About the Pool: While we provide access to the building's pool for our guests, it is occasionally closed for maintenance or seasonal issues at the building's discretion. We will not be held responsible if the pool is closed during your trip. We recommend that you contact us to confirm that it is open. Also, the pool is NOT heated.

Southtown is a two-square-mile space just a few blocks below San Antonio’s touristy epicenter. Throughout this historic neighborhood are grassroots art communities and notable architectural gems as well as more than enough unpretentious watering holes and good restaurants to make you consider taking up permanent residence.

This is a hip, up-and-coming area of downtown San Antonio. We love this area because it's relatively quiet compared to central downtown areas and has a lot of unique, local restaurants/bars in the area.

You will have 1 parking space in the attached garage. There is also a public transit bus stop at the northwest corner of the property.

For your safety, we have exterior cameras at the property that monitors entries/exits.
- Guests must provide government ID prior to finalizing reservation.

- Local residents need to communicate the intent of their stay, name, email and age prior to instant booking to avoid cancellation.

- Security Deposit - if you damage the home, you may be charged up to $250

- We are not responsible or liable for any accidents, injuries or illness that occur while on the premises.

- No smoking, vaping, or use of marijuana at anytime anywhere on this property, this includes the balcony.

- Do not have any more guests than stated in your reservation, without prior approval. Having a total number of people greater than the max occupancy is ground for immediate termination of the reservation without refund.

- A guest is considered an "overnight guest" after 10 pm

- No loud music

- If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it, fix it; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back.

The property's quiet hours are in place to ensure that you and our whole community can enjoy a restful night's sleep. This property is equipped with NoiseAware technology. NoiseAware is a smart home device that measures volume levels throughout the property and allows us to respond to noise nuisances without disrupting your stay.

NoiseAware is 100% privacy compliant and is required on this property. NoiseAware does NOT record audio, just monitors decibel levels.

Richland rentals is not liable for any theft or damage to a guests property or belongings stored or parked on the complex or within the city of San Antonio. Guests are encouraged to secure all belongings and park at their own risk.
