Welcome to your seaside escape on the Balboa Peninsula! This inviting 1,000 sq. ft., one-story beach duplex offers the perfect blend of relaxation and adventure, just a short stroll from the ocean. Designed for easy, laid-back living, the home features a spacious front patio with ample seating for al fresco dining and a barbecue for coastal cookouts.
Inside, the open-plan great room combines comfort and convenience, with a wall-mounted flatscreen TV, cozy seating, and direct patio access to create seamless indoor-outdoor living. The adjoining modern kitchen, complete with all essential appliances and amenities, is perfectly positioned next to a dining table that seats four—ideal for meals, snacks, or game nights.
The two spacious bedrooms provide restful havens: a king bedroom and a twin-over-full bunk room, each with a private bathroom featuring a walk-in shower and vanity. Both bedrooms are stocked with premium linens, ensuring comfort after a day on the sand or exploring Newport Beach.

Please Note: This home does not have air conditioning, and the upstairs unit is occupied by private tenants—please respect their space. Reservations are non-refundable if canceled within 60 days of arrival.
IMPORTANT HOME NOTES:
- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.
-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.
- Upon arrival, the guest agrees to be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.
- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later than advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.
- Guests arriving or departing before or after designated arrival and departure times without written consent from Tower 17 Properties and Management will be charged a $299 fee and applicable taxes. Guests departing after 1pm will be charged for the additional nightly rate as advertised. If an unapproved late departure impacts the arrival of an incoming guest, the departing reservation is subject to penalties and fines including but not limited to the refund of the incoming reservation.

THE CITY EMPLOYS A 24/7 COMPLIANCE TEAM AND HOTLINE FOR THE COMMUNITY IN ORDER TO ENFORCE GOOD NEIGHBOR POLICY POSTED IN ALL VACATION RENTALS IN NEWPORT BEACH. ANY VIOLATION (YES EVEN PARKING) WILL RESULT IN AUTOMATIC EVICTION.
OCCUPANCY
- Overnight Occupancy: 4 people. (after 9pm) ***
- Daytime Occupancy may not exceed 6 people without written consent.
NOISE
- City of Newport Beach Quiet Hours 9pm - 7am. (Tenants must comply with Newport Beach Municipal Code Section 10.26.015 pertaining to acceptable Decibel Levels, 55 DBA (7am-9pm) and 50 DBA (9pm - 7am)
- Amplified Music is not Permitted. Music may not be heard at the property lines at any time of the day (that includes music coming from inside the home). If neighbors can hear music, you are in violation of the City Ordinance.
PARKING
-There is 1 designated parking spot included with this unit. Public street parking on Balboa Blvd is available on a first-come, first-serve basis and street sweeping/paid parking signs and rules must be followed. Please do not attempt to park in any of the garage spaces or block the alley.
- No Parking in the Alley Parking is a very serious violation in Newport Beach for Vacation Rentals. You will receive a parking Ticket ($87+) a ($1,000) City Fine, and Tower 17 Properties will be forced to Evict.
PETS
This property accepts one (1) pet with a fee of $399 plus tax and applicable fees. All pets must be disclosed at the time of booking. Please note, not all breeds will be permitted on property and will be subject to the discretion of the property manager. Pets are not to be left unattended at any time. Should your pet become a nuisance due to excess barking and/or cause a threat/harm to other residents or guests, we will ask that you remove the pet from the property immediately or cancel your reservation without a refund of any kind. All potty accidents must be reported to the property manager immediately. Additional charges may be applied to cover the costs of repairs or damages caused by any pet.
