Welcome to our island home! Ideally located a half block from the beach and walking distance to restaurants, shops, and golf cart and other rentals. Both the interior and exterior of this home have been carefully thought out for your vacation! Huge pool and hot tub, patio and pool furniture, and a hammock in the backyard. Plenty of beds, comfortable furniture, new central A/C, and games (pool table, foosball, air hockey/ping pong/dining table) inside the home and the garage game room.
Many recent upgrades, including exterior paint, garage game room, new beds, huge sectional, large dining table seating up to 12 and more, and a new and local cleaning and service company.
Max Occupancy: 16 guests (12 adults max, plus additional children under 18 years old)

The dining table with seating for 10-12 (with extra chairs from game room and table leaf extension) is perfect for large families and friend groups over a home-cooked meal.

Bedroom 1: upper level, master bedroom, king bed, twin day bed with a twin trundle, huge private balcony with private sitting area, private bathroom, air conditioning
Bedroom 2: main / entry / middle level, twin over a full bunk bed, with an extra twin trundle, and a queen bed, air conditioning
Bedroom 3: main / entry / middle level, king bed, direct access into a shared full bath, air conditioning
Bedroom 4: lower level, full over full bunk bed with a twin trundle, and a twin over twin bunk bed, there is no air conditioning on this level but we have extra fans for this room
BATHROOMS:
Bathroom 1 (full bath): 3rd floor in master bedroom, large bath tub and shower combination
Bathroom 2 (full bath): 2nd floor in hallway, dual sinks, bath and shower combination
Bathroom 3 (full bath): 1st floor in hallway, each access from pool and bunk room

IMPORTANT TO NOTE:
* Noise must be respectful at all times, ESPECIALLY at night, and the 10pm - 7am local quiet period. No speakers or other devices amplifying sound are allowed during this quiet period.
* No littering - all trash must be properly disposed of
* Max Occupancy: 16 guests (12 adults max, plus additional children under 18 years old)
* Per Texas law, no glass allowed in the backyard on the pool level. Glass in the pool requires major fees to drain the pool, clean glass, and replace filters. Glass is fine in the home and on the wood decks.
* 4 vehicles MAX - No exception.
* No street parking (ask us about extra parking if needed) and no 24 hour parking in public city parking areas
* Please put trash in the garage or at the curb during garbage day
* Smoking only outside, at least 10-20' from the home. No smoking anywhere in the house whatsoever, including in the garage. All butts must be properly distinguished and disposed of.
* Surveillance: may have camera for monitoring the driveway and exterior of the home for safety and security purposes. No monitoring inside. May also have decibel monitoring devices (nothing decreeable) to ensure we're in compliance with the local noise ordinance. See NoiseAware's website for more information on these.
* Early checkins / late checkouts may be allowed with authorization.
* The pool is not heated, and is cold in the winter.
We expect all guests to be respectful, mature, and responsible. There is a zero tolerance policy abusive and negligent guests, loud groups, etc. If you want to squeeze 20 people into a house and party hard, this is not it. Please no celebratory parties like bachelor, bachelorette, etc. Events like weddings are not allowed at vacation rentals. This is a family oriented, tasteful, and well appointed home - please treat it as your own.
This said, we are open to mature individuals who want to party but know how to treat other people and their things with respect. NO LOUD or LATE PARTIES.
Guests agree to comply with South Padre Island's Vacation Home Rental ordinances and our rental agreement (emailed separately), and failing to do so, or violation of home rules in the listing, may result in egregious penalties, forfeiture of security deposit, and even eviction.
