We enjoyed every part of this house, including the front porch and back porch. It was a great stay and would stay again soon.

Spacious family getaway

We had a great experience with this beautiful location and property The home was comfortable, furnished,and had all the Colorado ambience you could ask for Great view from the front deck!!

Beautiful views from this stunning and well equipped property.

Our family of 7 adults were very pleased with this property. Comfortable bedroom suites; gas fireplaces; hot tub; fire pit; fully equipped kitchen. Truly a fantastic experience. The management company was very responsive to our questions regarding the area as well. Highly recommend!

Fabulous!

Loved staying here! Very well appointed. There's is plenty of coffee and filters from previous VRBO guests :) there's even humidifiers for the very dry air!

Amazing accommodations and view.

We enjoyed the scenery, the hot tub and outdoor fireplace and all of the accommodations inside. The main area was spacious and very nice for all of us to enjoy together. The view of the Breckenridge slopes was breathtaking.

Great home, slightly understocked

Overall, I recommend this vacation rental. Reviewer Comments: This home is beautiful, spacious, and the views of the Breckenridge resort are amazing. The kitchen is slightly understocked, there aren't enough towels considering they have a hot tub, and the fire pit was unusable.

snow skiing trip

nice property but terrible driveway and parking situation with neighboring property. Outdoor area not clean, food trash left in grill. Trash in around hot tub. Hot tub not clean. Firepit didn't work. Kitchen sink faucet was faulty and loose.

Thank you for the feedback. This listing only has room for 3 vehicles - two in the garage and one parked parallel to the garage; parking is not available in the shared driveway. We apologize about the trash! With all the warm weather, the melting snow reveals a lot of buried trash - we will be sure to continually clean up the exterior of the rental. We will scheduled someone to check the fire pit and the kitchen sink. We encourage our guests to reach out to us during their stay with any issues they encounter!

First Time Trip to Breckenridge with Adult Children

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: This property checked every box for our family. The view is breathtaking! Looking out at the mountains as the weather changed and the sun rose and set was more than we ever expected. The home was extremely comfortable and was the perfect amount of space for our party of eight. Everyone was able to sit comfortably in the great room around the fireplace, to have a seat at the table for meals and the four bedrooms and baths provided both comfort and privacy for everyone. The hot tub and fire pit out back were used daily after skiing and offered rest and rejuvenation after a long day on the mountain. Much time was spent in the well equipped kitchen gathering for meals and snacks throughout the trip. The easy access to the Stage Coach Free Ride service at the end of the street made getting around very simple too! This property was more than we expected!

Overall this was a lovely stay. The house is beautiful and the views are unbeatable! I also appreciated how responsive the property managers were. I texted them our first full day with some pictures of some cookware in terrible shape and they arranged to drop off new pans and a new knife that day. We also contacted them later that night because the hot tub wasn't working and that was something we were really excited about. While unable to help that night, they texted first thing in the morning that someone would come to check it out. Luckily my husband figured out switching the breaker and that did the trick. You could tell, however, that this property was managed by a 3rd party and not someone who really loves and cares for the place. It was quite dusty (higher up places like door jambs, ceiling fans, etc) and the rugs are really in need of a cleaning. The paper goods like toilet paper and paper towels and tissues felt like sand paper. The carpets in general either need a deep clean or to be replaced. There are more nits but don't want it to overshadow that we very much enjoyed our stay.

Woefully short of expectations

Emmett’s Overlook Stay - Excellent Accommodations

We were looking for a cabin type accommodations to get away from our busy lives and also be able to take in some phenomenal views and hike in the mountains. From the moment we arrived every thing was perfect. The house was immaculate and decorated in full detail. There was not a room that was not pleasant and inviting. All of the rooms were exquisite and felt like home. We did not lack for anything except for more time. We plan to come back and stay a week to 10 days instead of the short four days. It was just a taste, but we left wanting more

A little slice of heaven

The covered garage was a plus, since it snowed the last 2 nights, Driving out on the driveway is steep when icy and snowing, but otherwise great stay. Keurig and regular coffeemaker provided but no come prepared. Backyard is a small pine forest, where a red fox strolled through every that was a plus.

Beautiful views!

Overall this is a great property. It is spacious, well equipped, clean and comfortable. My family of five was very happy to gather in the comfortable living room and watch the large TV and enjoy the easy gas fireplace. The view from the great room is spectacular and we loved waking up to this every day! We stayed here on a ski vacation and the drive down to the lifts was about 12 minutes. You definitely need 4 wheel drive or chains like the listing says. The one complaint I have is that the master bed is very uncomfortable and the sheets are terrible. It was disappointing after a hard day skiing to dread getting into bed. If this had been better I would have given the listing five stars.

Great location - Subpar Property Management

I’ve leased vacation homes through VRBO since 2005 and this is the first time “ever” I felt let down by a property manager. I feel bad for the owner who must have a huge water bill caused by a broken tub faucet from the previous renter. Wasting water unnecessarily did bother me and my family to the point where the stay did not feel 100% comfortable. . The house and location is amazing and I wish the owner good luck with current property management.

Thank you for your feedback! The bathtub faucet was leaking downstairs, and was repaired within a few days. This is a typical response time here in Breckenridge for a non-emergency leak. We're glad you enjoyed your stay!
