The Billiard Room is a great place to chill and play a game or two.

The downstairs living room is magnificent for relaxing and playing games.
The sitting room adjacent to the living room is outstanding for enjoying a good book.

There is no central A/C, and the basement stays cool all year around.
But to make it comfortable during those hot months in the summer, we have installed a window A/C unit in each upstairs bedroom.
There are also 2 mobile A/C units on the main floor.

3 King Beds, 4 Queen Beds, 4 Full Beds, 2 Twin Beds, 1 Crib, 1 Queen and 1 Full Air Mattress / The sofa in the theatre with doors for privacy is also good for sleeping.

Kid Friendly:
This home is set-up for families of all sizes with all age groups.
There is a travel crib and a highchair in the home for your convenience.
We also provide games for kids to enjoy both indoors and outdoors.
There are kid friendly plates, bowls and utensils in the kitchen for your peace of mind. All the doors and windows chime when opened and closed to alert of movement around the house.
There is a swing-set on the property with swings and a sea-saw. However it is not safe and should not be used.

High-quality linens, luxury bath towels plus a starter set of Terra Pure organic soaps in each bathroom. Fully equipped laundry room with washer, dryer, ironing board, and iron. Laundry soap is provided to get you started.

Each bathroom comes with 3 full rolls of toilet paper and 3 full rolls of paper towels are provided. We always provide enough dish soap and trash bags are available for your stay.

There are two dishwashers in the home.
The bar boasts a Kegerator if you are so inclined to use it.

There are 2 parking spots available in the garage.
There is additional parking throughout the long driveway to fit another 3 vehicles easily.

There is street parking, but it is tight and not recommended overnight.

CHECK-IN AND CHECK-OUT:

- Early check-in or late check-out can be at an extra fee depending on availability.
- You will receive simple and easy to follow check-out instructions upon your arrival.
- A rental contract will emailed for electronic signature before check-in.

Keep in mind, if you are choosing to book our home using a 3rd party website and not booking direct, not all third parties share your information with us. When you book, you are agreeing to submit a copy of your photo ID, your email address, and credit card to us after you book. This is standard procedure for professional property managers, just like hotels. Age minimum 21, and no pets are allowed without permission in advance and applicable fees.

House Rules:

-- No loud music
-- No outside music equipment is allowed at the home
-- Quiet hours start at 9PM to 8AM
-- No more than 4 vehicles allowed at the property
-- No outside guest allowed, everyone must be staying at the home if they are there
-- Clean up after yourself / your pets and your family is required
-- If police are called for ANY reason, you can be asked to leave immediately without refund
-- No going on the golf course, it is a private course and guests are not allowed
-- No access to the community center, it is for private membership only.
-- For Golfing nearby, please check-out Kings Golf Course
-- All guests at the home must be included in the total guest count
-- Smoking in the home (of any kind) can result in $1,500 fines and being blacklisted
-- The speed limit in the neighborhood is 20 miles per hour / please be respectful

Pet Policy: Dogs are allowed, under 20lbs each with a maximum of two. Approval in writing and $250 fee per pet is required. Bringing a pet onto the property without approval is terms for removal without refund and up to $1,500 in fines.

Service Animals are exempt from this policy. Service Animals are animals which provide a service to their owners, for example seeing eye dogs. These pets are identified as needing to be with their owners at all times, as the service they provide is necessary for the healthcare of their owners. They are never left alone and do not bark. Emotional support animals do not qualify as service animals. Unfortunately, cats are not welcome under any circumstances, as many guests have severe allergies.

Other things to note:
Rest easy with ACCIDENTAL DAMAGE INSURANCE.
Your reservation is covered for up to $5,000 in accidental damages. Let's face it... kids make messes and accidents happen. So rather than having you provide an extra deposit, we ensure you are covered with up to $5,000 in coverage for a flat fee of $129. You will see this amount added to the reservation.

Thank you for following our house rules:
No smoking or vaping of any kind in the home or around open windows or doors. Violators will be charged up to $1,000 and asked to leave without refund.
Disturbing the peace is not tolerated. I will ask violators to leave without refund.
No parties with outside guests are allowed. All guests must be included on the guest count for your reservation. No more than 21 people are allowed in the house.

Quiet hours are from 10 PM - 8 AM. Please do not play music loudly at any hour.
