Great Location and Size

Beautiful house, plenty of space, it has beach toys for all, bring beach chairs, close walk to local shops, and friendly local residents. Needs: Sliding doors need Preventative Maintenance, silverware is short of the max quantity of people.

Wonderful beach front house

Absolutely love walking the short distance to the beach and back throughout the day for anything we needed. Having a child with a disability who struggles with walking long distances it was so nice to be so close! Very clean property. Large kitchen that accommodates 3 families easily(6 adults/7 kids) We loved having 2 sinks, an ice maker, and water filter in the fridge, and having 2 fridges for all our food and drinks. The common area indoor and outdoor spaces were great, comfortable and spacious. The outdoor area was wonderful in the afternoons bc it had shade and a breeze. We loved the outdoor shower, and all the included beach amenities(chairs,toys, and umbrellas). 2 small things that might be fixed/investigated. 1-a push broom would be great to have for sand management throughout the week(but we managed with the swiffer and regular broom alright) 2-there is a painting on the corner wall that covers the fuse box however it’s very close to the table/chairs and we ended up just taking it down while we are there bc it hangs very loosely. However those are very minor, we would rent this again in a heartbeat.

The property is exactly as pictured with gorgeous gulf views from the main living area and multiple bedrooms, and it is within walking distance to the restaurants and attractions at Quietwater and Casino beaches. The house is very clean and well maintained and the check in and out process was extremely easy. I would love to stay there again in the future and will recommend Ariola 116 to any friends or family who are looking for a place on Pensacola Beach.

Extended Family beach trip

House layout worked well for us. Not very clean found trash and hair lots of places. Tv down stairs stuck on demo mode. Beach access was great. Having key entry was a hassle, a digital check in code would be nice. Instructions for all the amenities would be nice as there were a ton of switches we did not know what they went to. Overall worked for what we needed but needs some TLC.

quick getaway

Everything was great from location to the house itself. We did have a few hiccups with appliances. Management was quick to respond to address and try to fix. One issue made the stay rather frustrating being a ongoing problem. I only hope that the next vacationers are as forgiving and understanding as my wife was with this issue. Overall we would love to stay here again!!! Great Place.

Issues we found

The main living area TV never worked so we couldn't watch shows at night as a family. The walk to the beach was hard without a catwalk. The area under the decks had a hard pebble finish and was very hard to walk on without shoes after we rinsed off.

Chilly the first few days but we bundled up and spent time on the beach. Then it warmed up in the 60s! The children were thrilled that Santa found them and loved the spiral staircase. Gorgeous sunsets, lots of sand

The location is wonderful, the house has plenty of space for everyone to have privacy and stretch out together. The kitchen is well appointed with a great ocean view. We've never seen sunsets like the ones we experienced here and were completely in love with the shells we found on the beach just outside the house too. Now for the logistics: some of the the pans in the kitchen are old and you'll need either oil or butter to try to get things to stop from sticking. We needed to purchase additional toilet paper, dishwasher soap, hand soap, tissues and paper towels, spices of any kind. It's better to pick these things up on the way to the house before you cross the bridge. The floors get really sandy (because you're walking through insanely soft white sands), so be prepared to wipe your feet and keep the broom handy. We had a few beds that had sand in them when we first got in and the management company quickly sent over new sheets. Quick communication and kindness from the management company helped us settle in quickly. All in all, one of the best houses for a family vacation we've ever experienced!

Cutting corners everywhere…

This otherwise great trip was unfortunately tarnished by our experience with this property. As we got into the house, we slowly realized that we would have to provide nearly EVERYTHING ourselves. At this point I’m surprised they even provided plates. There were no beach towels to use (or even rent). Minimal bath towels. Only 2 rolls of one-ply toilet paper per bathroom. Completely empty propane tank so the grill was unusable. There were stains on two of the comforters. Not to mention, the main support post for the deck is almost completely rotted through and can’t possibly be safe. There were multiple nails popping out of the deck and I would definitely be concerned if I had come here with children. Part of the appeal of a house rental is so that you feel already “at home” while you’re there. The fact that you basically have to stock the house with dishwasher tabs, garbage bags, toilet paper, paper towels, go buy your own beach towels— you name it— was disappointing to say the least. We definitely will not be using this company in the future.

We rented bike from the Fun Store for the week and we were able to take a short bike ride to restaurants,bars and shops. We arranged an airport ride from United Airport Shuttle and taxi and they picked us up and dropped us off ( even the 6am flight ) The house had comfortable beds and the kitchen had all the pots and pans we needed. There is even a second fridge in the basement for extra storage. We used insta cart to get groceries from Publix to make things easier. There is a large table to make game playing easy and furniture out on the deck to enjoy dinner outside. The management company is so easy to work with. We found the propane tank to be empty the first night and they sent someone over with a full tank for us. The only cons of this house would be there are no full length mirrors anywhere in the house. Also the master bathroom is painfully small with a tiny shower and a pedestal sink. I wish they would take the giant tub out and make a more functional bathroom. The other suggestion would be to maybe have some plastic cups available to take down to the beach. These are tiny problems, overall the home was amazing and we are looking forward to another stay at this home

Great Stay

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Great location, and great access to the beach.
