We are here for you during your stay but our level of interaction is up to you. We are only a phone call or message away. You will be able to self check-in upon arrival and self check-out upon departure.

We're happy to be assist via phone or through your booking app before, during or after your stay.

Once a week, one of our team members will stop by the property to put out the trash cans, replenish our supplies, and/or restock sheets and towels. They will NOT enter the home. They have access to the garage or shed with a code. This day may or may not fall during your stay.


Sunnyside is a walkable, historic neighborhood in Northwest Denver with easy access to major highways and public transportation. It has recently undergone a development resurgence, bringing in new restaurants and breweries. The area features a mix of popular local spots and new classics, including Acova, Bacon Social House, El Jefe, Los Carboncitos, Sunny's, The Wolf's Tailor, Denver Market, and Pecos Square Retail Center. Parking is ample in the neighborhood. Just a stone’s throw away from the Rocky Mountain Lake, you can take a stroll while taking in the breathtaking scenery of the Colorado Rockies.

You’ll have private access to the entire carriage home with shared access to the outdoor space. Please make yourself at home, your hosts are just a phone call or text away if you have any questions or want recommendations for things to do nearby.

There is a keypad on the carriage house door for easy and secure access to the home.




Sunlight filters through the windows as you settle into a quiet space tucked away in Sunnyside. Mornings can begin with coffee at the dining table, while evenings invite you outside to unwind by the glow of bistro lights or the warmth of a fire pit. With parks, cafes, and the beauty of Rocky Mountain Lake nearby, the carriage house blends a sense of retreat with the pulse of the neighborhood.

Sleeping arrangements
The private suite is centered around a comfortable king bed with blackout shades to ensure restful sleep. An ensuite bathroom includes a euro-style glass shower along with essentials such as shampoo, conditioner, body soap, shower gel, hair dryer, and fresh linens professionally laundered off-site.

Indoor comfort
Inside, the living area offers a bright, open layout with a smart TV equipped with Amazon Fire and Roku for streaming. Board games are available for a slower pace, while both Wi-Fi and an Ethernet connection support remote work. A dining table that seats four doubles as a convenient workspace. Heating, air conditioning, and room-darkening shades make the space comfortable year-round.

Kitchen & dining
A compact kitchenette provides everything needed for simple meals and snacks, including a mini fridge, microwave, toaster, hot water kettle, coffee maker, wine glasses, dishes, and silverware. Complimentary coffee is provided for mornings, and the dining table creates a welcoming spot to share meals.

Outdoor living
Step outside to a landscaped backyard shared with the main house. Gather around the fire pit, relax at a retro-inspired patio table under bistro lighting, or enjoy the peaceful feel of the yard even while being close to the city. Outdoor furniture makes it easy to settle in, and you may encounter a friendly dog from the main house while enjoying the space.

Safety and convenience
Self check-in with a keypad allows smooth arrivals at any hour. Both free parking on premises and free street parking are available. The home is single-level with no stairs, offering easy access through a private entrance. Safety features include smoke and carbon monoxide alarms, a fire extinguisher, and a first aid kit. Essentials such as towels, bed sheets, soap, toilet paper, hangers, and an iron are also provided, with a laundromat nearby for extended stays.

Neighborhood
Set in Sunnyside near Rocky Mountain Lake, this guesthouse places you close to neighborhood cafes, restaurants, breweries, and shops. Local parks provide room to explore, and the property’s digital e-manual offers recommendations for dining, hikes, and hidden gems so you can experience Denver like a local.

Exploring Denver and its stunning surroundings is made effortless with the convenience of a rental car or ride-share service. While Denver's public transportation system is dependable, it may not offer the same level of flexibility as having your own vehicle. To make the most of your stay, we recommend renting a car or using a ride-share service.


Want to bring your furry friend?
$100 fee per dog, maximum two dogs only. Sorry, no cats permitted. The backyard is fully fenced, but please note the fence is not flush to the ground so smaller dogs and even motivated larger dogs could crawl out. Please always monitor your pets.

Please be aware that a medium sized dog lives in the main house and will be in the backyard at times.

Kindly note that smoking of any kind is strictly prohibited on the premises, including inside and outside the property and will result in a minimum fine of $1000.

The Carriage House is a private and separate unit located in the backyard of the main house, with its own entrance. Outdoor area is shared. Guests can easily park on the street in front of the property.

Please note that due to Denver zoning and permit regulations, the kitchenette is not equipped with a stove, cooktop, or oven. However, it is still fully equipped with a microwave, mini-fridge, coffee maker, and all necessary kitchen utensils and dishes for your convenience.
