Came in for IRONMAN World Championship. Brought family and needed a decent amount of space and close to IM activities. Worked out great, Great views. Great space. Convenient access to IM village and pier. Only down side was the AC situation. Listing says AC, but when we arrived, it was only mini splits in the 3 bedrooms and the rest of the house had no AC. Read the listing details more in depth and realized we missed that detail down in the description. Thought it was central AC, and was not. They had 3 fans to get air movement, and they do have windows to open for a breeze, but even in October it was HOT and MUGGY in the downstairs area as well as the bonus room upstairs. We had a kid that had to sleep on the sofa in living room and he had a hard time sleeping even with fans on him. Just be prepared anyone not in a bedroom will not have AC. Aside from that, it was perfect for our needs.

This house was incredible. We used it as homebase for our immediate family and to host some extended family who were staying in nearby accommodations for almost every meal. The wraparound views from the master and oceanfront sounds were just what was needed.

We had a great stay at this property overall. The house itself was beautiful, very clean, and had an absolutely incredible view that made the entire trip worth it. Sitting outside with the ocean in front of you was easily the highlight of the stay. The location and atmosphere really captured the Hawaii experience we were hoping for.A couple minor things kept it from being perfect. The house stayed fairly warm inside, even with the ocean breeze, especially during the afternoons and evenings. The kitchen was also a little limited on utensils and cooking supplies compared to most vacation rentals we’ve stayed in.That said, the home itself was wonderful, the views were amazing, and we would still absolutely recommend it to others looking for a relaxing stay in Hawaii.

The master bedroom had an amazing view of the ocean, and the bed was cozy. The bathroom was also spacious. When we arrived, the house was extraordinarily hot, and it felt as if it had not been opened up in quite some time. I would guess the house to be at least upper 90s Fahrenheit. The master bedroom air-conditioning unit was on thankfully, because the remainder of the house was too hot for us to spend time in it. The area with the twin bunk beds is on the same level as the master and I can’t imagine ever being cool enough for children to stay there. Fortunately, we had a roll of paper towels. We could use as coffee filters until we could buy some. There was a hurricane projected during the time of our stay and we attempted to reach out to our host for clarification regarding this. All communication felt very AI with automated answers. We’ve stayed in VRBO in Hawaii big Island in the past and therefore have an understanding of expectations. We didn’t have a guest sign in. They didn’t set out any welcome little treats that every other house we have rented put out at this level. We felt there should have been some effort versus here’s a hot house.

Magical and Memorable

This home provided a perfect place to spend our family vacation! Close enough to downtown and an centralized location to enjoy the entire island. We have visited the island previously but consider this home to our best-loved rental to date. The home was one of our favorite things from the trip because it gave us such a peaceful and beautiful retreat when we were not out on an adventure.

Kona paradise

Beautiful property with crashing waves. Only down side was no air conditioning in main areas and it got very hot in the afternoon.

Ali'i #12 is a beautiful property - the pictures in the listing are a perfect representation but can't capture the emotions felt when entering the home. The views of the Kona coast are amazing while the sound of the surf and tropical breeze confirmed we had made the right choice when booking this home.The house is large and comfortable and had everything needed for a family of five adults during our one-week stay. Ample room for socializing, but large enough to find solitude after a long day. The location is far enough from town to escape the touristy feel, but 5 minutes away to enjoy a day in Kona if desired. That said, almost everything you'll want to experience on the west side is within 30-60 minutes by car. For an added treat, right across the street is the Ali'i Marketplace, where you can get anything from Kona coffee and fish tacos to t-shirts, fresh flowers and locally grown produce. Overall, a great property and we hope it's available for our next visit!Rick Hansen

Beautiful location, well positioned for Kona activities nice to have access to plenty of linens and towels. The AC only in the bedrooms was as advertised, it did make the common rooms quite humid. The loft area was a warm spot too.Many of the outlets weren’t functioning, there are lots of outlets but a little hard to charge phones by the bed.

Oceanfront at its best

Looks exactly as pictured - oceanfront means an unobstructed view of the ocean from every bedroom, the main room, and all parts of the extensive lanai. We stayed here in late January and it was a great spot to viewing a large number of whales every day! It was a wonderful place for our family to gather together for a long awaited group vacation. Definitely one of the nicer places we have stayed on the Big Island. Thank you!

Beautiful property with a great location and views.

This was a beautiful and well-maintained property with a lanai that cannot be beat! The ocean view was gorgeous with plenty of windows to take it in from multiple areas of the house. Loved the large open doors, which did a great job with ventilation. The AC was only in the main 3 bedrooms, which made the "kids" room somewhat stuffy. Additionally, there was an issue with the initial entry code provided, but this was rapidly addressed by the person on call for the property. It is a little far from Volcanos National Park, but close to many gorgeous beaches. This was a great place to stay - just wish we could have stayed longer.

Kona Ocean Dream

Fabulous location . Spectacular vista. Ocean lover's dream. Very clean. Septic system was clogged and needed repair but was done promptly. Cold water faucet in master bath frozen shut. Repair never completed. Great snorkel and beach gear. Modern SUV's too big to fit into garage. Some electrical outlets downstairs bedroom not powered and reading lamp not usable. House needs instructions how to use air conditioner units. Support team very responsive and polite. Despite minor criticisms best vacation home we've ever stayed in.
