The house was very well equipped, spacious, beautifully appointed, and the host was responsive and helpful. The pool was literally a work of art and very refreshing. However, our overall experience was ruined because the place had no AC at all. It was very hot and humid the entire stay making it very hard to relax and nearly impossible to sleep. There were many fans provided, but they could not alleviate the uncomfortable heat and humidity. Anyone who is considering a stay here needs to understand that the atmosphere inside the house will be the same as it is outside. This is not very well described in the listing. Know what you are getting into before renting this place.

In regards, to your remarks about the extraordinary Tropical Heat Wave, and unusual Hurricane and Typhoon weather patterns, caused by El Nino, that has continued into this month of October ... has set new records in Hawaii, with the latest weather projections indicating that it will continue forward ... We, agree with you that the high heat and humidity was relentless, and we all suffered especially at night. This 2026 Tropical Heat Wave, Hurricane and Typhoon weather patterns, has been extraordinary unusual, compared to the past 15 to 20 years; and may be considered “an act of God” event. Thus, we have no control over any type of weather patterns. In regards, to your remarks about our villa home not having air conditioning (A/C), well, that is/was covered in our Vrbo landing page, in the description titled, “About This Property”, as discussed specifically in the “our 2025 TOP 3 most popular traveler Q&A’s” section, as noted below. ◉ Does the home have central A/C? About 90% of VR's in Kona do Not offer central A/C, for a number of good reasons. So, it’s also possible that you may have simply overlooked this 2025 TOP 3 most popular traveler Q&A's section. However, you did have from June 2025 to August 2026 to ask for more detail’s, clarifications, or, new information. Communication was straightforward and always responsive. Host was friendly and very accommodating. House was amazing and worked out perfectly for 4 couples. Plenty of space inside and outside. Very private with beautiful landscaping. Highly recommend and would definitely stay again!

The house is beautiful. The amenities are excellent. The neighborhood is quiet and beautiful. The house is centrally located which makes very easy to go around de island. We travelled in the middle of the summer so it can get very hot in the house specially in the afternoon. Beautiful sunsets!The checking in process was very stressful as there is so much paperwork and requirements that you almost feel like not going, but then is too late to cancel. The contract needs reviews and updates, as you are signing something almost threatening, and you have to ask for exceptions.The check out process is also stressful due to the long list of things to do before leaving for the airport. The last thing I want to worry during vacations is having to wash all the towels or else having to pay an extra fee.

Our central Kona-Keauhou location of our villa home is one of our key features, and with an overall feeling of a Sanctuary is really tough to beat. We are thrilled that you enjoyed a slice of Paradise ... with super easy access to Magic Sands beaches and parks. As far as our Pre-Arrival Check-In processing, it is a Formal Process, as stated in our Property Description, with updated Guests home and property policy’s, rental agreement, Guest Internet access, Parking detail’s, local activity's, etc. Your feedback is important to us, and, we are currently testing several methods so to streamline our check-in processing further. Our Regular Check-out process - is straight-forward for those who are leaving before 12 noon, with just some minor household tasks requested, if possible. There are no fee's, if you contact us on same day to request some additional time, or, there was a flight delay, etc. Our Late Check-out process - our brochure on-site describes in more detail, which household tasks are required, since a Pre-approved late check-out request extends into a whole day, and, up to 9 PM. Maintaining communication with your Local Host is an essential cornerstone, without question. This is most likely what you were referring to in your review, but, it did not apply to you, since you had a Regular Check-out time frame, and you did not request a late check-out time. Communication - between Guest’s and your Local Host, is a 24/7 open channel, that most of our former guests have taken advantage of, and we encourage it, before, during, and after your stay ... We had a wonderful milestone birthday celebration for our multigenerational family in this beautiful home. Our hosts had thought of everything, from an ideally outfitted kitchen to plentiful beach towels to places to set a cool drink as you perched to watch the sunset. This is an exceptional home with an exceptionally welcoming host who answered so many questions before and during our stay. Mahalo for a beautiful week on Hawai’i!

My family and my sisters family truly enjoyed our stay. The pool area and lanai were our gathering spots. Great location, short walk to Majic sands beach. The house was extremely clean and well taken care of. The host was attentive to all our needs, great communication. Highly recommended.

Great stay

In Kona for the Ironman World Championship. Location was optimal for access for all Ironman activities and far enough away for optimal relaxation.

The ocean view was phenomenal, spectacular and the walk to the beach is exactly what they say. Shopping very close to shopping and dining a wide variety of beaches to choose from.The home was meticulously cared for and spotless upon arrival. There was no one for any kind of pot or pan to prepare any kind of meal that you would want.If you’d like to read, you’re just found a masterful library. If you’d like to watch a movie, they’ve got them all.Our family had plenty of room (there were 10 of us) to relax and enjoy the backyard and the pool.The whole family would go back in a heartbeat!!!

Perfect stay for our vacation

Falling Waters villa was perfect for our two-family vacation. Fabulous accommodations with an ideal location - a few minutes walk to the beach and a few minutes drive to the store and shopping districts. Owners were easy to work with and very responsive before and during our stay. If you're looking for resort-style accommodations with full amenities, I'd highly recommend this villa.

We're delighted to hear that we exceeded your expectations, as did our centralized Kona-Keauhou location. One of the traditions that we have maintained over the years since 2000, is a "meet n' greet" upon our new guests arrival, and prior to the COVID-19 Pandemic, it was a much more easier process in 2019, than during 2021 and beyond. We were so glad that one of our driveways that had been undergoing a major re-construction phase, was just completed upon your arrival, so you and your family were the very first guest family to utilize this new feature. Our Villa's Amenities - we currently list over 100 item's and features, and we certainly appreciate whenever our guest's go out of their way to replace a beach or pool item, although not necessary, it's still a 'Live Aloha' gesture. Again, we're happy your 2 families were pleased with the property and look forward to your return. Aloha nui loa!

Beautiful sanctuary

Location, amenities and comfort couldn’t have been better! Hosts were very clear about how they wanted things and it was all reasonable to comply with, not too much effort or hassle. Would stay here again.

Wonderful family vacation spot!

Our whole family enjoyed it here. The house is just as pictured. Beautiful views from the upper bedrooms. Lovely outdoor dining area in the back. Hosts were friendly and helpful. There was a detailed rental agreement required, guests should be prepared to do the paperwork well in advance.

Nous sommes ravis d'apprendre que nous avons dépassé vos attentes familiales multigénérationnelles, tout comme notre emplacement centralisé à Kona-Keauhou Bay. À seulement quelques minutes à vélo, en voiture ou à pied du village de Kona, du centre commercial de Keauhou, des restaurants, des plages de Magic Sands et de Kahalu'u, ainsi que des parcs... sont des avantages majeurs, tout comme le tramway, dont l'itinéraire principal est l'Alii Drive au bord de l'océan, de Keauhou au village de Kona. Une de nos traditions est notre « rencontre » à l'arrivée de nos nouveaux clients, pour répondre à toutes leurs questions et pour des recommandations d'activités et de services locaux. En tant que voyageurs internationaux nous-mêmes, nous comprenons les défis d'aujourd'hui liés aux voyages avec des familles multigénérationnelles, à plusieurs escales dans les aéroports et/ou sur de longs vols... Nous nous efforçons donc de faire en sorte que vous et votre famille vous sentiez les bienvenus... dans notre sanctuaire de Kona. Vous et votre famille êtes les bienvenus ici à tout moment. Great Location

Overall great house. Spread out and good space for 2 families. Well stocked home and great location with great views. Simple walk to a great beach and easy drive to most places on the island. Would recommend.

Wonderful property

Perfect location for our family! Walking distance to the beach. House had everything we needed. Only complaint is paper work and instructions are a bit much.

Hawaii Vacation

This home is perfect for anyone visiting the island. The accommodation exceeded our expectations that held two families with 4 children total. The pool was used alot and are perfect when making meals to keep them entertained. Highly recommend this place!!

Amazing Time

Our family had an amazing time at Falling Waters. The close proximity to the water and access to the rest of the island was fantastic. A true oasis away from the noise and business of life. Owners are very communicative and had the perfect balance of engagement. Would highly recommend!

Paradise!

Big, beautiful, clean home with thoughtful touches and everything you could ever need in Kona. Super walkable and easily accessible. We loved every minute. Diane was a gem and I’m so grateful for Michael’s partnership navigating much drama with VRBO’s lackluster customer service and platform. Wouldn’t hesitate to stay again! Mahalo for everything!

Once in a lifetime getaway

Beautiful property and house with great accessories. Took total advantage of the hot tub, swimming pool and grill on the back lanai. Property manager was very responsive in answering any questions and had a great personality. Would certainly consider doing it again!

The Perfect Family Retreat

We brought our family with us - ten in total including 4 grandchildren ages 18 months through 10 years. The bedrooms, eating areas inside and out, the pool and last but not least the location on the island were super!! Dave and Diane were both very helpful and answered many questions before we even arrived and provided us with lots of useful tips. We all had a great adventure!! Peter

Family of 8

Myself, husband, 3 small boys, my parents and sister have just returned from this lovely vacation rental. At first we were a bit concerned with the many emails, but once we arrived it was really nothing. The home was clean and had everything we needed and for our stay. It was close to everything and had amazing views! We had a lovely time

Hawaii Magic

This house quickly became our home over our two week visit. The property provided enough group and private space for all 10 of us to be comfortable throughout our magical Christmas holiday. 2 lanais, a private garden and hot tub area, a small but delightful swimming pool, beautiful Hawaiian art, and perhaps the best equipped kitchen we have enjoyed at a vrbo. Nicely located for local beaches, shopping, restaurants, and exploring the island. Should we return to Hawaii, we will want to stay here.

Our Hawaiian experience

The location was close to nice beaches, Ali'i drive, and snorkeling. We had an amazingl time. Every time we left the property, we had the wonderful aroma of Hawaiian flowers which just adds to my memories of Hawaii. The house had so many amenities, we did not have time to use all of them! Thank you for providing all of the beach gear!

For the benefit to all future guests, prior to this review it should be noted that within the past year of 2022 January to April 2023 cycle, we received all UN-solicited 5-Star guest reviews; from across different demographic groups and State locations. During this cycle, we have also appreciated receiving friends and family referral’s, Hello L.Karen, when you stated that you lived in Napa valley, had homes in Eureka, and also owned three home rental’s, we thought that you would appreciate our owner and PM fiduciary VR responsibilities, while navigating the ever growing and new Hospitality Legislative standards, set by the county, and state of Hawaii. Bi-lateral communication is a cornerstone in our VR business model, and it’s obvious that one-way communication is a sign of failure usually on the one side with flexing. Our total number of guests policy, is that upon check-in the same number should match your initial booking up to the maximum of ten. It goes without saying that if you booked eight, but, add two or three people; there will be extra fee's. No one should feel confused , nor, surprised by it, since it's listed in our property description, and in other documents. Sometimes, an inappropriate display of projected entitlement is the most simple explanation for an event or situation. Lastly, the evidence that your family left on departure day, markedly contradicts your one-line review as by your lovely remarks in your hand-written letter, and in the Thank You card, that was left in our beautiful Villa. Your Happy exclamatory remark’s about your stay in the letter and Thank You card that included the following ... “Mahalo for your beautiful home ❤️” , “Thanks for allowing our family to enjoy your Kona paradise home” ❤️ , “Thank you” , “We appreciate your gracious accommodations & idea’s”. Signed by the K & M families ... Compared to our past happy, exuberant guest families, there are times when we will absolutely dismiss any conduct of gross disrespectful of our Hawaiian traditions. Vacation in Paradise

We found the accomodations terrific, the children came downstairs every morning in their bathing suits looking for someone to watch them in the pool, and they finished every evening there too. We loved all the artwork. What a collection. The location was so close to the beaches and snorkeling. Our hostess was delightful. Thank you for sharing your home with us. The Clarks and Rsskulineczs
