This home offers three stylish and comfortable bedrooms designed for relaxation and a great night’s sleep. The main level features a King bedroom. The second level has a King ensuite bedroom, plus a kids’ bunk room. Down in the basement, there’s a Full ensuite bedroom. All bedrooms come with ceiling fans, nightstands, and wall-mounted flat-screen Smart TVs for your convenience.

With three bathrooms spread across three levels, there’s no need to wait! All bathrooms are equipped with tub/shower combos, rainshower features, spacious vanities, and high-quality towels. The basement also includes a bathroom near the pool for easy swimsuit changes.

The open-concept kitchen features custom cabinets, granite countertops, and a Keurig coffee bar. You’ll find everything you need to prepare meals, including a toaster, blender, and coffee maker. With beautiful hand-painted murals and cozy seating, this pool offers a peaceful and fun spot to unwind. It measures 15ft long, 7ft wide, and 3ft deep, ideal for a leisurely swim or just splashing around with the kids.

Stay connected with 1000 Mbps high-speed internet, perfect for streaming, working, or browsing. Smart TVs are available throughout the home, with each bedroom equipped with its own—just log in to your streaming accounts and enjoy your favorite shows.

LAUNDRY:
A washer and dryer are provided, along with an ironing board and iron, plus 2 laundry pods to get you started.

GAMES:
The game room is located upstairs in the loft. There is an air hockey table, PacMan Arcade, board games and a Wii game system.

OCCUPANCY:

8 guests (6 adults max, no adults on the top bunk) All guests aged 2+ must be included in the reservation.
For liability reasons, no visitors or unregistered guests are allowed at any time.

CHECK-IN/OUT:
Check-in anytime after 4pm. $50-$100 fee for early check-in, depending on cleaner availability. Check-out is by 10am.

INCIDENTALS:
Our cleaning team provides start-up supplies, be prepared to purchase more for your stay.
Includes: 1 roll of paper towels, 1 small dish soap, 2 dishwasher pods, 2 laundry pods, trash can liners, 1 hand & face soap in each bathroom, and 1 roll of toilet paper per bathroom.
The property is stocked with dishes, cookware, linens, and 2 bath towels per guest (no pool towels).
Please bring or buy items like soap, shampoo, and coffee pods (Keurig).

REFUNDS:
We follow the cancellation policy agreed upon at booking and recommend purchasing travel insurance. No refunds will be issued for weather-related issues or circumstances beyond our control, including during hurricane season (June 1–Nov 30). No refunds or date changes after cancellation period.

STRICT RULES: Violating these rules will result in immediate eviction without a refund.

HOUSE RULES:
☞Rental Agreement: After booking, you will be prompted to sign a rental agreement outlining the guidelines and house rules. We use approved API-connected software, allowing guests to easily set up their security deposit and sign the agreement.

☞Security Deposit: A $500 deposit "hold" will be placed 1 day before check-in and released 3 days after check-out, if no damages occur.

☞Trip Insurance: We recommend trip insurance for emergencies. No refunds or date changes after the free cancellation period.

☞Cancellation Policy: We follow our cancelation policy, In the event of cancellation, any Travel Insurance, Damage Protection and any processing fees are non-refundable.

☞Rental Age Policy: Per HOA rules, guests must be 25+ to book and must stay for the entire duration. No third-party bookings.

☞Occupancy: Max occupancy is 8 including children (6 adults max). No adults on the bunkbed. All guests over 2 years old must be included in the reservation.
An additional fee of $150 per person, per night will apply for over-occupancy.

☞Visitors: No unregistered guests. Unauthorized guests will incur a $150 per night fee. Exceeding occupancy limits results in a $500 fee.

☞Parking: Parking is available for up to 3 cars. Street parking is not available.

☞Parties: No parties. Do not attach banners or balloons. You are responsible for damages or extra cleaning fees.

☞Check-In: Self check-in after 4pm via smart lock. Early check-in is $50-$100, based on cleaner availability.

☞Checkout: Check-out by 10:00 AM. Late check-out is $50 per half-hour.

☞No Smoking: $250 fine, loss of security deposit, and damage charges for smoking inside.

☞Security Cameras: 2 cameras (front porch & driveway) recording during your stay. Tampering incurs a fee.

☞Indoor Pool: Supervise children. Use at your own risk—no diving. Temperature is fixed at 82-85°F. No alcohol, glass, oils, soap, salts, or bath bombs. Violations: $250 fine + repair costs.

☞Hot Tub: Do not sit or stand on the cover—$400 fee for damage. Use at your own risk. No oils, soap, salts, or bath bombs. Violations: $250 fine + repair costs..

☞Pest Control: We have monthly pest control and bed bug inspections. Keep doors and windows closed to minimize pests.

☞Power Outages: Electricity, internet, and cable may be disrupted due to storms or other issues. We cannot offer refunds for outages or unforeseen circumstances.

☞Trash: As we are in a bear-prone area, please do not leave food in your car, as bears may be attracted to it and could damage your vehicle. Always dispose of trash in the community bins.

☞Quiet Hours: 10 PM - 8 AM. Violations: $250 fine, loss of security deposit, and possible eviction.

☞Restricted Items: No candles, confetti, hair dye or glitter. Violations result in a $100 fee and damage charges.

☞Showers: Keep curtain liner inside the tub to avoid water damage.

☞Toilets: Only flush toilet paper. No feminine hygiene products, wipes, or trash.

☞Items left behind: Host is not responsible for items left behind and cannot assist with retrieval or shipping.

☞Additional Supplies: We provide a starter set of toilet paper, paper towels, trash bags, paper towels, soap and coffee. Be prepared to purchase more to get you through your stay.

☞NERF PLAY RULES: Play responsibly with protective eyewear. Report damage or loss. Charges may apply.

☞PET RULES:
Dogs Only: 2 dogs (50 lbs max).
Pets must be included in your reservation. A $150 pet fee applies. $200 per pet if not disclosed.
Must be housebroken.
No Pets on Furniture/Beds: Pets are not allowed on furniture or beds.
Pets cannot be left alone inside unless kenneled.
Bring your pet’s towels and crate.
Clean up after pets inside and outside. Dispose of waste in outdoor trash bins.
If a pool chemical check is required during your stay. An adult must be present if you bring a pet.
