Welcome to The Lookout, a charming 2-bedroom annexe in Knowl Hill Common. Just 10 minutes from Henley-On-Thames, Marlow, and Maidenhead, and 20 minutes from Windsor. It offers natural light, private outdoor space, parking for two cars, and a fully equipped kitchen—perfect for leisure or business stays.

Guests have full and private access to the annexe, private walled garden, balcony and two parking spaces.

The annex is located in Knowl Hill Common between Henley-On-Thames, Twyford & Maidenhead

The nearest pub is - Horse & Groom - 2-5 mins drive

The nearest restaurant is - The Cricketers - 2-5 mins drive

The nearest train station is - Twyford Station - 10-15 mins drive

The nearest supermarket is - Tesco Express or Waitrose Tywford - 5-10 mins drive



Getting Around:

Parking – There is parking for 2 large cars on the driveway

Other Things to Note:

• Whilst the annexe is very private the owners of the annexe live seperately onsite in the house next door, we ask that they are not disturbed during your stay and that any calls or messages are sent to Hosting Holidays for response.

• Please note the location of the z bed and the bedding for the bed is in the cupboard under the stairs - If you require this to be setup before arrival please ensure to let us know in advance.

• Early check-ins and late check-outs: Unfortunately, we cannot guarantee early check-ins or late check-outs in advance. However, for confirmed bookings, we offer discounted extensions (by adding an extra night before or after your stay) if you'd like to secure additional time.

• Security cameras: Outdoor security cameras may be present for safety and monitoring purposes.

• Rubbish/disposal policy: Excessive waste left at the property may incur an additional charge at checkout. Please be mindful of rubbish and ensure the property is left in good condition.

• Please be concious and respectful to the neighbours and local area - no loud music, parties or excessive noise is acceptable.

• Terms & conditions: We advise all guests to review the Hosting Holidays Terms & Conditions available on our website.

• Damage deposit: A refundable cautionary damage deposit is required before your stay. (Note: If you booked via Airbnb, this deposit does not apply)

• Late check-outs: If you are not checked out by the scheduled time and this causes a delay to the cleaning team, a charge may be applied via your damage deposit, or where applicable through Airbnb’s reimbursement process.

• Baggage storage: There are no baggage drop facilities available at this property, and we are unable to arrange early baggage drop-off prior to your arrival.

• Bedding: All bedding provided is hypoallergenic.

• Guest consumables: We provide an initial stock of essentials (e.g., toilet paper, soap, etc.). Please note that top-ups or refills are not included during your stay.

• Mid-stay service: For stays longer than 14 nights, we offer a complimentary mid-stay clean and linen change.

• Bookings: We are unable to share details of our Hosting Holidays (Henley-on-Thames) direct booking site via third-party platforms.

• Payment for direct bookings: If you’ve booked directly through Hosting Holidays, 50% of your payment is due upfront. The remaining 50% will be collected 5 days before check-in.

• Longer stays: If you require a stay longer than what is currently shown as available, please contact Hosting Holidays Henley-on-Thames directly.

• Henley Regatta bookings: All stays during Henley Regatta are non-refundable.

• Pets: If a pet is brought to the property without prior notice or authorisation, a charge will be applied.

Modern Immaculate Property

Immaculate property beautifully furnished. Very well equipped. Excellent communication with host company. Ideally a larger fridge/ freezer would be very helpful.
