PROPERTY HIGHLIGHTS: This modern and spacious home is only 1.5 miles to town and skier parking/dropoff and the Breckenridge Gondola. In summer/fall, walk 0.8 miles to Main Street Station shops and dining. New construction with private hot tub and fire pit. Enjoy beautiful views and the sounds of the river. Two living areas, three King suites, heated garage with boot warmer/dryer, pet friendly for well-behaved pets. Pristine condition. TVs for streaming in all bedrooms and living areas. Heated floors throughout, huge mud room, A++ neighborhood.
ENTERTAINMENT: TVs with streaming apps in all bedrooms and both living areas. High-speed, reliable internet throughout.
THE TINY COMPANY DIFFERENCE: Breck Mountain Rentals is a very small company offering big customer service, locally-owned and operated here in Breckenridge, CO. Your calls/texts are answered immediately 9am-9pm and 24 hours for emergencies. Our inventory is limited to a select number of properties only in the Breckenridge core so that we are able to provide meticulous attention to detail, for happy homes and happy guests. All Breck Mountain Rental properties are meticulously maintained and well stocked with full-sized and/or ample guest supplies, an informative welcome binder and a gift bag.
LOCATION: Only 1.5 miles to downtown Breckenridge shops and dining and the Breckenridge Gondola for skiing at Peaks 6-8, 0.8 mile to Peak 9. Walk to town on paved path in summer and fall or ride the free shuttle (closest stop is 300 yards from house).
ACCESS: ALL Breckenridge visitors need 4WD/AWD for safe transportation to and around town. Easy drive to town or walk in summer and fall. As our guests, we are happy to help you with the details of getting around Breckenridge and where to park.

• Living area with beverage refrigerator and Queen sleeper sofa
• Hot tub patio and laundry room
Main Level:
• Kitchen, living and dining rooms.

• Primary/Master Suite with attached bath.
• Desk/work space on landing
Open main level layout with large living/dining area. Entry mud room off the heated 2-car garage, covered private hot tub, high-end appliances and fixtures throughout.

We have an exclusive small business partnership with Black Tie Rentals Breckenridge. Our guests receive a 15% discount on ski/board and e-bike rentals that includes free delivery to your vacation home. Skip the hassle of picking up your rentals and have those items delivered to your home and picked up at departure.
HOUSE RULES:
Home insurance requires that all guests be the minimum age of 30 with the exception of children and young adults traveling with parents.
Max adults 8 and only up to 10 occupants if two or more are children.
ID and signed rental agreement required
Max vehicles is 4 total, max parked in driveway is 2. Group with 3-4 cars must park at least two in garage per HOA rules.
CHRISTMAS/NEW YEAR 2025: Reservations including the night of Dec 25, must check out by Dec 27, unless also booking the night of Jan 1. Reservations including the night of Jan 1, may not arrive prior to Dec 27 unless also booking the night of Dec 25.

Dogs must be leashed outdoors at all times per town ordinance. Dogs must be minimum of 1 year old, one 60 pound or less dog, or two small less than 20-pound dogs. A description of your pet, how/where they sleep/spend time alone and signed pet policy are required.
