GUEST ACCESS

• You will have access to the entire home and yard! The home sits on a beautiful wooded lot, has some grass in the front, and has a graveled backyard area with lots of shade trees.

• We offer a 2 car garage for storing your bikes, vehicles or motorcycles.

• We have driveway space for about 4 vehicles depending on size.

• Please no street parking as it is against POA rules.

* As a guest, you are allowed access to Bella Vista POA amenities (a list of amenities and prices can be found at bellavistapoa/com/fee-rates-schedule/) if you request guest passes from us after your booking is confirmed, at least 3 business days before your arrival. Full instructions will be provided after booking.

★ IMPORTANT: These amenities are not guaranteed by us as part of your rental agreement. Our only involvement is to request the passes so you can arrange and pay for the activities you wish to enjoy. The amenities are not free but you are provided access to them for a cost per activity as a guest. We provide your contact info to the POA, and they manage it from there and will send the passes.

• We don’t live on site but we love hosting and want to ensure you’re comfortable and enjoying your time at our home. Reach out anytime with questions or needs!


LOCATION

• We're less than a mile from the London Boat Ramp where you can launch your boat into Lake Windsor

• We're 1 mile from the OZ Bike Park where you can enjoy the first ever AR Bike Lift and incredible downhill trails at the OZ Bike Park.

• We're less than a mile from the Kingsdale Recreational Area which offers golf, pickleball courts, swimming pools, workout facility, putt putt course, tennis courts, and more! (see *information above).

• We're 15 minutes from the Bentonville Square & Crystal Bridges Museum

• We're located on a quiet dead-end street in Bella Vista near Lake Windsor and right on the Landline mountain bike trail.



OTHER DETAILS TO NOTE

• We provide the initial toiletry items for kitchen, bathroom and laundry. Additional supplies will be the guests responsibility.

• The charcoal grill is provided but guests will need to bring their own charcoal & lighter fluid.

• All of our TVs are smart TVs and setup for you to stream from your own accounts. This includes the projector/roku for the Theater Room.

• Please respect our neighbors who live here full-time by observing our quiets hours between 10pm-8am, 7 days a week.

• We are VERY bike friendly! You can access mountain bike trails right out the backyard or if you want to zip right out the garage we're only a few hundred feet from the nearest trailhead.

• Initial toiletry items provided for kitchen, bathrooms (two rolls of Toilet Tissue per bathroom), and laundry (additional supplies are the guests' responsibility)

• Guests may see some wildlife or insects during your stay — this is common for properties in natural, wooded, or lakeside areas.
