Your days will be filled with adventure right from your private, multi-level yard leading to a large dock. Enjoy direct lake access for swimming, fishing, kayaking, and boating. If you’re bringing your own watercraft, you can tie it up securely on the mooring whips after a day on the water.

As evening approaches, fire up the BBQ grill for an outdoor feast. Gather under the boat house canopy, illuminated by glowing string lights, or share stories around the cozy outdoor stone fireplace. For ultimate relaxation, take a dip in the bubbling hot tub on the patio.

Inside, the open-plan living area invites you to unwind. Relax on the comfortable leather sofas in the lake-themed living room. The kitchen features a large dining table and island seating, making it easy to prepare and enjoy meals together. The home offers several comfortable bedrooms, including a room with bunk beds, ensuring a restful night’s sleep for your whole group.

While you may never want to leave the lake, you’re just minutes away from the best of the Hill Country. Explore historic Gruene, make a splash at Schlitterbahn, or enjoy a relaxing float down the river. Numerous local wineries are also just a short drive away, offering a perfect day trip.

Assumption of Risk – Waterfront Property

By entering and occupying this property, you expressly acknowledge and agree that the premises are located on a lake with immediate access to deep water. Swimming, boating, fishing, use of the dock, and all other water-related activities are inherently dangerous and undertaken solely at your own risk.

The property owners and managers shall not be held liable for any injury, accident, or loss of life that may occur in connection with the use of the lake, dock, hot tub, or surrounding areas. Guests assume full responsibility for their own safety and the safety of all members of their party, including minors.

Life jackets save lives. Children are required to wear them at all times near or in the water, and all guests are strongly encouraged to wear them when swimming, boating, or operating watercraft.

Alcohol greatly increases risk on the lake. Guests are reminded that swimming or operating boats and jet skis under the influence of alcohol is extremely dangerous and may result in serious injury or death.

Height Safety Notice

While railings and gates are provided in all elevated areas, inherent risks remain when standing near or leaning on them. Children should never be held over railings or allowed to push against railing cables.
• The fire pit lookout is approximately 20 feet above ground.
• The boathouse roof is about 16 feet above the water and concrete.

Exercise caution at all times when near heights.

• The booking guest must be present during the stay and is responsible for the group

• Unauthorized pets will result in fines and possible removal

• No parties or group events allowed
• Only registered guests may stay overnight

• No smoking or vaping inside the property
• Outdoor smoking permitted only in designated areas; please dispose of cigarette butts properly
• Evidence of smoking indoors will result in a $500 fee

• Please treat the home with respect — any damage or missing items will be charged to the booking guest
• Do not move furniture without prior approval
• Keep doors locked when leaving the property

Hot Tub Rules
• Use at your own risk
• Children under 16 must be supervised by an adult
• Shower before use to keep water clean
• No glass in or around the hot tub — plastic only
• Replace the cover after use

Waterfront & Dock Safety
• Swimming and water activities are at your own risk — no lifeguard on duty
• No diving, running, or horseplay on the dock
• Guests may use the dock and mooring whips for their own watercraft
• Private boat and jet ski lifts, and the owner’s vessels, are off-limits

Fire Safety
• The outdoor fireplace is the only permitted location for open flames
• No fire pits, fireworks, candles, or grills on the deck
• Do not tamper with smoke detectors or safety equipment

• Only flush toilet paper — no wipes, feminine products, or other items
• Improper flushing that causes clogs will result in guest charges
• Place all trash in designated bins
