Step into a real life postcard by staying in our newly renovated Terracotta Cave House!

Terracotta Cave House (1) is a restored traditional cave house located in Oia, close to the Venetian castle. It is set on the quiet fringe of the buzz, off the main street and it overlooks the caldera and the volcano. Due to its unique location, the house offers a panoramic view of the entire village of Oia and at the same time ensures privacy and tranquillity. It is only a 2 minute walk away from Oia’s main street where all the restaurants and shops are situated.

Terracotta Cave House (1) is divided into two spaces by a wall with a door and three interior windows, which is the traditional Santorinian architecture style. The house consists of the back bedroom, the front living/kitchen area and the bathroom. The bedroom features a double bed and plenty of storage space. The living area offers two couches that can be used as single beds. The apartment leads out onto a private courtyard, a perfect spot for admiring the spectacular caldera, volcano and deep blue sea. From the courtyard you can access a second bedroom with an en suite bathroom. The bedroom features a double bed and boasts spectacular sea views.
The house offers daily cleaning service.

The village of Oia is a traditional settlement and it is entirely pedestrian. The village offers a great variety of restaurants, shops, mini markets etc. Within the village, everything is in walking distance. You can explore the rest of the island either by car, bus, taxis or organized tours. There are public parking areas at the entrance of the village, but take into consideration that during high season parking can be challenging.

Upon a reservation’s confirmation the host is always available for any inquiries or pre-arrival arrangements regarding transportation, excursions, special occasions, etc.
Staying in one of Nicoletta’s houses, guarantees personalized and discreet service, which allows guests to unwind and have a carefree stay.

This property is beyond excellent! It is absolutely incredible. When you picture staying on Santorini in Oia in your mind, this property is what you imagine. This property exceeded our expectations. The location was probably the highlight, an easy walk to anything you could possibly want, but it was still far enough from the city center that the cruise ship land tours didn’t cause any disturbances and there were still plenty of fantastic food and shopping options minutes away that the cruise crowds never really seemed to venture down too. There were 3 separate day tours from 3 cruise ships in the city at the same time one day during our trip and while the city center was completely packed, the area around this property remained very peaceful.The host communication was excellent as well, they were so helpful and knowledgeable. This property was an absolute dream.

Wow, just wow. The location, the view, the personal tour from the host with information about the town and history of the cave house was all ASo clean and beautifully furnished.Nicoletta really made us feel welcome.

Best Stay Ever

Nicoletta was SO incredibly helpful between getting us rides to excursions and telling us about the area. We loved the house and the views were incredible. There are a lot of stairs, but my 83 year old grandma was able to navigate them really well with only a little help. The rooms were cleaned every day and some snacks and wine were provided. I cannot reccomend this stay highly enough. There were 6 of us and we all LOVED it!

Amazing stay in the heart of Santorini but away from the crowds

Our stay in Santorini at Nikoletta's villa was amazing. The view, the location, the beauty of the place are incredible. The house is located just steps from the popular sunset spot but the stairs take you down to the secluded area with no people in sight; just the gorgeous views. Alexandra, Nikoletta's daughter, was beyond helpful with all our requests. It was like a nice hotel experience. I would 100% recommend it to anyone traveling to Santorini.

Great trip

We had a wonderful time. Nicoletta was fantastic. She met us at the property, gave us a brief history lesson and helped us plan our entire stay in Santorini. Her recommendations were excellent. The property itself was great, overlooking the caldera and close to everything. We would suggest that you rent a car while in Santorini. The island has so much to offer, especially if your mobile.

Wonderful Property

Everything about this property was ideal. The home was extremely clean and very comfortable for myself and 2 daughters. Stunning views from the patio and far enough away from the main crowded streets of Oia to be peaceful and serene. Alexandra, was awesome. She responded to all the questions we had about the home as well as sights to see immediately. I would definitely recommend this property.

Great location and great views

Walking distance to many shops and restaurants. Great views of the caldera / volcano and only a short walk away from the popular sunset view. The owner responded very quickly to our questions and helped us to book a sailing cruise. For an extra fee an airport transfer was organized by the owner and the driver was courteous and on time. We loved the location and the authenticity of the cave house. We also liked having a kitchenette so we could eat in for breakfast since prices in Oia are higher than other places we have been to. Would stay again, great place to stay in Oia.

The best of the best

Our host was incredibly kind, and her daughter met us at a designated meeting point. Everything was perfect, and the place was spotless. When we had an issue with a door knob, they came and fixed it promptly. They left us water and a bottle of wine. What a nice gesture. I hope to be back soon. The place is just absolutely lovely and the views are outstanding.

Amazing apartment!!

We loved this apartment so much, views, location were amazing. It was super busy in the small narrow streets of Oia but as soon as you get down to the Terra-cotta house it was so quiet and had the most breathtaking views. It was very close to everything. We had the best 4 nights. I recommend renting this apartment it's the best and Nicolette's daughter was so nice and she will arrange transportation and a porter. It was very easy and very relaxing. We will definitely be back. Thank you so much!

Stunning views of the Caldera

If you want to be in the center of everything (photo ops, sunset gathering, shopping & restaurants) this is the place to stay! This location is a short (sometimes crowded) walk from the drop off to the old town Oia & it’s beautiful cobblestone walkways. Nicoletta was great & met our family of 5 at Our cab & with the help of a Porter walked us down to the Terracotta cave. Lovely, cool apartment with 2 beds/couch/seating in the living/kitchen area & room with queen bed behind closed doors. The additional full bed was outside & “up a small set of stairs” with its own bathroom. There is a small seating area outside the cave with stunning views- while open for others to walk through we only encountered 1-2 people coming thru. We loved it here but a couple of things to note when you are booking** My sons are 6’ plus and all hit their heads on the door frame at one point so caution to tall people (I suspect many of the caves are like that) and the walk down to the cave is a little steep…we were fine but may be a challenge for anyone with bad knees, a disability or poor eyesight at night. And be prepared to carry your luggage back up the steep stairs…I’m sure Nicoletta will arrange assistance but you need to contact her in advance to arrange. The people in Greece are so wonderful & always happy to help leaving delicious treats like jams, honey, bread, juice & wine to snack on . Thank you for a wonderful stay!!

My family of 5 absolutely loved this cave house. The view speaks for itself of course. Other tourists we met noted that access to their cave homes required going up and down steep stairs. This home had very manageable shallow steps off the main street to access. Communication was great during our late arrival and throughout our stay. My teenage girls loved having the 2nd floor room all to themselves. If you wanted to watch the sun actually set against the water you will have to join the crowds at oia castle which is a 5 minute walk away. We chose to avoid the crowds and watch the afterglow of the sun against the town and the sky changing colors from our deck. Every night we heard the cheers from Oia castle, undoubtedly a proposal. Wish we could have stayed longer. Also other reviewers description of this property were pretty accurate which helped us decide to stay here and we are so glad we did.

Our stay was exceptional. The host met us and provided a porter to assist with luggage. All questions, and transportation was handled without issue and so efficiently. Our stay could not have been better. The location and view is breathtaking.

Best place in Oia

This place is truly amazing, we are frequent travellers and we normally stay in 5 stars hotels, we LOVED it. Nicoletta was helpful in every step of the process from booking, arranging transportation, checking in/out, she had documentation and suggestions for us. Perfect! The house was very clean with everything you need and the location… OMG! We were in Oia for 5 nights and I don’t believe there’s one house better located than this one. Nothing is blocking the breathtaking view and you are right in the village center while keeping the intimacy . Everything was perfect. If this place is available for your date do yourself a favour and BOOK IT. You can go wrong at Nicoletta’s place. Thanks Seb

am from Athens, however I have very close ties with two beautiful Greek islands Santorini and Patmos.

As my father’s family is from Santorini I spent all my summers there. Since I am a licensed tour guide, in 2004 I decided to move to Santorini in order to work there. This was a great chance to start renovating my family’s properties in order to be able to share them with people from all over the world.

In addition, many years ago, my mother visited the island of Patmos, fell in love with it and decided to buy two beautiful pieces of land, including very old farmhouses in ruinous condition, that she slowly renovated. In this way, our family and numerous friends enjoyed many unforgettable Patmos Easters and summers. Nowadays, I am responsible for the good condition of the houses that I rent out and share the beauty and special ambiance of this island with our guests.

I am very lucky since my twin daughters, Alexandra and Christina, having completed their studies abroad in hospitality management and tourism, returned to their roots in order to continue and develop what I started. Genuine hospitality, love and respect for the island, as well as the embracement of the local culture define our core values. Nowadays we all share our time between Santorini, Patmos and Athens, and have the honor and pleasure to share our family’s story and our love for these islands, with visitors from all over the world.
