Large, beautifully decorated and well stocked 1st floor 5 bedroom / 3 bath just 1.5 blocks from the boardwalk and beach! Rooms are spacious, inviting and comfortable for families up to 14 people. Enjoy afternoons and evenings on the shaded porch with family and friends as you sip your favorite drinks. 50" UHD Smart TV in LR, UHD Smart TVs in each BR, wireless internet, 12 beach tags, 10 beach chairs, 2 beach umbrellas and 4 bikes add to the fun. You can use our EV charging station (Level 2 40A/240V with J1722 connector) in the garage for free. Shopping, restaurants and arcades are just a short stroll away. The FPs in the LR and master BR are perfect for a romantic winter getaway. See the photos! The property address is 1220 Wesley Avenue.
We do not rent for proms, Senior Week or other groups of high school or college students.
We generally rent only for full weeks from late May to early October and welcome long weekends in the off season. We aim for full weeks at Thanksgiving and Easter.
The 5 Bedrooms and 3 bathrooms are all unusually large for Ocean City and are as follows:
* Master BR with king bed, fireplace, 43" UHD Smart TV with DVD and bathroom with shower and double vanity
* 2nd BR with queen bed, 43" UHD Smart TV with DVD and entry to large "Jack and Jill" bathroom
* 3rd BR with queen bed, 43" UHD Smart TV with DVD and entry to large "Jack and Jill" bathroom
* Jack and Jill bathroom has double vanity and separate room for shower and commode.
* 4th BR has 2 twin beds and 43" UHD Smart TV with DVD.
* 5th BR has 2 double bunk units providing 4 twin beds and 50" UHD Smart TV -- great for the kids!
* The hall bath has a tub/shower and is typically used by the family members sleeping in BR4 and BR5.
* Living room also has a queen sleeper sofa
* There is also an additional outside enclosed shower.
* We recently upgraded the King, 2 Queen and 2 Twin beds to premium Beauty Rest 14" thick mattresses with 1000 independent internal coils and several layers of comfort foam. All this to help ensure our guests sleep well!
For meals, there is plenty of seating for everyone:
* A main dining table for 10
* A smaller dining table for 4 that is also great for playing cards, doing puzzles or playing other games
* 5 kitchen counter bar stools
The deck is spacious and wonderful, facing east to provide morning sun and afternoon shade (make sure you don't stay elsewhere where the deck faces west -- it's like the surface of the sun during summer afternoons!). There is a table for 4 as well as 8 sling chairs. We have spent countless happy hours on the deck!
This home has Comcast high speed internet. You can stream YouTubeTV and Samsung TV for free on the 6 smart TVs.
A gas barbeque grill is shared with the upstairs unit (1222 Wesley -- we also own this property). This has worked well for many years. An extra full propane tank is in the garage.
There are 2 fireplaces -- one in the master BR and one in the living room -- great for fall/winter/early spring rentals!
The unit has a large capacity washer and dryer. It also has a high chair, a portable crib and a children's table.
The St Damien Catholic Church is less than 0.5 blocks away -- at 13th and Wesley. Other churches are also nearby but not quite as close.
The beds have bedspreads, mattress pads/mattress protectors, pillows/pillow protectorss and blankets. Sheets and pillow cases and bath and beach towels are NOT provided and are either brought by the renter or rented from local companies (many local businesses do this).
The kitchen is well stocked with all the plates, glasses and utensils you need. There is a toaster, coffee maker, blender, griddle, pots/pans, etc. We get many positive comments in our guest book about how well we have set up this property.
Renters must bring their own consumable supplies -- toilet paper, clothes and dish washing detergent, paper towels, trash bags Often some supplies remain from previous renters, but it is best to not rely upon this.
We provide 12 seasonal beach tags (honor system to not take them!) so there is no added expense to go to the beach. (Note: Ocean City requires that you show your beach tag when you walk onto the beach between early June and Labor Day)
The unit has 10+ beach chairs, 2+ beach umbrellas and beach toys in the garage, but the condition of these cannot be guaranteed.
The unit also has four 21 speed bikes for your use -- Ocean City is great for bike rides (you can even ride on the boardwalk until noon)
Parking includes 1 car in the large garage and 2 cars on the concrete pad. This is accessed via the alley behind the unit. There is also free street parking on Wesley Avenue, though it can fill quickly. We find we seldom need a car, and if there are more than 3 cars, we can find a place to park the others (usually farther from the beach) and leave them untouched for the week.
Professional cleaners will clean the unit following your stay, but the protocol in Ocean city is for the renters to leave the place as close to the condition upon arrival as possible. For example, bedspreads should be on the bed and the beds should be made, furniture should all be placed back to the original location if moved. dishes should be cleaned and returned into the proper cabinets, items that may have fallen on the floor should be picked up, trash should be taken out, etc. This then allows the cleaners to focus on the remaining aspects to bring the place to 100% for the following guests. We provide a "departure checklist" in a "renters guide" binder in the unit that can be used to ensure a complete and proper departure.
The main access to the unit is via an outside covered stairway (single flight of 8 stairs). Once in the unit, there is a small stairway of 6 stairs from the living room/dining room/kitchen level to the bedrooms. The unit can also be accessed via the front porch.
We keep 3 copies of keys in a lock box attached to the left side of the outside stairway at ground level and provide the code to renters once the booking is confirmed. Renters must return the keys into the lock box at the end of their rental.
We also own the upstairs unit -- 1222 Wesley. This is essentially the same floorplan and is also 5BR / 3BA and sleeps 14. We often get double bookings of both properties for large groups up to 28. 1222 Wesley is also listed on VRBO (#1394889). We also own 1404 Ocean Ave if you need a slightly larger place (sleeps 16). It is also listed on VRBO (#1397028).

We have been the proud owners of this beach house since 2004, after falling in love with Ocean City during many prior family visits. We have built a great reputation in Ocean City of keeping our place very nice, and while we are relatively new to VRBO, this has led to more than a decade of very successful rental seasons year after year working mostly through the many local realtors. We have been happy to open our home to so many guests from around the country and the world, and it warms our hearts to read the many entries in our guest book describing the fantastic times and the everlasting memories so many families have experienced at 1220 Wesley. Most 5 BR units in Ocean city have very tiny bedrooms and a small living area. We purchased this property in 2004 after an exhaustive search and were impressed with how spacious this unit was compared to the norm. We also receive excellent comments for how well stocked the unit is and that we provide 4 bikes.
