Come and stay at Playin Hooke Beach House. This is a single family home located in the Quaint Seaspray community across the street from the beach. Our home has a private beach access just a 5 min walk from the front door. The beach entrance is located to the left of The Surf Hut Restaurant and has plenty parking for cars or golf carts! Centrally located in Miramar Beach, close to everything you need. White sandy beaches, sparkling pool, outlets, restaurants, and more are all less than a mile from our lovely vacation home.
Enjoy privacy on our deeded beach access just across street from the front door, lounge around the community pool, or spend the evening shopping at Silver Sands. There is something for the entire family!
We believe that everything should be easier on vacation, so we have made checking in simple as can be! Just enter your personal door code into the front door, and your vacation begins. We have created an easy, laid back atmosphere which is perfect for families and friends (NOT spring breakers or party groups) looking to relax. The living/dining area offers plenty of seating for the whole family, a 75 inch Smart TV is ideal for those lazy evenings after spending the whole day in the sun. Our home has many wonderful features such as a fully loaded kitchen for the chef in your family. Pots, pans utensils and more are all provided for you, as well as spacious granite counters, ample light, and elbow room!
Our master suite features a king size bed, 60 inch Smart TV, generous closet space and a private bathroom with a large walk-in shower and two sinks in the vanity. The two guest bedrooms feature a queen size bed in one and a full in the other. Both have 40 inch TV's and a shared bathroom with a tub shower combo. Our comfortable sofa doubles as a queen sleeper! In addition, we have a custom built Queen Murphy bed with 16 inch mattress. This home features an outdoor seating area with an outdoor kitchen and fire pit. Enjoy al fresca dining under the stars!
This is a NON-SMOKING home. If the property is smoked in, a $1,000.00 fee will be assessed. If a guest chooses to smoke outside, all cigarette/cigar butts must be removed from the property.
If butts are found on or around the property, an additional $1,000.00 fee will be assessed.
PETS – No pets allowed at Playin’ Hooke Beach House.
AGE REQUIREMENT – Reservations shall not be made by or for a minor defined as any person under the age of twenty-five (25).
NO groups with teenage or college-aged guests are allowed without a parent or guardian staying, regardless of season. We require all guests to be listed in this agreement and include 1 form of government-issued identification, such as a driver’s license or passport, for age verification. Incomplete forms will not be accepted and are subject to rental cancellation. We are committed to a safe and family-friendly experience for our guests and neighbors. The policies have been crafted with care and consideration after several years of industry experience. These polices are for the protection of all and are designed to enhance your vacation, not limit or confine in any such way. We appreciate your understanding and compliance.
MAXIMUM OCCUPANCY – The maximum number of guests for this property is limited to 8 adults. Exceeding the maximum occupancy will result in immediate eviction and forfeiture of all money paid.
HURRICANE/TROPICAL STORM EVACUATIONS – Our policies regarding mandatory hurricane and tropical storm evacuations are per Section 10. If possible, leave before local officials issue an evacuation order for our area. Even a slight delay in starting your evacuation will result in significantly longer travel times as traffic congestion worsens.
NO DAILY MAID SERVICE – Linens and bath towels are included in our home. Rental rate includes a one-time cleaning fee to cover and provide for cleaning and laundry service of towels & linens, sanitizing of all common area surfaces and rooms, as well as outdoor areas. We provide a starter kit of paper products in bathrooms and the kitchen, as well as dishwasher and dishwashing detergent. We have a washer and dryer you can use during your stay, and we recommend bringing your preferred detergent and beach towels. We do not permit our towels or linens to be taken from the home. DO NOT mix our towels or linens with your clothes. Please leave all dirty towels in bathrooms and dirty linens in rooms.
Backyard - Please ensure that all outdoor furniture and umbrellas are left in their place per the online pictures and with covers back on to protect them from the elements and enjoyment of our future guests.
Firepit - Please keep logs inside the firepit and extinguish any leftover flames. There is a nearby water hose. Our housekeepers will check the grounds for any ashes or bonfire debris outside of the firepit at check-out. A fine of $250 will be assessed to guests' damage protection or deposit if debris outside the firepit is encountered.
EXCESS CLEANING - To avoid an extra cleaning charge, wash the dishes and leave the property in a neat and orderly condition as you found it. A $75 garbage removal fee will be assessed if garbage is not removed from the house and onto the provided bins at the time of check-out. Damage Protection does not cover the guest for soiled or misplaced linens, failure to remove garbage from the property, or leaving the house excessively dirty at check-out time. These fees will be charged to the payment method on file.
Garbage Pickup - Walton County Waste Pickups are on MONDAYS and THURSDAYS super early. Please set out the bins on the edge of the driveway the night before for garbage pickup, and return the bins onto the property/backyard on pavers after pickup during your stay. If you check out Sunday or Thursday, we have arrangements to get bins back into the property. Just make sure all garbage is left in bins at checkout.
NEIGHBORHOOD RULES/SEASPRAY HOA – Our home is in a residential neighborhood and controlled by Seaspray Homeowner Association. Most violations warrant a fine that the guest will be responsible for paying. Our HOA prohibits the following:
a. On-site parking of recreational vehicles, personal watercraft (boats, trailers, jet skis, etc.) is NOT allowed. Please
notify us before check-in if you are bringing any of these to help locate additional parking.
b. Vehicle parking on the street and/or grass is NOT allowed. Cars parked on the street and/or grass can be towed by the HOA.
Guests are limited to parking on our driveway. Please advise us if you will have more than 2-3
vehicles during your stay, and we will not be able to fit all vehicles in our driveway area.
c. No pets allowed on Miramar beach without a Walton County permit tag. Only pets allowed on the beach BEFORE 8:30 AM and after 3:30 PM
PM with a Walton County permit tag on collar. Strictly enforced.
d. Guest agrees to pay for any fines for violations on our behalf; SeaSandSunRental, LLC will charge the card on
file.
NOISE ORDINANCE – Quiet time for our property/community is 10:00 PM until 6:00 AM, in conjunction with Florida county ordinances and Seaspray HOA. This is strictly enforced, and several HOA board members are neighbors. Please be considerate of your neighbors. Radios, stereos, and all other musical or entertainment devices will be played in compliance with the decibel level. The decibel levels cannot exceed fifty (50) decibels between the hours of 10:00 PM and 6:00 AM outdoors. Music played inside may not be heard outside of the property with the doors and windows closed. At 10:00 PM, all guests not staying at the property need to depart from the premises. Guests agree to pay for any fines for violations on their behalf; SeaSandSunRental, LLC will charge the card on file.
Beach/Community Pool – Private beach access is also available to our guests with a code, and there is a designated area for Seaspray Guests and residents on the beach. The code for the gate changes often. Please check the welcome book located in the kitchen for the latest code. Guests are welcome to enjoy the community pool during open hours from sunrise to sunset.
SEASPRAY POOL RULES 2025
1. No food or beverage in or on the pool wet deck; commercially bottled water in plastic bottles is allowed on the pool wet deck.
2. No glass or animals in the fenced pool area.
3. Pool capacity: 20 persons.
4. Pool hours: Sunrise to Sunset.
5. Shower before entering.
6. Do Not Swallow the Pool Water.
7. Do not use the pool if you are ill with diarrhea.
8. No smoking at pool edge.
9. No bikes, scooters, etc. in pool area.
10. Children not toilet-trained must wear swim diapers.
11. Children under 14 must be accompanied by an adult.
12. Place all trash and cigarette butts in the appropriate container.
13. No running, diving, or jumping in the pool area.
14. No lifeguard on duty, swim at your own risk.
15. Pool maximum depth 5 feet.
Beach chairs – Beach chairs are provided for your use and are located inside the garage. Please do not leave chairs behind and place them back on the wall rack after use. Fees will be charged for any missing and/or broken chairs to the payment method on file.
Garage – The code to open the garage door from the outside is 7298. Please maintain the garage door closed when not in use, for security, as we store our motorcycle and LSV (golf cart) in there. The garage door opener came with a pre-installed life safety camera, which faces out into the driveway.
Bicycles – We have a total of 4 bicycles. If you would like to use any of the bicycles during your stay, please let us know. They are currently locked. We can supply a code for your use. Please take the lock with you while in use to secure the bicycle from theft. Upon return, please place the bicycle back on the wall and lock it. There will be fees charged for any broken or stolen bicycles to the payment method on file.
