THE OUTDOORS A heated 8×4m biological pool with hydromassage, open May through October. Eight loungers around the deck. A covered terrace with a 12-seat dining table, gas BBQ, and outdoor kitchen — shaded by a century-old olive tree. The courtyard is fully fenced (1.10m), safe for kids and pets.
THE GAME ROOM A full-size billiard table, foosball, darts, board games, a PlayStation 5, and badminton equipment for the garden. Built for rainy afternoons and competitive families.
THE BEDROOMS Four bedrooms on the upper floor, each with private en-suite bathroom: - Two bedrooms with twin beds (ideal for kids or friends sharing) - Two bedrooms with king-size doubles that split into singles on request - Cot and high chair available for infants
THE INTERIOR Spacious living room with fireplace. Fully equipped kitchen with induction hob, oven, dishwasher, ice maker, and capsule coffee machine. Underfloor heating throughout, central air conditioning, WiFi 125 Mbit/s, Smart TV with Netflix, Bluetooth sound system, washer and dryer.
THE LOCATION Svetvinčenat village center is a 5-minute walk — two supermarkets, cafés, a pizzeria 600m away, and the 13th-century Grimani Castle hosting summer concerts. Bale beach is 19 km, Rovinj 23 km, Pula and its Roman arena 27 km, Pula Airport 33 km. A shared clay tennis court is on the property.

Svetvinčenat is the renaissance heart of Istria — a 13th-century stone village built around the Grimani Castle, with two cobblestone squares, a Sunday farmer's market, and roughly 2,000 locals who still nod at strangers on the street.
We chose this spot because it gives you the best of both Istrias. From the villa, you're 5 minutes on foot from village life — bakery, pizzeria, espresso bar — and 20-25 minutes by car from the coast: Rovinj, Bale, Fažana, the Brijuni Islands. Inland, you're surrounded by olive groves, family vineyards, and some of Istria's best truffle territory.
What we love most is the rhythm. Mornings are quiet here. Afternoons are for the pool or the beach. Evenings the village opens up — the castle hosts summer concerts, the konobas fill with grilled fish and Malvazija wine, and the sky turns from gold to deep blue without you noticing.
It's the kind of place that feels like a discovery, even though it's been here for 800 years.

We have those too — plus a basement game room with a full-size billiard table, foosball, darts, board games, a PlayStation, and badminton equipment for the garden. It's the difference between a holiday where rainy afternoons are wasted and one where they become the highlights.
2. The pool, properly done. An 8×4m biological pool (no harsh chlorine, gentle on skin), heated from May through October, with hydromassage and a depth that works for both adult swimming and kids playing. Eight loungers around the deck, plus a covered terrace with a 12-seat dining table and outdoor kitchen.
3. Designed in 2021, not retrofitted. Villa Beluga is a 350 m² contemporary build with four en-suite bedrooms, central air conditioning, underfloor heating, a fireplace, 125 Mbit/s WiFi, and a fully equipped induction kitchen. The interior follows a soft natural palette — built to be a calm space after a full day outside.
We've built around real family logistics: a fully fenced 1,000 m² courtyard (safe for kids and pets), cot and high chair available, two of the bedrooms have twin beds, the other two have doubles that split into singles if needed.
For groups who want both privacy and proximity, our sister property Villa Ballena is right next door — together they sleep 18, on a shared estate with a clay tennis court.
