The place wasn’t clean. There was a strong mildew smell. Especially in the bedrooms. Mood spots in the shower. Bugs in the bathroom. The bedroom door also didn’t shut fully. We also found a dirty used Qtip in the guest bedroom which to us indicated they didn’t really clean before we arrived.

I booked this property for a quick beach trip because it was listed as dog-friendly and convenient. Unfortunately, the experience was very disappointing, and I would not recommend this rental.Upon arrival, I immediately noticed a strong smoke odor, despite the property being advertised as strictly non-smoking. There were also visible pet urine stains on the stairs and in the master bedroom carpet, and the overall cleanliness of the unit was very poor.The air conditioning did not adequately cool the upstairs/master bedroom, making it uncomfortably hot. I tried to sleep upstairs but had to move to the pullout couch downstairs, which was extremely uncomfortable. Adding to this, there was a neighbor’s dog barking throughout the night, which made it impossible to rest.Most concerning, the environment was so unsettling that even my dogs could not relax. One of them paced and panted all night, preventing me from getting any real sleep.For the price paid (over 600 for two nights), I expected a clean, comfortable, and habitable space. Instead, I ended up cutting my stay short because the property was not delivered in the condition promised.I’ve documented everything with photos and videos and reported the issues within 24 hours of check-in. While the location might be convenient, the property itself does not meet the advertised standards. Renters should be aware before booking.

I am extremely disappointed with the cleanliness of the unit. It smells absolutely terrible. There is an excessive amount of urine spots in all the carpets which are unfortunately in the bedrooms. It surprises me that I pay not only a pet deposit but also cleaning fees to stay in a place in such poor condition. Consider using the money to actually clean the place.

Hilton head Island stay

We really enjoyed our stay with the location being perfect to be able to bike to the beach and many shops and restaurants. Loved having access to a washer and dryer, having the patio to enjoy sitting out on. Really enjoyed the complex and having pool access as well. We really enjoyed our stay and the location of this place.

Family vacation

We had a great time here. It was easy checking in. The place had everything we needed. All the restaurants and shops were very close by and super convenient. The walk to the beach was really nice in the morning and there was plenty of space on the public beach. The pool at the complex got a little crowded sometimes but those were good too if you needed a break from the beach.

It is located about 10 minutes from the beach. The parking situation is not well-organized and it is hard to find a spot without having to walk a long way. The unit itself was fine. You get what you pay for. It is very dated (not like decor dated - like old stuff dated) and that makes it no great. The carpeting appears to be original - it's that thick kind of smelly carpet that most people replaced years ago. The 3 TVs are all useless. Only one tiny one in the 2nd bedroom was smart, but the screen was smaller than my computer monitor. The main tv in the den broke and I called and they were going to see about replacing it since I had a couple of weeks left in my stay, but they never called back or followed up and no new TV ever arrived. There are no real overhead lights, so the interior could be pretty dark even in the middle of the day. The outside patio was very neglected so what could have been a nice sitting area was not at all. There was yard debris all over the patio and no landscaper ever came to clean it up. While we were there, we saw many roaches, especially at night. There is a pest control schedule on the side of the fridge, but both dates they were supposed to come treat, no one came. To summarize, it was by far one of the least expensive rentals on the south end, but it is obvious why. It's perfect if you are just looking for a place to lay your head down and have no intention of spending any time in the unit other than to sleep and shower.

Check in was hampered by door code not working. Couch needed cleaning for pet odor. Kitchen lacked pots. Management cooperation was excellent.

Rundown/water damage/tried to charge me more for cleaning

There was clear water damage, all over the house. the paint was peeling from the walls, the tvs did not work, the code for the house they gave us did not work, there was scuff marks ALL OVER THE PLACE. the villa looked NOTHING like the photos, much smaller. black mold in every single vent. they then tried to charge us $100 more for “excessive cleaning” and claimsd we made the paint peel… insanity. this place and the owners were horrible at communicating throughout the whole trip. I was ignored and not answered after reaching out on the VRBO messenger. contacted two different phone numbers and was ultimately just ignored. I then get an email saying they are charging me more; and when she sent me the photos it’s of the countertops that had a little spill in them… I was asked to strip the beds which I did and they told me because the sheets were in the ground they want to charge me extra? overall horrible experience. luckily we have it all documented and photos were taken. they claim because I said we had a great time that all of this doesn’t matter. these people are money hungry and this is by far the worst experience i have had as a guest staying anywhere. the dishwasher was broken and fell on my foot. the hot water runs out after being in the shower for 10 minutes. We had people trying to come into the apartment multiple different times from the top entrance. cops were at the villa multiple times the week of our stay. after paying 1600 they seem to have needed more money..sad

GREAT PROPERTY GREAT LOCATION

Traveling with our dog, we could not have found a better place. The unit was immaculate, and being on the first floor was easy to take the dog in an out. The location was also perfect you walk out the door to a shady walking path to the beach that takes about 10 minutes. Driving to shopping and restaurants, everything was also about 10 minutes away. Only issue was finding the unit, it took 30 minutes driving around the complex since we could not find the building. I suggested next time the owner simply put on the instructions, go to second entrance and it is the first building on the left. I had they put that in the instructions it would take 30 seconds to find and not 30 minutes.

Good visit

We had a couple of problems with a water leak and internet outage. Both were handled very quickly with the property manager and office. Our messages were returned within minutes and the problems resolved in a short time. The follow-up was great and made our stay better. The assistance and communication could not have better. The rental was confortable and had what we needed. It was a little dated and could use a little upgrade.Overall we were happy with our stay, and would rent again. It is located about four tenths of a mile from the beach and a 15 minute walk.

Not what it seems to be.

1st, the property has moisture problems. It has a musty moldy smell that would not go away. Made my wife cough during the entire stay. 2nd, the unit is less than 75 ft from the road, Coligny Pkwy, a very busy road. Noise disturbed our sleep for the whole visit. 3rd, AC did not adequately cool the bedrooms upstairs, very uncomfortable. 4th, Downstairs patio was a mess. It didn't appear to have been cleaned in a long time. Also, the electric grill on the patio did not work. The patio drainage along with an apparent moisture leak at the ceiling on the window wall of the dining area potentially are the source of the moldy smell 5th, Mattress on the primary bedroom is worn out, needs to be replaced. 6th, There are no exhaust vents in the primary bathroom or the downstairs half bath. 7th, The walking distance to the beach is well over the 10 minutes described in another review of this property. It's closer to double that time. 8th, Inadequate parking, had to search for places to park way too often 9th, Blinds in corner window of living room are trash. Had to improvise a bedsheet over the window to have some privacy. 10th, Door to primary bathroom could not be closed an latched. Did not fit the door frame. In general, other than the downstairs tile floors, the property was tired in need of repairs and updates. We should have contacted property management to complain and ask for a partial refund.

Don’t hold your breath.

Did nothing but kill bugs, big cockroaches and spiders, and find broken things through out the property. Was notified that it was recently renovated but I’m not sure what was renovated. Master bathtub does not drain, AC flow does not reach second floor of unit so you have to have it set to a ridiculously cold temp to cool off upstairs while your sleeping. Again bugs everywhere. Don’t expect anything to be delivered to you as no one can find the unit due to lack of signage. Had to walk the property upon arrival to find our unit and then base parking off of that. Make sure you are out of the unit at exactly 10:00. The codes were changed on me this morning as we were checking out and by 10:02 I could not get in to make sure I had gotten everything. I’ve never been so disappointed in a trip. No communication with host, VTrips, or anybody that works the property. Construction was going on in the unit above us so no quite time. Picking up paperwork that included parking passes was not communicated very well either. Paperwork was just left outside office in a box with my name on it. Anyone could have looked at the codes for our property. So disappointed do not waste your time.

This newly remodeled villa was absolutely beautiful and certainly negative the old negative reviews. It is close to the pool and was a quick walk to the beach.

Terrible signage. Need to put building numbers on side of 5000 and other buildings facing the back entrance. Impossible fir delivery people to find unit. Condo was nice but in need of a deep clean. Master bathroom sink drained very slowly. Noticed a lot of wood rot around the property.

The property management group has kept the unit reasonably clean, but the condition of the unit itself- the windows, doors, walls, furniture, kitchen, patio- was extremely unsatisfactory.

Great Family Trip with our Dog

This is a great unit for a family, especially if you have a dog! It is a short walk or bike ride to the public beach access. Kitchen is well stocked and unit was clean. We cooked Thanksgiving dinner here ( I admit, I did bring a few kitchen items just to be sure) and it was more than adequate. It can be confusing to locate your unit initially - try to arrive before dark! I would rent here again if we needed a pet friendly unit!

Don’t do it!

I’ve been going to Hilton Head since the early 90’s and this is the worst place I’ve stayed! I’m shocked that ran by a management company, it was this gross!! I understand that the weather plays many factors here but water damage everywhere! The vents covered mold, base boards water logged, all the walls marked up, etc.. the bathroom upstairs is gross! I wish I’d brought shower shoes.. the kitchen is bare... treetops is a great location but don’t stay here!!!
