Only a few items that need to be looked at.First the sliding doors, both to the exterior rear deck and in the master shower. THey need some track straightening. The shower is nearly impossible to close.Next, the "Duo" coffee maker with both either a pot or cup option. We have the same one at home and use it daily. Problem is that the "basket", or holder for the coffee and filter in the pot side is wrong. Somehow the proper basket is missing and replaced by a copper basket from another model. When used the coffee grounds are sprayed all over the pot as well as the sides of the coffee maker itself. We cleaned the coffee maker, descaled the pumping and putting on the shelf in the laundry room.Good news is that we were really impressed by how well the home and in particular the kitchen was equipped. The kitchen was super!

Excellent location

With lots of river frontage a couple of miles outside downtown Pagosa Springs, can’t ask for a better location or view.

Wonderful getaway

Our family escaped the Texas heat and enjoyed the beauty and tranquility of this home and location. We all loved the outdoor activities in the area and being right on the river!

Christmas on the river.

The house was great, slept everyone comfortably, very quiet neighborhood, only about a 25 minute drive to Wolf Creek to go ski and a six minute drive into town. It’s a perfect location to stay.

Wonderful Stay!

We loved our trip and being on the river was just what our family needed. The home is in a great little neighborhood and so close to town. We loved it and will be back for sure. Our dogs might have enjoyed the river more than we did.

Peaceful relaxing home

Beautiful home located on the San Juan River. Hot tube was perfect - allowing for relaxing times enjoying the sound of the river and stars galore. Pet friendly too.

Excellent stay

Home was very clean , very quiet neighborhood, very relaxing. Temps where in the 30s at night we would open the balcony door light fire place and listen to river at night sleep very well. Excellent stay would love to return

Great getaway

Loved this Vrbo! Very clean, kitchen had everything we needed. Very comfortable living area big enough for all of us to enjoy! Great location right on the river- perfect for a fly fishing family! Only thing is master bed needs a new mattress but great place!

Excellent stay for Wolf Creek ski

As we are space aficionados, we loved this house. After ski, we could relax, use the hot tub, and enjoyed the fireplaces when it was started to snow outside. The kitchen was sufficiently staffed, some more pans could be useful as we were mostly cooking ourselves. The home is located on the way up to the wolf pass and the ski region, so we saved some time driving. It appears also an excellent location for fly fishing in summer.

Overall, we enjoyed our stay and the property itself has a lot of potential, but there were several cleanliness and maintenance issues that need attention.The biggest concern was the master bedroom bed linens. Upon arrival, it was obvious the sheets had not been laundered between guests. There were both human hairs and dog hair on the underside of the top sheet and on the fitted sheet, along with other clear signs that the bedding had been previously used. We ended up stripping the bed and washing everything ourselves before we could sleep comfortably.The master bathroom also needed a more thorough cleaning. There were remnants of what appeared to be dried nasal mucus ("boogers") on the shower walls and sliding shower door. In addition, the shower drain was partially clogged and drained very slowly, causing water to back up into the shower pan during use. The sliding shower door was also difficult to open and close, as it seemed to be off track or in need of adjustment.The stairs leading to the second floor had noticeable accumulations of dog hair and large dust bunnies on multiple steps.When we arrived around 7:00 PM on July 7, the house was uncomfortably warm. We eventually discovered that all four gas fireplaces had been left on, generating a tremendous amount of heat. After turning them off and opening windows, it took about a day for the home to cool back down to a comfortable temperature.

Ski Trip 2023

Great property, great location, property management was super responsive and beyond helpful. Only knock was steep driveway. We were fortunate that it wasn’t snow covered. Would have been nervous even with 4x4. Cleanliness of cooking utensils a little suspect, but counting on previous guests is a wild card. Overall loved it, would stay again, and definitely recommend VIP in Pagosa, they are awesome.

Beautiful and peaceful on river’s edge

Very easy experience renting this beautiful and peaceful home with the San Juan River right off the deck. Property manager was very easy to work with. Very quiet neighborhood. Home is beautiful and very clean. A fireplace in every bedroom. Master bed and bath open concept with fireplace, jet tub and large shower is fabulous. Large kitchen and grill on the deck made cooking in and enjoying the home enjoyable. Having the River footsteps away was the mot relaxing part of this stay. Rather we explored the rocks and cool water, sat on the deck taking it in or were soothed to sleep by the sounds from the open windows with the fireplace glowing, it was a true, clear Colorado experience.

This home has some problems

The property had no air conditioning which i questioned. They said they have no problem with ceiling fans and cool mountain air at night. This two story home needs air conditioning for the price we paid per night. The home has lots of pet hair and caused us to be congested . I asked if it was fragrance free, they said yes. No its not fragrance free. Lots of smells! The yard was completely dried up. The neighbors have green yards though. The yard was also full of ants to the point we had to go inside.
