A beautiful Italian-style villa with four bedrooms and a large, inviting living room with breathtaking views over the Bay and the Cap Ferrat. Just 200 meters to the beach and a ten-minute walk into the beautiful town of Beaulieu-sur-Mer with its many shops and restaurants.
For guests who may find the walk too steep into town, we are happy to show an alternative path using an accessible lift.

This is an ideal holiday villa from which to explore the exclusive and most beautiful parts of the Cote d'Azur. The villa offers spacious accommodation with 3 bedrooms and two bathrooms, all enjoying sea views. there is also an extra bedroom with its own bathroom perfectly suited for children. A perfect blend of stylish Riviera design with contemporary bathrooms, a fully equipped modern kitchen, and quality fittings and furnishings. The villa is fully air-conditioned with video security and an alarm.

Outside is a well-maintained terraced garden with a flat lawned area, mature trees, and flowering Mediterranean shrubs. There's a good-sized heated pool for lap swimming and a shaded outdoor dining terrace for those long lazy Riviera evenings overlooking a sublime sea view.

As a family, the pool was the best thing all holiday. The house is very nice but for the kids the pool was the major attraction! The view from the living room and pool is spectacular and really worth having! It’s a great location with Villefranche on one side and Beaulieu sur Mer on the other with easy access to St Jean Cap Ferrat.

Fabulous!

The property was better than expected. It was perfect for our adult family of 8! We enjoyed the great beds, air conditioned bedrooms, outdoor eating area, lovely pool, and well stocked kitchen and bbq! We would come back again for sure!!

perfect family home in Beaulieu-sur-Mer

We were 6 adults and two children, the house was perfect for families with children, amazing views, easy walking access to town and beach by steps at end of the road. We had some difficulty finding the house initially and Olivier was available and very helpful. Anne the housekeeper was available to introduce us to the house and we had her cook an amazing dinner for my husband’s 75th birthday. If renting a car I would advise the smaller option due to the roads in the area and driveway/parking at villa. The town had many wonderful options for buying pastries, fish and meat!

The house is idyll and luxurious.

The pool the kitchen the bedrooms and. Athrooms all surpassed expectations. The walk to the beach is longer than ideal but fine. The walk home is very steep.

Peaceful and relaxing property with amazing views!

Highly recommend this property. Check in was seamless and housekeeper helped us stock the refrigerator with essentials prior to arrival. The family room and kitchen were very comfortable with breathtaking views. The first level down has three bedrooms. One bedroom with an on-suite bath and the other two bedrooms share the other bath on that level. The third level down is a bedroom with two twin beds and an on-suite bath. This room is best suited for kids or young adults. Laundry is also on this level. The property is well lit and gated which added to a sense of complete security. I’ll also say that it was the most peaceful and quiet property we have ever stayed at. I highly recommend a car as the property is hard to find by Uber/Taxi. The driveway is steep but easy to navigate. We had a SUV (BMW X5) and despite the size we had no issues. The walk to town is also difficult so having a car is a big help. The town is very peaceful and quant. The owner was also very helpful and quick to respond to any questions.

With some work, this Beaulieu house will merit 5 stars

The views from the living room of the Mediterranean are breathtaking and the house is bright and modern. The pool is nice - it's long and narrow and suitable primarily for laps. The location in Beaulieu is very central and a good base of operations for day trips to many great places. You're also very close to the towns of Beaulieu and Cap Ferrat by car. We gave an overall rating of five stars predicated on Olivier's improving the property for future guests, which he promised to do. The listing stated that the house is fully air conditioned but it turned out that only the bedrooms had air conditioning, which made hanging out uncomfortable in the summer. He also needs to install screens on many of the upstairs doors and windows to block out mosquitos. Also, what was advertised as a 4th bedroom was really a repurposed basement room and small bath with mildew issues. And it was represented that the house is a "5 minute walk to town and beach" when in fact the house is situated in the heights section of Beaulieu and the walk is very steep into town, and not an easy walk up the steps, especially at night. It's really a 15 minute walk to Beaulieu town. Having a car is essential as you can't carry heavy bags while climbing those stairs. The owner can't change the house's location but he certainly can fix those other issues, which will make this house a true 5 star property.

6 of us came from Europe and the US to spend a relaxing week together and this home delivered that beautifully. Easy walk to the beach. Beautiful, clean home at a great location. Olivier was very responsive and the whole process was straightforward and simple. A+ experience.

Our stay at Beaulieu sur Mer

The home is beautiful and well maintained. The swimming pool is a marvelous extra. View is fantastic. Owner's recommendations extremely useful and helpful. You do need younger legs for the hillsides here. But we wouldn't hesitate to come back again.

Divine Christmas retreat

We arrived on Christmas Eve to a warm villa, beautifully clean and organised for us. The owner suggested that we might like their chef to make us a traditional French Christmas Eve dinner and we were very glad that we had. Anne, the chef, produced wonderful food, lit candles, dressed our table and made us very welcome. We discussed menus beforehand plus wine with each course. Our stay with relatives and guests coming and going during our one week stay made for a really delightful Christmas week. We took full advantage of local taxis to ferry us back up to the villa from Beaulieu, Villefranche and St Jean Cap Ferrat after many delighted lunches - outside in the sunshine on some days! We were very lucky with the weather. 16/18 degrees at midday. The views from the villa take some beating and it is very comfortable with delightful large bedrooms and excellent bathrooms. The photographs are an accurate portrayal of the villa. I really can't recommend it enough. It was too cold to swim but the pool for swimming lengths looked delightful. There was also a nice outdoor eating area which we didn't have a chance to use. There was even a large pine tree covered in lights outside. I couldn't have wished for a bigger Christmas tree. The owners, although we didn't meet them as they were away, were really helpful before we arrived. This villa would work all year round, is sophisticated and lovely. Don't hesitate to book!

STUNNING VILLA - FIRST CLASS! WONDERFUL VIEWS.

From the moment we walked in we knew we had made the right property choice. The photos on the listing in our view didn't show the property to its full potential, so we were blown away upon arrival. There are full glass doors which slide into walls all around, giving magnificent light and views of the sea and mountains from all angles. It's designed and decorated to the highest of standards; furnishings, cleanliness, beds, pillows etc. The open plan ground floor where you walk in has the kitchen, dining and sitting area - all large and spacious. There's also a toilet on this floor. The photos don't show this, but you walk out from this floor directly to the pool and garden patio area which is stunning - the views just can't be beaten. We spent many evenings relaxing outside, cooking on the gas BBQ and swimming in the lit pool which we had heated. Downstairs are three great size bedrooms; one ensuite and the other bathroom between the other two rooms. All the rooms have glorious views and great furniture and furnishings. There is another lower ground floor with a bedroom and smaller ensuite bedroom. The owners Jean-Pierre and Suzy are WONDERFUL - helpful and knowledgeable of the area. Jean-Pierre even offered to drive to the town to show us where the supermarket was. They met us upon arrival to show us around - they're certainly very proud of the villa and quite rightly so. They live just next door so are on hand to help with any questions or problems, although we had none during our stay. Although they live next door, they have a huge plot of land so you can't even see their home through the trees so can easily never see anyone until you visit the town. Beaulieu is a nice 15 minute walk down (and then up) a steep hill and stairs, but it's all fully lit so no problems for us. The small harbour and town are lovely to walk around, and you can also walk the coastal path to the next town - remember your camera for the lovely views. We hired a car, but you could easily get a train from the airport to the local station (via Nice) - it's not a long way but the train does stop at all the stops so can take a while. You'd then need to get a cab up/down the hill with your luggage. We'd certainly do this next time to save on the cost of a hire car. We only left the villa twice in two weeks to go to the supermarket, and then once more for a trip to Monaco which is just 12 minutes away on the train. We'll certainly be back to visit again - thanks for having us.

Terrific house with stunning views, great location

We had a wonderful time at Villa Margarita and would definitely return! The views are unbeatable and the house is spacious and very well maintained. The house was perfect for us - we're a family of four (including 2 teens) and we travelled with our sister & her husband. The kitchen, dining room and living room are open plan on the main floor, perfect for the six of us to hang out. The three main bedrooms are one level down. Each bedroom is lovely and has a view - the master BR has en-suite, with another bathroom in the hall shared by the other 2 bedrooms. For 2 couples, it worked well, and the boys preferred the 4th bedroom all the way downstairs, which was added later and is best suited for kids versus another couple. The house is located a bit above town center, and can be accessed via car, or a 10-15 min walk down 150 steps and a few blocks - we enjoyed this walk but anyone with limited mobility would need to drive into town. Jean-Pierre and Suzy (owners) live next door and are very helpful and were lovely to work with. Beaulieu-sur-Mer is a charming village on the Riviera, with character and beauty, close to everything but removed from busy tourist areas, perfect for relaxing and a welcome break from visits to Nice, Monaco and other more commercial areas. We hope to visit again soon and recommend most highly.

Beautiful Villa Margarita

We have stayed in this beautiful villa twice. The rooms are bright and airy, with a spectacular view of the sea. The furnishings and artwork are lovely and contribute to the relaxing ambiance. The beautiful gardens surrounding the villa are perfectly maintained, and the pool is amazing. The kitchen is very well equipped. It was a pleasure to shop at the market in Beaulieu, make dinner while gazing at the sea, and then sit at the dining room table with the same beautiful view. The bedrooms and marble bathrooms are spacious. The air conditioning in the bedrooms is individually controlled, and kept our rooms perfectly cool. The owners live next door, and are most gracious and helpful. The villa is more beautiful and light filled than the photos depict. We plan to return!

Villa Margarita

Villa Margarita is a gem located in one of the nicest towns on the French Riviera. The villa has a spectacular view of the sea and the morning sunrise. You feel at home the minute you walk in because the rooms are bright and modern with lovely paintings and a nice decor. The villa is very well equipped with everything you would need from modern electrical equipment to individual room air conditioners (our guests loved this feature) and entertainment options. There is also a heated pool and a covered outdoor dining area. The owners, Suzy and Jean-Pierre, are most gracious and cooperative, and respond immediately to any problem you might have. We have rented many homes in France, and Villa Margarita is definitely one of our favorites. We would highly recommend a stay in this beautiful and comfortable villa.

Better than the photos

The gem of a villa was the highlight of our stay in the Cote d'Azure. It is truely more beautiful, open and light filled than the photos depict. It was perfect in every way: conveniently located within walking distance to town, quiet, impeccably clan, stylish and comfortable. We loved the modern, well appointed kitchen with floor to ceiling windows offering stunning views of the mountains and sea. The master bedroom was comfortable with a marble bathroom comparable to a Four Seasons hotel. The grounds and gardens were maintained beautifuly. The pool was the perfect temperture. It was difficult to leave the house and venture into town as were were so comfortable here. The owners, Suzy and Jean-Pierre, were there to greet us and took care of every detail. The house is also perfectly situated along the Cote d'Azure and we were easily able to explore the other areas including Nice (15 minutes), Monaco and Italy (30 minutes) and Cannes and Grasse (40 minutes). Beaulieu-sur-Mer was the perfect village to stay as it is large enough to have all you need but small enough to maintain its French charm. We are already planning our return visit!

Fantasic Villa with breathtaking views

We are the HUGO BOSS Open 60 sailing team and recently stayed at Villa Margerita during the Monaco Grand Prix. With stunning views of Beaulieu Sur Mer this villa is exactly what you would hope for and more. The owners, JP and Suzy live in the Villa next door and are the perfect host who will be on hand if you need any advice. The Villa is located at the top of a Hill so I would advise a car, however, there is a short cut to the town centre which is approximately a 10/15 minute walk but this is not suitable for guests with walking difficaulties as there are lot of steps involved. This stunning villa boast 4 twin bedrooms all with beautiful views. For extra security there are electric shutters which can be set when leaving the house or when retiring for bed. The property is clean and modern with all electrical modcons.. The villa was so perfect we planning on returning next year!
