Small property in collection of holiday let properties in quiet rural setting, grounds by small lake/ waterways. Nice live living room overlooking the garden. Close access to signposted walks.

We loved our stay here, really quiet location on a small lake. Excellent base to visit the broads as well as the coast. This may not be for everyone due to the dated interior but we loved the homely, looked after feel. There is no wifi and very little mobile reception so if you want to have a weekend 'off-grid' this is perfect. We are hoping to return in the future.

Lovely countryside location, but very poor for local amenities. Closest shops in Stalham or Walcott. Nice garden with pond view, but garden furniture needs renewing.But we enjoyed our stay.

Basic but comfortable. Lovely setting, peaceful and a bonus patio. Very poor reception tv played up and DVD/ video didn’t work. Irregular hot water supply, sharp kitchen knives would have been useful. A thinner duvet would have made sleeping more comfortable as the weather was warm. Did not see the owner. We enjoyed our stay.

Wonderfully Peaceful location

We had a lovely stay here, it’s very homely and the lake outside is beautiful. We enjoyed sitting outside lots and listening to the wildlife. The cottage is the perfect size for a small family and within driving distance to a lot of places. We will definitely be staying here again, thank you :)

A lovely peaceful location, clean and reasonably well equipped. Lots of attractions within easy reach, Given the lack of broadband (or mobile data signal) some up to date info would have been appreciated (nearest supermarket, more recent leaflets, appliance instructions etc). Unfortunately we had problems with the hot water which was lukewarm at best and ran out after only 1 shower.

Cosy rural cottage with all the facilities required for a comfortable stay

The house is located in beautiful surroundings. My daughter loved pond dipping in the lake. The house was lovely. Would stay again.

Lovely and quiet holiday home

Very nice holiday home, no mobile phone signal and no internet is the only negative, everything else was perfect

Wonderful location

A very peaceful and cosy stay with our two children. The breakfast swan visits from the nearby lake were very popular as were the extensive library of kids books. Overall very well equipped and comfortable. Thank you

My only disappointment was that the glorious fishing pool had apparently been ravaged by otters.

Property was excellent in all respects.

The setting of this holiday home is amazing, the view onto the lake will be unforgettable! Also the surprise of seeing the swans' entire family in the lake and sunset view will stay in our memories.The house itself is good, a bit in the 90s style, but very nice living room space and terrace. Bedrooms and beds were comfortable. The biggest downside was that hot water that was coming and going and many times we ended up with cold baths which was disappointing. Internet completely absent (no WiFi) and reception in general very poor so we were quite cut off from the world. Kitchen was lacking some essential tools like a colander, we have been provided with only 1 towel per person, only 1 toilet paper roll and 1 drop of washing up liquid, so on this side not very generous privision. Also the laundry room is outside the house and for drying they charge 1 per 15 minutes with coins, so essentially not usable.Overall happy, but there could be some improvements!

Rural, peaceful location

Great location in a beautiful setting. Very poor signal on the mobile and no broadband but knew that anyway. Second time I’ve stayed. A bit of updating with decor as a bit tired but overall met our needs.

Peaceful cottage

Lovely cottage with views of the lake, lots of games, dvd's etc.No wifi but not a problem for us. Saw our first ever kingfisher through the lounge window!

Nice place to get away from modern life

Spent a long weekend here and it was excellent. We didn't have a car with us but there are plenty of walks nearby and the beach was within cycling distance. I recommend East Ruston Vicarage Gardens for an afternoon out. There is an excellent collection of old James Bond VHS tapes for evenings in if the weather's bad.

Everything you need. Doesn’t have Wi-Fi or good signal for your phone but it didn’t bother us as we were out and about exploring the surrounding countryside. I would recommend if you want a peaceful holiday.

View of the lake was lovely. South facing garden. Compact house but very clean, tidy and loads of games and videos for the kids. No WiFi was unexpected but it wasn’t the end of the world.

The property is in a lovely location providing a relaxing stay in the countryside overlooking a small pool frequented by wildlife. The is plenty of space for 4 people and all amenities provided for your stay. It is made clear that there is no WiFi at the property, but also the phone signal is quite variable, so just be prepared for this when staying at the house. There is an excellent library of VHS and DVDs to watch! We really enjoyed our visit, just one or two little details would make it excellent such as providing larger towels. We would recommend this as a great property from which to explore the area.

Lovely place for a peaceful break.

Lovely location as it was peaceful. Plenty in the cottage to occupy the three of us. Calm and enjoyable walk around the water round the back with the swans and moorhen keeping us company. Mattress was slightly lumpy but that was the only downside. All in all exactly what we wanted. Thank you.

It was a lovely setting but very basically equipped. No pack relating to various equipment. We weeded the patio whencwe arrived. Bed not that comfortable. We have stayed in better places but loved watching the bird life around the pond.
