Seating for everyone at the ocean view 6-person table, 4-person high-top table, and 4 more stools at the kitchen island. A wall-mounted flat-screen Smart TV and WiFi for those hoping to remain connected to the world. The great room boasts incredible and unobstructed ocean views. Play tennis, swim, or use the hot tub on-site as well. Take the onsite stairs down to the beach, vacation has never been more convenient!

-Max occupancy at all times: 5
-Quiet Hours: 9pm - 9am
-NO PARTIES, GATHERINGS, EVENTS, AND NO EXTRA GUESTS THAT OVER OCCUPY THE HOME - Strictly enforced.
-This home IS NOT PET FRIENDLY.
-There shall be no video, still photography or film production of any kind without the express written consent of the owner.
- SMOKING: This home and all Vacation Rentals by Kimberly properties are strictly non-smoking. Smoking of any kind is not permitted anywhere on the premises. A minimum $250 fee will be charged if evidence of smoking is found.

PLEASE NOTE!
-Please take note that this home is NOT baby and/or child proofed. It is your responsibility to walk the home and/or property upon arrival, to make this space safe for your children. We assume no liability for harm/death to any baby or child staying or visiting this vacation rental.
-All of the condo units located on S Sierra have spotty cell phone service. We do have a booster on site, but even that reports spottiness occasionally.
- Please note that early check-ins and late check-outs are available at our discretion. There are extra fees for either of these add-ons when available.
- The fireplace is to not be utilized.

CANCELLATION POLICY
• A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty, aside from a $500 restocking fee.
• Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment (not including deposit and cleaning fee).
• Cancellation or early departure does not warrant any refund of rent. If you wish to shorten your existing reservation with VRBKIM, and your reservation is further than 30 days away, we do charge a $100 restocking fee to make this adjustment.

Parties and Overoccupancy Policy:
If the guest violates any of our rules regarding noise, parties, or overoccupancy, and the host receives complaints from neighbors, a $500 fine will be imposed per occurrence. In addition, should these allegations be found true, the guest will be subject to immediate eviction without a refund.
