Ideal for families or couples seeking peace, privacy, and comfort — while still within walking distance of Peyia’s restaurants, cafés, and village life.
Welcome to Best Holiday Villa, your private oasis in Lower Peyia. This spacious 140 m² villa features a bright 42 m² living and dining area with comfortable leather sofas and a 65" Smart TV with Netflix. From the sunny, elevated south-facing veranda you can enjoy panoramic sea views, while the shaded north terrace with a dining table is perfect for relaxed outdoor meals on hot summer days.
The villa offers two large bedrooms with high-quality memory-foam mattresses and an additional pull-out bed, comfortably accommodating up to 5 guests. Every room has a ceiling fan and a modern LG air conditioner for year-round comfort.
Step outside to your private pool, surrounded by tropical plants and flowering bushes. Sun loungers, umbrellas, pool toys, and a solar rain shower create a true resort atmosphere. A BBQ area with both gas and charcoal grills is perfect for long summer evenings.
The separate Italian kitchen is fully equipped with modern appliances, including a dishwasher, oven, washing machine, and dryer. Water filters are installed both in the kitchen (for drinking and cooking) and in the bathroom shower for extra comfort.
Guests can enjoy European and UK TV, Netflix, high-speed fiber-optic internet, a fully equipped workspace, board games, books, binoculars, and children’s toys. For beach days, we provide foldable beach chairs, umbrellas, a cooler box, and beach toys.
The villa is located in a quiet green neighborhood among beautiful villas, with no stairs inside the house, making it comfortable for all ages. Coral Bay beach is only a 5-minute drive away, and the center of Peyia is within easy walking distance.
Perfect year-round: enjoy the warm southern veranda in winter and refreshing pool days with BBQs in summer. Wake up to birdsong, enjoy morning coffee with sea views, and relax in the evening with a glass of wine and Netflix.

Since our family has lived in Peyia for a long time, we chose the best locations for our rental properties. Both the villa and the townhouse are pearls of Peyia — quiet, green, yet very close to restaurants, shops, and Coral Bay.
Lower Peyia offers the perfect combination of peace and convenience. The villa is located right in the heart of the village, surrounded by beautiful streets, luxury homes, and charming gardens. Stroll to local taverns, cafés, small shops, and enjoy the village atmosphere just a few minutes away.
At the same time, it is ideally positioned between two of the most beautiful towns — Paphos and Polis — just 20 minutes to each via scenic roads, making independent excursions effortless while returning to the calm and comfort of your villa.
The surrounding area is full of unique natural attractions: explore the Avakas Gorge, the stunning sea caves, or visit Turtle Beach where you may spot turtles in their natural habitat (only 4 km away). The Akamas Nature Reserve is just 6 km, perfect for hiking or scenic drives. Families will love the nearby zoo (3 km), which feels more like a beautiful park with flamingos and other rare animals.
