Welcome to Sunset Views in Pacific Beach, we hope to host you for your visit to San Diego! Please read through our detailed description below to learn more about the property and booking terms.

Nestled on the second story of a beautiful home, this spacious and modern 2-bedroom, 2-bathroom property offers breathtaking ocean views and a prime location for an unforgettable beach vacation.

As you step inside this 1,200 sq ft home, you'll immediately be captivated by the open and airy feel of the living space with 2 sun decks. The tastefully decorated living room features comfortable seating and large windows that frame picturesque views of the sparkling Pacific Ocean. It's the perfect spot to unwind after a day of exploring the beach or simply to relax and enjoy the soothing sound of the waves crashing against the shore.

The fully equipped kitchen boasts modern appliances and everything you need to prepare delicious meals during your stay. Enjoy your culinary creations at the dining table, where you can savor your food while enjoying the sweeping ocean vistas.

The two bedrooms are thoughtfully designed to provide a restful retreat for guests. The master bedroom offers a plush California king-sized bed, ample storage space, and an en-suite bathroom for added convenience. The second bedroom features two cozy double beds with a guest bathroom just down the hall. Need room for more? Inquire about the additional studio on property!

Both bathrooms are beautifully appointed and include all the necessary amenities, such as fresh towels, toiletries, and a rejuvenating shower.

One of the highlights of this property is the private balcony, where you can start your day with a cup of coffee while taking in the panoramic ocean views or unwind with a glass of wine as you watch the sun dip below the horizon.

THE LOCATION
Located in the vibrant neighborhood of Pacific Beach, you'll have easy access to a wide array of attractions. Spend your days sunbathing on the beach (just a 4 minute walk!), trying out water sports, exploring the nearby shops and restaurants, or simply strolling along the lively boardwalk.

OTHER THINGS TO NOTE
This is a NON smoking property. Smoking is not permitted inside, or outside on the patio. If you must smoke, please take a walk around the block.

Parking notes: 2 Tandem spots located on the right side of the driveway (outlined in white). Please park within these lines within the driveway, as others use this driveway too. Street parking is also available but may be limited. 7'8" W x 20' D x no height max

Pets: Please note that cats are not permitted in our homes. We kindly request that guests limit their furry friend guests to two dogs. We allow 1 Dog under 100 lbs., or to 2 dogs under 50lbs. each. ( 2 dog Max. ). Host must be notified of pets. Pet agreement must be acknowledged prior to booking confirmation and additional fees may apply.

Beach Shed is shared with the other unit and the amenities are offered on a first come, first serve basis. We provide adult beach cruisers, surf boards, boogie boards, beach chairs, beach umbrellas, snorkeling gear and coolers!

BOOKING TERMS
Per the cancellation policy, eligible cancellations may receive a full refund less credit card processing fees. These non-refundable fees are charged by the payment processor at the time of booking and typically range from 3.9% to 4.7% of the total transaction amount.  There is no grace period for Credit Card fees.  Once booked credit card fees apply and can not be refunded.

Age Restrictions: Primary Renter must be 25 years or older.

Good Neighbor Policy: This home is surrounded by OWNER OCCUPIED homes. While we understand the Primary Renter and guests are on vacation, the home owners are not. Therefore, we respectfully request Primary Renter and Guests display behavior that is becoming of a typical neighborhood environment. Home owners across San Diego are banning together to eliminate the rentals of private homes as vacation homes. Please help us preserve our right to rent by being respectful neighbors.

NOISE/NO PARTIES: Quiet hours are strictly enforced, 10 pm – 8 am per city ordinance. This property has ZERO TOLERANCE for noise, parties or loud music which includes any excessive daytime noise, cursing, yelling or screaming. Fines will be applied for complaints. Drinking games of any kind ie: beer die, pong, funnels etc. and music that is audible past the property line are strictly prohibited. Immediate eviction can result if these rules are broken.

San Diego Municipal Code 59.5.0502 states that at all times; any amplified sound that can be heard 50 feet away from the rented residence is prohibited. Between 10 PM and 8 AM, even normal conversation must be moved inside the rented residence. Per SDMC 51.1004 and California Penal Code 415.2 noise violations can result in fines (Up to $1,000) for property owners and Renters if there are repeated calls for noise violations to one address. Renters will be liable for any and ALL noise violation fines charged to the property owner. Excessive Noise disruptions can result in immediate eviction without the right to a refund of rental fees or security deposits.

Drugs/ Alcohol: Use of illegal/illicit drugs by any Renter, Guest, Occupant or Visitor in or on the grounds is strictly prohibited. Consumption of alcoholic beverages by a minor under 21 years of age is strictly prohibited.

No Smoking of ANY kind: This is a non-smoking property, both in and on the property. A fee of $1,000.00 will be charged for violation of this rule, plus any costs incurred to remove smoke odor or damage. Smoking includes but is not limited to: cigarette, cigar, marajuana, cocaine, incense, or vaping. While Marajuana is legal in the state of California it is NOT allowed on this property.

Properties are subject to exterior patrol by our staff and homeowner. If Renters are causing a nuisance, having a party, acting detrimentally toward the property, breaking the noise curfew or any stated rules and regulations we reserve the right to terminate the rental agreement, without refund, and immediately remove Renters and guests from the property. Absolutely no disturbances are allowed within this home or anywhere on the property premises. We also reserve the right to refuse occupancy if a house party is suspected.

Our neighbors are very, very sensitive to vacation rentals as it affects their right to live in a peaceful environment therefore we will enforce these policies in exchange for the privilege of renting this home as a vacation rental. The City of San Diego has adopted stricter guidelines for vacation properties and bad operators will not be allowed to rent their homes. If the actions of the Renter and their guests are detrimental to our right to rent as a vacation rental we reserve the right to evict and retain any rental fees and/or security deposits and will report abuse to the rental platforms and will take legal action against Renter if their behavior results in loss of permits.

Guest Occupancy:
Occupancy: The maximum occupancy for this Rental Agreement shall not exceed the number stated on the reservation. Only primary Renter and guests accounted for on the reservation are allowed to be on the property.

Age Restrictions: Primary Renter must be 25 years or older. Guests must be 25 years or older. Parents and children excluded.

No Subletting: If Renter can not keep the reservation please alert us as soon as possible so we can assist in re-renting the unit. If the unit is not re-rented and at the rate of the current reservation Renter will not be refunded their rental fees.

If excessive cleaning is needed, Renter will be charged $100/hour, or actual charges, whichever is greater. If area carpets are excessively dirty after check out Renter will be charged a $300 fee for carpet cleaning or full replacement value PLUS any loss in rental income at $500/night.

NO DAILY MAID SERVICE: Daily maid service is not included in the rental rate. The cleaning fee referenced above shall be applied to the cleaning service after check out. If daily maid service is desired it can be arranged for an additional daily fee.

Missing or damaged items will be charged at full replacement cost. Guest is responsible for all damages.

Kitchen: Cooking at high temperatures can result in strong smells that permeates throughout the home and into the fabrics of the home. Excessive odors can come from, but not limited to, popcorn, fish, certain spices etc. Please open windows, use kitchen fans, and be mindful that this is a shared living space. Should a strong odor be detected upon check out, an air purifying fee will be applied.

Check in / Check out:
Per the contract check in time is 4:00 PM and check out is at 10:00 AM. Check in and check out times are strictly enforced, please do not enter the property early without permission. Disruption to the contracted cleaning company’s allotted service time will incur a fee.
Upon Vacating, Renters and guests will follow the provided Check-out Procedure.

Hurricane/ Storm Policy/ Pandemic: Mandatory evacuation by State or Federal Authorities will be sufficient cause for refund. Refunds will only be issued for the specific area and for the dates requiring mandatory evacuation. “Shelter in place” is not considered evacuation orders. Travel bans issued by the government will be cause for credit of funds towards future stay within 1 year of original stay date.
