Villa, built in the second half of the 18th century, is located in the middle of a land of over 7 hectares of woods and olive groves, on the last western slopes of Monte Albano, approx. 250 mt. above sea level.

Originally the complex consisted of two old peasant houses that were united in one unit, while maintaining a certain independence among themselves.

The owners have completed an accurate and rigorous restoration using exclusively reclaimed building materials in the area, and realizing a housing structure in compliance with the bio-architecture standards.

Even the interiors have been cared for down to the last detail, with furniture made up exclusively of furniture and antiques, vintage doors, antique prints, Persian rugs.

The whole house has been equipped with every possible comfort in a modern house.

All rooms in the villa are furnished with Persian rugs, antique and modern paintings and prints.

Villa Il Ronco is on two floors.

On the ground floor are:

The first floor of Villa Il Ronco, which can be reached by two stairs placed in two different zones (16 and 13 steps), consists of:

• yellow bedroom: double bedroom with king size bed and bathroom with Jacuzzi tub and shower, walk-in closet, chest of drawers, two armchairs and coffee table

• green room: master bedroom with king size bed and bathroom and Jacuzzi shower, walk-in closet and chest of drawers

• rose room: double bedroom with king size bed wardrobe and chest of drawers. Bathroom with Jacuzzi shower

• Blue Room: double bedroom with king size bed, wardrobe and 1 dresser. Mezzanine accessible with spiral staircase (8 steps) with single bed. Bathroom with Jacuzzi shower

• bedroom with three single beds, wardrobe and chest of drawers

• bedroom with single bed with built-in wardrobe and chest of drawers

• bathroom with Jacuzzi tub and shower, shared by a triple room and a single room

The mezzanine floor, accessible from the large dining room by means of an open staircase of 9 steps, consists of a bedroom with 2 single beds with wrought-iron headboards from the 18th century, a Piedmontese wardrobe from the mid-1800s, half-length Tuscan bedside table '800, a mid-18th century turnaround and an English desk from the end of the 19th century.

Take advantage of the ground floor bathroom.

It is among other things a charming space where you can enjoy a splendid panorama.

The entire external wall is clad in typical local stone as almost all the houses in the surroundings and preserves the original appearance of when it was built over 200 years ago. In the property there is another villa, where the owners live and an outbuilding with its own garden and pool at 30m. from the main villa.

The view that can be enjoyed from the garden is constituted to the north by the main facade of Villa Il Ronco and on the other sides by the hills of olive groves and cypress trees typical of the Tuscan countryside and by chestnut and oak woods.

Everything is immersed in an oasis of total silence. The rare passing cars belong to residents of the area and the road that passes in front of the villa is without background.

The pool, 6x12mt. and depth of 1.40mt., is exclusive to the guests of Villa. It is situated on a natural terrace a couple of metres below the villa level and has a wide view of the valley below.

It is an infinity pool with hydromassage. Under the pool there is a changing room with shower and WC.

The night lighting of the pool and its surroundings is particularly suggestive.

The cleaning system of the pool insures utmost hygene and eliminates any possible inconvenience caused by the chloride. The swimming pool has an automatic system for maintaining the correct values of the PH and of the chlorine.

The pool is open from mid April to mid October (under normal climatic conditions).

Around the pool there is a large sunbathing area with umbrellas, chairs, tables and sunbeds. Further down to the right of the pool there is another relaxation area with a gazebo and chairs.

There is also a childrens’ corner.

It is equipped with a sunbathing area equipped with tables, loungers and chairs. Under the pool a relaxation corner with gazebo and chairs has been created. Not far away a small playground for children. To complete the equipment a room for the dressing room, a shower and a bathroom, located under the sunbathing area.

All the rooms of the villa are equipped with a heating system and independent air conditioning, with the possibility of counting the consumption of diesel and electric.

The villa has an exclusive perimeter and volumetric alarm and is connected to the police by means of a radio and telephone bridge. The code number and the password vary weekly. On-site instructions

Villa is a typical historical Tuscan villa with exclusive swimming pool. This independent villa, built in the second half of the 18th century, is located on the last western slopes of Mount Albano, approximately 250mt. above sea level. The external walls are covered with typical local stone as are almost all the surrounding houses, conserving the original aspect of the building, when it was constructed…

The villa looks out over typical Tuscan countryside – hills and olive groves, woods of chestnut and oak trees – all immersed in an oasis of silence.

For almost 50 years the owners have cultivated their passion for antiques and have furnished the villa with pieces acquired from antique dealers, auction sales or antique fairs. Some of the more particular pieces are the beautiful doors of the walk-in wardrobes in two of the bedrooms, the wooden 17th century plaque from a Florentine convent above the door of one of loungeroom. Two of the bedrooms have Empire wardrobes and chests of drawers.



The owners’ taste is eclectic and includes some pieces of Liberty period furniture, for example, the French mirror in the green bathroom and the Sicilian chest of drawers in the yellow bedroom. There is a late Empire sideboard in another of the loungerooms.



There are many antique prints on the walls, including geographical maps of various countries, and in some of the bedrooms and lounge rooms there are chests of the 16th and 17th century. Another remarkable piece is the billiard table, dating back to the early nineteen hundreds – in perfect condition. Many other pieces, more or less important, have all been chosen in the spirit of tracing our roots back to the past. Also in the garden one can find stone pieces, as well as old terrracotta Tuscan vases.

Intermediate floor: above the large dining room and reached by a staircase of 9 stairs, a bedroom with 2 single beds. The bathroom is downstairs.

Yellow bedroom: double bedroom with king-size bed and ensuite bathroom with Jacuzzi. hydromassage bath and shower, walk-in wardrobe, antique chest, chest of drawers, two armchairs with small toilette.

Green bedroom: double bedroom with king-size bed and ensuite with Jacuzzi shower, walk-in wardrobe and chest of drawers.

Pink bedroom: double bedroom with king-size bed and ensuite with Jacuzzi shower, wardrobe, chest of drawers.



Tourist tax: €1,50 per day for the first 7 days for each guest (not applicable for children under 12 years)

Consumption of AC and heating must be paid as it follows:

AC: € 0,70 per KW (1 KW = 3 Frigocalories)

Heating: € 0,19 per Thermal KW (Diesel fuel)

- Security deposit: € 800 (cash at arrival)



Swimming pool: opening 18 April, closing 10 October



Attention: The consumption of AC and heating depends on many things: 1) the outside temperature 2) how cold or warm you like to have the inside temperature 3) open or closed doors and/or windows 4) turning down when you are not in the villa etc. Anyway, the cost of AC can be from 20 to 40 € per day and of heating from 35 to 80 € per day. The AC and heating system are equipped with digital counters with an error margin of +-5%
