Do not use fireplace, it is inoperable and a fire hazard.
No unauthorized individuals are permitted in the building. Delivery personnel may enter only with an access code.
Guests must be accompanied by a registered occupant at all times.
Do not share access codes with anyone not on the lease or registered as an occupant or listed as a guest that will be accompanying you on your reservation.
Non-Smoking Policy
Smoking of any kind (tobacco, cannabis, e-cigarettes, vaping) is strictly prohibited inside the apartment, on balconies, patios, in all indoor common areas, and within 25 feet of any entrance, window, or ventilation intake.
The designated smoking area is located in the back of the building parking lot at the rear of the property, at least 25 feet from the building or the grassy areas around the house.
A $600 fee will be charged for any violation of the smoking policy, in addition to cleaning charges and possible eviction.
Please do not re-enter the building immediately after smoking marijuana or tobacco. Ensure clothing and personal items are free from smoke odor before returning inside, as lingering odors can disturb other occupants and will be treated as a violation of the smoking policy.
Evidence of smoking (odor, residue, ash, cigarette butts, or burn marks) will result in immediate enforcement of this policy.
Pets not allowed
Pets are not allowed in this unit but may be allowed in our other listings in this building. Please contact me with any pet related questions.

Do not strip the beds. Place all used bathroom linens on the bathroom floor.
Do not use bleach on any bedding, towels, or linens provided. Damaged or discolored items will be replaced at your expense.
Linens and bedding may not be used for cleaning or any other purpose; misuse will result in replacement fees.
Cleaning & Maintenance
The cleaning fee covers only the removal, washing, and replacement of unit linens.
All other areas must be left as found; occupants are responsible for cleaning up after themselves.
Excessive mess or failure to clean will result in additional cleaning charges.
Bathroom cleaning supplies are provided. Please use them to maintain bathroom cleanliness.
Only use white vinegar (never bleach or harsh chemicals) to clean hard surfaces such as floors, counters, and tiles. Do not use vinegar on stainless steel.
Do not attempt to clean any upholstered item without consulting the host first; unauthorized cleaning may result in mandatory replacement.
Use coasters under all drinks to prevent stains on surfaces.
Do not use linens or bedding for cleaning purposes; replacement charges will apply.
Do not bring in outside furniture without consulting with the host.
Modifications, Trash, & Odors
No modifications to the apartment, fixtures, or furnishings are permitted without prior written consent.
All trash must be bagged and disposed of in designated bins. Do not leave trash in hallways or common areas.
Please avoid creating strong or lingering odors (including from cooking, incense, or candles). Candles are not permitted.
Do not use air fresheners or sprays of any kind; these are not allowed to prevent lingering or masking odors.
Thermostat Instructions
Please keep the thermostat set at 65°F in the winter, and 78°F in summer for optimal comfort and energy efficiency. HVAC may also be in the off position during fall and spring.
If you have questions about adjusting the thermostat, please contact the host.
Doors, Windows & Lights
Close and lock all windows and doors whenever you leave the apartment, and at check-out.
Turn off all lights when you are not in the unit or when leaving for the day to help conserve energy.
Emergency Exit will be the front door and or ground level windows
Reporting & Communication
Notify the host immediately of any accidents, spills, or mechanical failures so proper advice can be given and further damage avoided.
Prompt communication helps maintain the property and ensures a safe, comfortable stay for everyone.

Leave the apartment in the same clean condition as when you arrived.
Place used bathroom linens on the bathroom floor.
Remove all personal belongings and dispose of trash properly.

Immediate clean-up of pet waste is required, both inside and outside the property.
Persistent barking or disruptive behavior is not permitted.
Any pet-related damage or excessive cleaning will result in additional charges.

This is the oldest house in the neighborhood. It has had few owners and we were lucky enough to get the opportunity to rehabilitate it and bring it to the short term rental market. Everyone that stays here is embraced with the surrounding nature yet at the same time enjoy the enhancements with loving care to an older home.
