Access to the property is via a 3-kilometre mountain road, and it is strongly recommended that you bring snow chains during the winter season, with a 4x4 vehicle also advised for safe navigation in winter conditions. Please be aware that the owner resides on the same property. Dogs are welcome, however you are kindly requested to register them in advance of your arrival. The cross-country ski track is located 5 kilometres from the property, offering additional winter recreation opportunities close to the farmhouse.

"Umbichl" is a charming 11-room farmhouse spanning 350 m² across 3 levels, offering generous space and a warm, characterful atmosphere throughout. This vacation rental accommodates a maximum of 24 guests and features 9 bedrooms and 3 bathrooms, thoughtfully distributed across its floors to ensure comfort and privacy for all occupants. The ground floor welcomes you with a cosy living and dining room complete with a dining nook, as well as a fully equipped kitchen featuring its own dining nook and a wood-burning stove, with direct access to a large terrace. A shower room and a separate WC are also located on this level. The living room itself is styled as a traditional farmhouse lounge, adding to the rustic elegance of the property, and the floors throughout are finished in warm wood.

On the upper floor, you will find 4 rooms: the first contains 1 sofabed, 1 double bed, and a hand-basin; the second is fitted with 1 set of 2 bunk beds, 1 double bed, and a hand-basin; the third offers 1 single bed and 1 double bed; and the fourth is a double bedroom. This floor is served by a shower room and a separate WC.

The second upper floor hosts 5 further rooms, each with access to 1 of the 2 balconies. The first room on this level features 1 french bed and a hand-basin. The second contains 1 sofabed, 1 double bed, and a hand-basin. There are also 2 double bedrooms, each equipped with a hand-basin. A fifth room on this floor offers 1 sofabed, 1 double bed, and a hand-basin. This floor is served by a shower room and a separate WC. Please be aware that when fewer than the maximum number of guests are staying at the property, not all bedrooms will be available for use.
