Our extended family spent 3 glorious days at Timberley Farm for Christmas, and it was absolutely perfect. Rooms are all big, clean & modern & while none are en-suite, the 2 bathrooms, shower room & toilet upstairs were really easy to share. There's also a downstairs bedroom & bathroom which was ideal for someone with a disability.
The only thing i'd add is that the central heating wasn't brilliant, so upstairs was cold a lot of the time (and it wasn't even a super cold winter at the time), and there are no blankets anywhere, so if you visit in winter, bring some extra warmers for the evenings! The big large bedroom that leads to the balcony was especially cold & never really warmed up, even with one of the small heaters that we found to use.
The house was superb in terms of having 2 living room areas, a huge kitchen & enormous dining room, plus boot room, cloakroom etc.
We loved using the hot tub on a sunny Christmas morning (the fact it has speakers was an added bonus!) and the external barn games room was excellent fun for Christmas eve frivolities The balcony also provided stunning views across to Amberley Castle, and the grounds around the house are great for kids & dogs.
Gripes are small & easily rectified - there were 2 tea towels provided for us, for a massive house & 3 days of cooking, which is a little ridiculous, as was the 6 dishwasher tablets! Little things like that are annoying but not a major problem if you had access to shops being open/or were warned in advance (we had to do a boxing day dash)- just come armed with extras if you're planning a big group stay where you'll be cooking. To that end, there could be more serving platters & utensils, but there's plenty of usual crockery & glassware for daily use.
Overall we loved the house & would highly recommend it for family vacations.
