the removal of all guests from the property.

• FIRE and FIREWORKS- are strictly prohibited. This includes chimneys, fire pits, open fires, etc. Violators will be subject to a $500 fine.
• Fine/Violations- In the case that a fine is issued, you as the guest will assume responsibility for the cost of the violation (This may result in a direct payment to the property owner or a reduction of your returned security deposit, if applicable)
• Minimum Age Restriction: The minimum age requirement to rent a property is 25 years of age.
