➺ Please note: This daylight apartment is a private walkout on the basement/terrace level below this large single family home. The terrace is fully accessible to guests, as well as all outdoor areas at the rear of the home. Storage areas, furnace room and the upper two levels of the house are off-limits to guests. Many homes and apartments were not built to be fully handicapped accessible. If anyone in your party has special needs, we strongly recommend discussing those needs prior to booking.

We like to check our guests in and are available if needed throughout your stay but give our guests privacy otherwise.

❈ Quiet, upscale neighborhood in a beautiful and tranquil wooded highland. Wildlife may be encountered such as wild deer, geese, turkeys - even the occasional rambling black bear. We have sidewalks along our rolling hills, and well-marked wooded walking trails.

➺ Guests must eSign rental agreement and verify identity after booking via approved third party API software. This is REQUIRED by our business license. After booking please check your messages/email (you will always have an automated confirmation email from us after booking.)

➺ We are concerned about the health and safety of our guests and staff. To that end we have instituted special sanitation procedures before and after every guest.

➺ CAPACITY: Our home most comfortably accommodates 4 adults, up to 8 adults maximum with the use of the sofa bed and 2 rollaway single beds. If you have any questions about capacity, please inquire before booking. Please be sure to enter the correct number of guests when booking. Additional guests after 4 are charged at a rate of $50/person/night

➺ DAMAGE PROTECTION PLAN - We strongly recommend all guests purchase a damage protection plan prior to their arrival. A $250 security deposit hold will be authorized on your card before arrival. This is not a charge. The hold is automatically released a few days after checkout, provided no damages or policy violations are identified.

➺ DISCOUNTS - Rates reflect market conditions . No additional discounts will be applied.

➺ OUTAGES - Outages are rare. We cannot be held responsible for short/temporary community service interruptions including water, electricity, and/or internet. During rare power outages water usage is strictly limited so as not to experience sewer backup. We cannot be held responsible for technical difficulties accessing Wifi. No refunds or discounts should be expected.

➺ CANCELLATIONS - Firm cancellation policy provides a 100% refund for cancellations made at least 60 days before check-in. Cancellations made 30–59 days before check-in receive a 50% refund. No refund is provided if the cancellation occurs less than 30 days before the scheduled arrival. Currently, there are no exceptions to our cancellation policy, including those related to COVID-19. Be sure of your comfort level for travel BEFORE booking. We strongly recommend you buy a travel insurance policy to protect your travel plans. Any platforms where Owner handles credit processing will deduct 3% processing fees from any refunds.

➺ Guests must eSign rental agreement and verify identity after booking. This is REQUIRED by our business/STR license.

➺ FEES - Cleaning fee ($100) and hot tub fee ($75) will be charged to the card on file after booking. Should the hot tub go out of service for any reason, this fee will be refunded to you.

➺ Thermostat - The thermostat is monitored by the Host (unavoidable due to installation) and we will gladly accommodate all reasonable adjustments to temperature. Individual heaters, blankets and ceiling fans are available to assist with making your stay as cozy/cool as possible!
