Once the preferred country retreat for the Tuscan Noblesse of the surrounding estates, ROSYABATE COTTAGE enjoys a tranquil setting within its own private land. Perfectly peaceful, yet just 800 metres from Pescia and 18 kms from from Lucca and from Pistoia this elegant cottage makes for a wonderfully relaxing Italian escape. The pristine garden and al fresco dining area invite long, lazy afternoons under the Tuscan sun.

The Cottage provides 2 double bedrooms, one spacious bathroom, a fully equipped kitchen and a living room. A very reliable WIFI connection provided by the national phone company is available as well as air conditioning in each room.

ROSYABATE COTTAGE is the lovely hayloft of Mrs Rosa’s home. She lives next-door in the main villa with her husband and she is a great cook, she harvest her own vegetables in the garden and loves to meet people from all over the world and welcome them with a slice of her home made cake or pasta! The Cottage has pretty exteriors and wooded and red bricks setting has earned it the nickname of the Hansel and Gretel house. Sleeping up to four guests, the Cottage’s cosy interior mixes luxurious and traditional furnishings with all the modern fittings of a contemporary holiday home. Electric gates add to the privacy and security of this unique property, making it perfect for couples or families in search of a quiet and relaxing Tuscan villa holiday. The proximity of the cottage to many places of interest such as Lucca and Montecatini Terme (10 to 20 mins drive), Pescia (4 mins drive), Florence city and Airport (35 mins drive), Pisa town and Airport (40 mins drive), Cinque Terre (70 mins drive), San Gimignano (50 mins drive), Pistoia (25 mins drive), Siena (80 mins drive), Chianti and Wine Country (1 hour drive) make it an ideal base to explore Tuscany and central Italy.



Its stylish interiors feature antique furniture and soft creamy fabrics creating an impression of understated elegance. Whitewashed beams and walls give the property a classic/contemporary Tuscan look.

The dining room opens directly onto the charming garden, where there is a shaded dining area perfect for al fresco romantic dinners. The extensive, immaculately maintained grounds ensures that your stay is peaceful and tranquil. Relax in the garden on a sun lounger under a parasol with a good book and a glass of Red Wine, and you’ll be living the Tuscan dream.

What a fantastic place to stay. Close to train station. Parking available. Love settling and furnishing was perfect. Would highly recommend this cottage for two or four people.

Hosts Hugo, Rosa and Glenda their daughter were great- so friendly and helpful. We were treated like members of the family. The cottage is well equipped. The garden and table are great and fabulous location to visit the area. Nothing.

True Italian experience

Just outside the town of uzzano, a beautiful and well kept cottage. The friendliest of owners - Glenda, and her charming Italian parents. They were great hosts and provided wonderful service and recommendations.

Peaceful and Homey place!

Glenda and her family were incredibly helpful and attentive with us. They made us feel at home and were very accesible all the time. They helped put with dinner plans and gave us ideas and tips for places to visit . Would definitely recommend this place if you are looking for a peaceful and homey place to stay centrally located from lots of beautiful cities.

Good place from which to explore the heart of Tuscany

Beautifully located and very quiet, the cottage comes furnished with everything you need! The hosts are very kind and welcoming and we got some great recommendations from them for our day trips and for eating close by. We enjoyed our stay! The cover on the couch could use a refresh and there is a faint old house smell, which is normal, of course, but those with respiratory issues might be slightly sensitive to it.

A Relaxing Stay

We enjoyed our stay at the cozy cottage with its lovely surroundings. The property managers were very friendly and gracious, giving us a bottle of wine and a dessert when we arrived. Property has a gate with remote so it is very private and secure.

Perfect peace

A cottage full of delights. It was stylish and comfortable, very well equipped both inside and out and immediately made you feel relaxed. The family were very welcoming and friendly and always on hand to help with suggestions and orange squeezers! The location was great for exploring the mountains and hilltop villages as well as being near places like Lucca and Montecatini. Definitely would recommend and we’d love to return.

Perfect Place without a Car

This place is really amazing. The cottage is an ideal place to feel cozy and relaxed. We were here without a car and really enjoyed hiking up through the hills. There was a market for groceries a 5 minute walk (300m) and a few different restaurants available within easy walking as well. The hike to Uzzano and across to Stignano was really beautiful.

We couldn’t have asked for a better place to staynicer hosts!

The place is lovely for families and the hosts are extremely helpful, thoughtful and caring. They go out of their way to make sure you’re happy and comfortable. Facilities are great to cook your own meals. Be prepared with food as there are not a lot of restaurants super close, but there are supermarkets a short drive away.

Picturesque accommodation in a beautiful setting

We were warmly welcomed by Glenda, the accommodation is as described, what a wonderful week we had here and Glenda's parents are so friendly. We will definitely come here again, the accommodation is on the property next to the house of Glenda and her parents, but gives you enough privacy, the cottage is fully equipped, and the airo in the bedroom was lovely. The only thing I can think of, another shower head and rod, this one was a bit lame

This property is prefect

Glenda! Every VRBO needs a Glenda! Glenda met us at the apartment (really a house) and provided us with all the information we needed. This home is beautifully decorated, warm and inviting! The pictures do not do this property justice. This location is ideal for visiting villages close by. The kitchen is well stocked with everything you will need. We cooked 3 of our 5 nights! Bathroom was wonderful and the bed we slept on was very comfortable! Glenda’s father was also a added bonus! He spoke very little English but that did not stop us from having great conversations! Again, I can’t recommend this property more!

Like your own Home!

Glenda , Hugo and Rosa’s place was charming . They are lovely people and very welcoming with our family. The first night we booked a private cooking class with Chef Cristina ( recommended by Sidrak) and it was the best immersion experience to start off our Tuscan vacation . Signora Rosa greeted us with Coconut desserts and typical local homemade liquor. By the end of our first night we felt like Famiglia: The cottage , Rosy Abate had comfortable bathroom and shower with plenty of Hot water for the four of us to use. Perfect place for two couples to explore Tuscany. There was local market close , even walking distance where you can purchase groceries to make breakfast in your cottage. We took day trips to Montepulciano , Pienza, Montalcino, Siena, Florence, San Gimignano, and Chianti region, Montecarlo, Pisa and Lucca. The longest drive was about 2 hours. One of our favorite local restaurants in Uzzano was La Fornace. We loved it. If you want to go to Florence, you can enjoy hassefree parking for 1 euro and take the new train right into Florence city center . We highly recommend the cottage if you want to feel like you’re “Under the Tuscan Sun.” The property is also gated , private, a quaint, outdoor terrace , washer available , heater , dishwasher , and private parking . We recommend a car if you plan on staying here.

Wir hatten einen sehr schönen Aufenthalt hier. Es handelt sich um eine Art Remise. Zwei gemütliche Schlafzimmer mit Klimanlage, einer Küche und einem Wohnzimmer. Alles sehr geschmackvoll eingerichtet. Wir haben uns sehr wohlgefühlt. Florenz, Pisa und die Küste sind in jeweils 45 Minuten bequem zu erreichen. Danke Glenda.😊

What a wonderful stay we had at Glenda's charming Tuscan cottage! It was sparkling clean, has everything you need, and feels like a home away from home. The cottage is part of the private property of Glenda and her parents, and while we had all the privacy we needed, we also loved interacting with them. Her parents were so warm, kind and hospitable, and we cannot thank them enough for everything, including the fun conversations we had in a blend of English, Italian and hand gestures. We also really appreciated the recommendations Glenda gave us on our request. She's an amazing host with a great command of English. The location of the cottage is awesome too, with beautiful views and central to many must-see places. We loved our time here and we'll be returning for sure! Grazie mille!

Die Unterkunft ist 1:1 wie auf den Bildern! Wir haben uns sehr sehr wohl gefühlt, wurden herzlichst empfangen und hatten immer einen Ansprechpartner für Fragen und regionale Tipps. Es wurde sehr auf Privatsphäre geachtet. Man hat sein eigenes kleines Paradies zwischen den Olivenbäumen der Toskana. Wer etwas gemütliches mit Stil in guter Ausgangslage für Tagesausflüge sucht, mit viel Herzlichkeit, ist hier genau richtig!

A 5 star review in each category, and I mean it! My 3 girlfriends and I stayed here for a week. The cottage was just as described, so cutely decorated and had everything we needed. The beds were so comfortable, I slept so well. We flew into Florence, rented a car and off we went. The little cottage was situated perfectly to drive to our daily sight seeings, or, we drive to a train station and catch the train to our outing. Glenda was the most perfect host! She had plenty of recommendations for us and answered all of our questions promptly. We were able to chat with her and her parents and they were all so welcoming and lovely. Would highly recommend this cottage!

Wir waren rundum mit der Unterkunft und der Betreuung durch Glenda, die Gastgeberin, zufrieden. Das Haus ist super ausgestattet und bietet alles für einen Urlaub in der Toskana. Alles sauber und in Ordnung. Glenda hat uns bei Ankunft begrüßt und uns gute Tipps für Ausflügen und zum Einkaufen gegeben. Das Haus verfügt über Heizung und auch eine Klimaanlage, somit waren auch im Winter die Temperaturen angenehm. Fußläufig hat man ein paar Läden, wo man Lebensmittel einkaufen kann und auch einen Bäcker. Wir haben uns super wohl gefühlt.

You will not regret choosing here

Hands down, nicest place I've ever stayed in, the place is exactly as shown in pictures! Absolutely stunning grounds, beautiful rooms and decor, fabulous shower. Glenda is superb at communication and so helpful, giving great tips and ideas.
