This studio is located under a historic house in 12South, a prime location at walking distance to cafes, shops and restaurants. It offers comfort, charm, and modernity, yet with all the character of an historic house. The cherry on the cake is its private hot tub!

One spacious room with private entrance, located underneath a house occupied by the owners. In the studio you will find a modern bathroom, in-unit laundry, bedroom with a queen bed and a smart Tv, an open kitchen with a small dining area, as well as a comfortable living room.

Guests can access the studio, the indoor-outdoor dining area in front of the studio, the luxuriant garden, and the private hot tub. Private free parking is also available in the alley, for one vehicle.

We are happy to meet guests at checkin, They will also receive check-in instructions for self-checkin.

It is a `rural space` in the middle of Nashville with an abundant garden, so you might occasionally see insects and wildlife (butterflies, mice, mosquitos, etc)

We thoroughly inspect the property before every stay to ensure everything is working properly. If you experience a maintenance issue during your stay, please let your hosts know as soon as possible. We will always do our best to resolve the issue promptly, but please note that repair times may be subject to contractors` availability.

HOUSE RULES:
By booking, you agree to review and sign the rental agreement and pay the total rental price in full before arrival; access codes are released only after payment is received and the agreement is signed. The property is smoke-free, and we do not allow parties, events, or unregistered guests. Please respect quiet hours from 10 PM to 8 AM and follow the occupancy limits for your booking. The principal renter on the reservation must be 21 or older and present for the entire stay, and pet policies vary by property, so kindly review your booking to confirm whether pets are allowed. Same-day bookings may have a later check-in time so our team can prepare the property, and for safety, some buildings use exterior and common-area cameras (never inside the property). Fees will apply for agreement violations, including property damage and excessive cleaning, as outlined in the full rental agreement.
